Immingham has an excellent choice of local shops as well as a wide range of leisure facilities including pubs, hotels, restaurants, a library, sports centre, swimming pool and gym. Habrough Fields is adjacent to a Country Park, a cycleway and footpath, with short links to the local schools and town centre. Immingham has a Primary Healthcare Clinic and there is a police and fire station as well as doctors, dentists and vets. Window frames carry a 10 year manufacturers guarantee, the glass carries a 5 year manufacturers cover against defects and the window fitments a 2 year guarantee. Brick Built In character facing brick with an insulated cavity and a thermal block inner leaf. Front and Back Doors Front: GRP composite door with chrome fitments. Draught proofed with multi-point locking. Back: UPVC half glazed panel door. Internal Doors Four panelled in white with chrome fitments. Skirtings Moulded 5 nominal (125mm) skirtings and 3 nominal (75mm) door architraves are fully matching. Flooring Insulated solid ground floors with water resistant boarded flooring on first floor. Wall Tiling s part tiled on sanitary ware walls and full height over baths, and in showers. Kitchen part tiled above worktop. Cloakroom splash back over hand basin only. Utility part tiled above worktop and has tiled window-sill where applicable. Coving In the entrance hall, landing, lounge and separate dining room (not kitchen) in detached houses only. TV and Digital The following are all fitted and wired into all detached houses:- Sky digital satellite dish Digital TV aerial Stereo, digital (DAB) Radio aerial TV points are fitted in the lounge, kitchen, master bedroom and second bedroom. Plumbing for a washing machine will be provided in all houses in either the kitchen or utility room as relevant. Detached houses have a double oven, other types have a single oven. Buckingham, Sandridge, Tetbury, Marlow and Repton homes have an integrated fridge freezer, all other types have a fridge/freezer space. The family bathroom has white basin, wc and bath plus a shower mixer and shower screen. En-suites include a white basin, wc and shower cubicle with door or doors. Shaver point. Central Heating Gas fired central heating to radiators for your energy conscious home. Utility Room Includes work top and plumbing for an automatic washing machine. Internal Decoration Decorated throughout and white gloss to internal woodwork. Gardens Front gardens either turfed or seeded according to time of year and conditions. They may have shrubs if specified in our landscape scheme. Rear gardens will have a patio area in paving slabs and will have 6 0 (1.8m) interwoven fences where specified.
