Thursday, May 7, 1998 CALL TO ORDER APPROVAL OF MARCH 19, 1998 MEETING MINUTES APPROVAL OF APRIL 16, 1998 MEETING MINUTES CARRYOVER MATTERS 1. Land Development Plan: Valley Forge Military Academy, a 20,928 sq. ft. Athletic Program Support Facility on the west side of Radnor Road, at the north end of the existing football field and track in a R- 1 Residence District. (App. #10-98) 2. Land Development Plan, Preliminary: GMH Development, Inc. A 24,900 square foot office building on a 58,020 sq. ft. lot on the southeast corner of Lancaster Avenue and Valley Forge Road in a C-1 Commercial District. (App. #11-98) 3. Land Development Plan, Preliminary: Liberty Property Trust, construction of 159,000 sq. ft. of office space in two buildings on Chesterfield Parkway in a PIP - Planned Industrial Park District. (App. #12-98) 4. Subdivision Plan, Preliminary: Liberty Property Trust, lot consolidation of lots VI, VII, & VIII and resubdivision into lots VI and VII on Chesterfield Parkway in a PIP - Planned Industrial Park District. Subdivision and Land Development Ordinance Amendment: Amendments to Section 904.M of the Tredyffrin Township Subdivision and Land Development Ordinance to change sidewalk standards in commercial and residential areas.

Zoning Ordinance: Amendments to Section 201.B (Definitions) and addition of a new Section 1804.J (Communications Towers, Antenna and Equipment) to Article 18 General Provisions of the Tredyffrin Township Zoning Ordinance, to regulate the placement of communications towers, antenna and associated equipment NEW MATTERS: 1. Land Development, Final Plan: Paoli Shopping Center L.P. and Diane Brandolini, additions to an existing shopping center and the construction of a new shopping center on the southwest corner of the intersection of Lancaster Avenue and Rt. 252 in the SPDD - Special Paoli Development District. 2. Subdivision, Sketch Plan: George Goldstone, 3 lots on 21+ acres west of Diamond Rock Hill Road, north of the Pennsylvania Turnpike in a Rc - Rural Conservation District. (App. #14-98) 3. Land Development, Preliminary Plan: PECO Energy Co., 2 new office buildings totaling sq. ft. at the PECO facility between Cassatt and Howellville Roads in an OA - Office Apartment District. (App. #9-98) 4. Zoning: Petition of Dominion Corporate Center Associates, L.P. to amend Article 13-B, HO - Hotel Office District of the Tredyffrin Township Zoning Ordinance, creating provisions for Conditional Zoning Bonuses and Development by Conditional Use. 5. Zoning: Petition of Dominion Corporate Center Associates, L.P. to amend the Zoning Map of Tredyffrin Township by designating three tax parcels [ ,23,26.1] totaling 24+ acres as HO - Hotel Office District in lieu of the current OA - Office Apartment District. 6. Conditional Use Application No. 59: Dominion Corporate Center Associates, L.P. pursuant to Section 1306-B [Hotel Office District] of the Tredyffrin Township Zoning Ordinance to permit the construction of an office building, parking structure and hotel at their property on the north side of Rt. 252 opposite the intersection of Cassatt Road. 7. Zoning Ordinance: Discussion of proposed amendments to Section 1805.C Requirements for Parking Structures of the Township Zoning Ordinance.

3 Land Development and Lot-line Subdivision, Sketch Plan: R. J. Schmidt Co, Inc., a 3,750 sq. ft. addition to a contractors shop at 2330 Yellow Springs Road in a C-2 Commercial District. (App. #5-98) Subdivision, Sketch Plan: First Leader Dev. Corp., nine (9) lots on 11.7 acres, north side of Bodine Road, west of Howellville Rd., in a R-1 Residence District. (App. # Special Exception Review: Gary Karakelian, a proposed car wash at Valley Forge Road and West Anthony Wayne Drive at the former Wawa/Gulf Gasoline Station property in a C-2 Commercial District. (App. #52-97) 2. Site Plan Review: Omnipoint Communications, Inc., installation of a utility box and a ten foot extension to an existing 87 foot high steel pole located in the AMTRAK right of way on the south side of the tracks west of North Valley Road. Purpose of pole height extension is to support wireless telecommunication antennae. (App. #6-98) 3. Site Plan Review: Omnipoint Communications, Inc., installation of a utility box and a 15 foot extension to an existing 74 foot high steel pole located in the AMTRAK right of way west of the Berwyn Train Station. Purpose of pole height extension is to support wireless telecommunication antennae. (App. #7-98) 3. Land Development, Sketch Plan: Liberty Property Trust, development of 158,000 square feet of office space in two buildings and grading of two ball fields at 600 and 700 Chesterfield Parkway in a PIP - Planned Industrial District. (App. #4-98) Special Exception Review: Valley Forge Military Academy, replacement of 44,720 sq. ft. of athletic buildings with a 20,928 sq. ft. athletic program support facility and a proposed 30,625 sq. ft. field house, new fields and parking areas and track modifications at their facility on the west side of Radnor Road south of Upper Gulph Road in a R-1 Residence District. (App. #50-97) Reverse Subdivision, Lot Consolidation Plan: GMH Development, Inc., consolidation of Tax Parcels 43-11E-82 and 43-11E-83 into one lot and one tax parcel.
