15 SPECIFICATION 1. Structure Stirling Square is of steel framed construction with an in situ cast reinforced concrete central service core, supported off a reinforced concrete substructure. Walls are of precast concrete panel construction, clad in stone, with bronze finished aluminium framed double-glazed window and external door units. Roofs, terraces and balconies are of concrete slab construction weathered in mastic asphalt, topped in paving slabs. Terraces, balconies and light wells are enclosed by glass balustrading. Floors are of composite steel and concrete construction linked by a series of four passenger lifts (three serving the offices and one serving the penthouse apartments), a goods lift and a fire fighting lift as well as three staircases of concrete construction. Two car lifts provide access to and egress from the underground car park on the north side. Load capacities Superimposed loads are generous and well set out on loading plans. The main office floor superimposed loading is 4.5kN/ m2 and there are heavy panels around the central service core which have a capacity of 7.5kN/ m2. 2. External envelope Windows Existing thermally broken window profiles; pre-patenated bronze to outer face and aluminium to inner face. Inner face consists of polyester powder coat RAL 7035 (light grey) 35% gloss. Glazing consists of 8mm Kappa Energy Super Outer, 12mm airspace, 8.76mm Clear Laminated Inner. WC fittings Ceramic tiled floors and walls with Corian countertops and semi recessed white china basins, Duravit WC pans and urinals, Hans Grohe sensor taps, built in soap dispensers and Airblade V hand dryers. Cubicles are full height with bronze powder coated and bronze satin back painted glass finished with solid plasterboard cross walls paint finished. White plasterboard ceilings throughout. Showers 7 unisex showers and changing facilities are available in the basement car park and 1 additional disabled WC / shower. 4. Mechanical services Air conditioning The 2nd floor office area is provided with comfort cooling / heating via 4-pipe horizontal chassis type fan coil units located in the suspended ceiling void. Each fan coil will be provided with waterside control and incorporate EC-DC motors. The terminal units are installed on the basis of achieving the BCO Guide 2014 control zones. The fan coil units are connected via ductwork to ceiling mounted slot diffusers and served by the secondary chilled water and LTHW pipework distribution systems. The fan coil units are provided with their own integral DDC outstation controllers that are connected into the main building management system installation. This will allow individual temperature in each zone together with the flexibility for future adaptations relating to tenant fit-out works. The basement shower area is provided with mechanical ventilation i.e. supply air and extract air. The supply air is via a heating only air handling plant. 16 SPECIFICATION 8. Public health installation Hot & Cold Water Services The building has a metered supply with water booster pumps supplying drinking water supplies throughout the building and the toilets positioned throughout the building. The cold and hot flow and return water pipework is provided via the risers adjacent to the toilet cores to each toilet area. Hot and cold water services are provided from the existing base build installation to serve refurbished toilet accommodation and basement shower and rest room areas. The valved and metered cold and hot water branches are provided for the office future tenants use. The basement shower / toilet accommodation and rest room are provided with cold and hot water services from the base build installation and with new hot water calorifiers for hot water provision. Sanitary plumbing The new sanitary plumbing system for refurbished office toilets with connections to the existing retained soil vent pipes is provided. Capped off branches are left at low level for future tenant s tea-point connections. The existing sanitary plumbing system is gravity system which discharges into the sewer outfall at basement level. The discharge from basement sanitary fittings is connected to the underground drainage system. The sanitary plumbing from the new basement shower / toilet and rest room accommodation is connected to the existing drain points and partially pumped by new foul and waste packaged pump units. Tea point provision Waste and water connections for tea points are installed within each tenant demise. 9. Fire protection services The sprinkler system is provided to the landlords and office areas including lift lobby, ground floor reception all office areas and basement shower, changing rooms and rest room areas. The sprinkler system is provided to LPS Rules for Automatic Sprinkler Installations to Ordinary Hazard Group 3 classification and consists of separate incoming fire water main, tank and pumps to provide protection for entire building. 10. Electrical services The office floor is designed to allow division into two tenancies with each tenancy provided with a split metered lighting and power distribution board located in the dedicated electrical riser. Lighting The lighting on the 2nd floor incorporates LED luminaires throughout the office and core areas. The system allows the office floor to be initially split into two tenancies with standalone automatic lighting control system for each tenancy. The system is DALI compatible and incorporates day light dimming. The lighting in the basement shower areas incorporates LED down lights controlled via local PIRs. Lighting levels Offices 400 Lux, maintained illuminance at working plane level with 0.8 uniformity over designated task area. Cores and toilets 200 lux at floor level + architectural lighting over basins/mirrors. Corridors and stairs 150 lux at floor level. Fire protection The 2nd floor office and associated core areas are provided with a fire alarm system in accordance with the requirements of BS 5839: Part 1 Category L2. An emergency voice evacuation system comprising ceiling speakers is provided within the office and core areas. The installation is equipped to protect the office floor based on an open plan layout with facilities to enable individual tenants to expand the system to provide additional protection and audibility within their demise should the need arise. Telecommunications Provision exists at basement level for the tenant to connect to the main incoming telecom services. Security The building has 24 hour on-site security. Closed circuit television Closed circuit television and access control systems are provided to cover the strategic areas of the building.
