6 Answer To Your Prayers The location is extremely peaceful and unspoilt, the owners remarked. There are country walks, a plethora of wildlife and it s a picturesque rural setting with a lovely church - one of only 124 existing round-tower churches in Norfolk. But despite its idyllic rustic position, you don t have to venture too far for your provisions. Even though the address is Worthing we are in the parish of North Elmham which is a great village with a doctors surgery, village store, pub and sports facilities. All of those amenities are only a few minutes away. Go With The Flow This outstanding six bedroom family home is beautifully located on the edge of the tiny Blackwater river and the owners have certainly relished their waterside position and the substantial gardens over the years. This river is part of the Wensum river system and is known as a traditional English chalk stream river, they confirmed. A five-minute paddle upriver and you are transported to Wind in the Willows countryside, enjoying views over totally unspoilt traditional water meadows. And at the end of the garden you have a small mature woodland bordering the waterfront - it s just stunning. In January and February when the snowdrops and aconites burst into flower and the wood is a carpet of white and yellow flowers. And when it comes to the wood, there s no better place to let your child s imagination run wild. For the rest of the year the wood is the best place in the world for children - you can spend all day building dens and tree houses and playing hide and seek. Majestic River Views We re lucky that many of the rooms, including most of the bedrooms, look out over the garden and across to the river - it s a special sight, beamed the owners. To be able to have that vista has been a real treat and there s nothing we love more than to sit in the living room with the Victorian bay windows affording us those tremendous views. It s also nice and snug in the winter with the wood burner going, despite it being an extremely spacious room. Barns Beautiful This is a multi-generation home and with the converted barns needing internal finishing touches to make them habitable, it opens up a whole host of possibilities. They could be used as excellent holiday let accommodation or a separate living space for relatives or older children. More people are needing that now and the barns dovetail with the main house nicely so that would work well. You could also incorporate the office and laundry rooms to increase the living space even further - the barns and the house both offer a great deal of flexibility.

7 The Accommodation You enter the property via the entrance porch and through a solid timber door with decorative arched window above into the Entrance Hall A turning staircase with timber balustrade leads up to the first floor, storage cupboard beneath, tiled flooring and timber panelled doors lead through to the reception rooms and on to the kitchen. A door conceals the hidden entrance to the shower room with low level wc, wash hand basin and tiled shower cubicle. 18 There is a timber built double width cart shed and workshop with a pitched tiled roof. There is then an open garage also with a pitched tiled roof. Access from this area can be granted to the converted barns and to the stables. There is also a steel framed building measuring approximately 13.5m x 5.8m with water and power connected and an area of hardstanding measuring approximately 14m x 14m. To the gardens you discover a decorative paved patio seating area whilst the river provides a boundary to the property, there are extensive lawned gardens and a shingle footpath leads round to one side. There is a variety of trees, plants and shrubs found throughout including fruit trees. To the bottom of the garden is a brick built, which is thought to be Victorian style, summerhouse with gothic arches. The wooded area and natural gardens can be found beyond. Office/Annexe Is attached to the barns and has two separate areas. The first being accessed through a glazed door which has windows to either side. Inside there are beamed ceilings, a cupboard houses the electricity metres, there is a kitchen area with stainless steel sink unit with cupboards under, plumbing for washing machine and space for tumble drier and chest freezer. A staircase leads to a mezzanine floor with pitched beam ceiling. A connecting door into what is currently used as the office with a vaulted beamed ceiling, double glazed velux window, a window to the rear and another set of glazed doors and windows to the front aspect. The barns offer their own garden area which has a gated entrance from the front, there is a row of additional outbuildings formerly thought to have been stables. The main barn itself has recently been converted, the main entrance is directly into the sitting room area which has high vaulted beamed ceiling, exposed beams, brick and flint wall, archway leading to an inner hallway and in turn into what is thought to provide the kitchen breakfast area, this has not been fitted allowing the buyer to make their own choice of kitchen or potential uses. There are two very large feature double glazed windows to the front, exposed brick and flint walls and access into another hallway to a bedroom with vaulted beamed ceiling, window to the rear. A further inner hallway with cupboard housing the controls for the underfloor heating, this then accessed back to the sitting room or to the bathroom, again not fitted, with an arched window and a double glazed window overlooking the river. There is a further bedroom with vaulted beamed ceiling, high level double glazed windows to the rear and a double glazed window to the side, pair of double glazed French doors, exposed brick and flint feature wall. A further room which will be a bathroom, not fitted, with high level double glazed window. From the inner hallway there is a further set of double glazed French doors opening out to the rear.

20 On The Doorstep The Mill House sits alongside the River Blackwater on the edge of the charming and unspoilt small village of Worthing. The neighbouring village of North Elmham (1 mile) has good local facilities including a village shop, post office, primary school, GP surgery, 2 public houses, tennis, cricket and football clubs and active village hall. At Elmham Church are the ruins of a Saxon cathedral which was the centre of Christianity for the area before Ely and Norwich cathedrals were built. The nearby market towns of Dereham, Reepham and Fakenham (famous for its racecourse) offer an excellent range of supermarkets, schools and other facilities whilst the Georgian town of Holt is well known for its excellent shops and is also home of Greshams School. How Far Is It To? The cathedral city of Norwich which lies within 18 miles is situated to the southeast and is the regional centre and renowned for its shopping and cultural facilities, range of private schools as well as having a university, university hospital and several business parks. There are mainline railway stations at both Norwich and Downham Market with regular trains to London Liverpool Street and Kings Cross. Norwich also has an expanding domestic and international airport. Both the North Norfolk Coast and Norfolk Broads are within easy driving distance and the area is renowned for its unspoilt natural beauty. The market town of Dereham is with 6 miles and Fakenham within 11 miles. Directions Leave Fakenham south on the B1146 signposted Dereham. At the crossroads with the B1145 turn left. Once through the village of Brisley you will come to another set of crossroads, proceed straight over and continue through the village.
