ISSUE 191 FEBRUARY - MARCH 2019 Nick Sabatine, RCE, CAE Chief Executive Officer NAR COMMITMENT TO EXCELLENCE (C2EX): This program was unveiled about two years ago. This tool encourages every REALTOR to take an assessment and see where there could be better comprehension, educational resources, deeper understanding of issues as a REALTOR. It customizes learning paths and tools that increases the agent s knowledge and enhances their skillset. For more information or to register: APPRAISALS: White Paper submitted by the Appraisal Foundation was discussed on the better understanding between agents and appraisers. appraisalfoundation.sharefile.com/share/view/s58d8b c38a GGAR/MLS HARASSMENT POLICY: We have had incidents with members who get disgruntled and upset because their access to MLS has been cut off due to unpaid MLS fees and/or Realtor annual dues. Members become abrasive and they seem to take it out on the staff here. This will not be tolerated. This policy is mentioned during the New Member Orientation, the GGAR/MLS Office Manual, and on the GGAR website. ABRASIVE AGENTS: There have been situations where agents are abrasive between each other. And instead of advising their Broker, they contact the CEO of the GGAR. Unfortunately, there is no code of ethics that deal with abrasiveness among members that would require the CEO s involvement. Therefore, it is best practice that the Brokers are involved to settle these disruptions as they are to handle their own office/business. No need to contact to file a complaint with GGAR. SC PROPERTY DISCLOSURE STATEMENT: This document has been revised as of November 2018 and it is in effect 01/01/2019. 2 PAGE 2 C.E.O Report continued REFERRALS Agents are not allowed to pay for referrals. This is against License Law. Brokers can pay other Brokers for referrals, not agents, especially to a non-licensed person. SECURITY SYSTEM Under the Features section of the data form, there are selections regarding the Security System (Owned/Leased). If that is checked, the buyer assumes that the security system remains. However, if the seller owns the security system that they may take it with them. This needs to be explained by the agents and referenced in the Member Remarks. If the Security System is not conveyed but checked in the Features section, there must be clarification in the Remarks (i.e. Security System is negotiable ) and in the Contract. MLS Committee will be reviewing this on the data form to alleviate any confusion. YOUNG PROFESSIONAL NETWORK This was introduced as a workgroup. Ivey Jacops and Zach Sprunger are co- Chairs and Chris Bailey is the Staff Liaison. They have had three events bringing in the younger generation of members. They are going to assist in a workday for the Habitat for Humanity build. GGAR has already donated funds toward that project. NAR CITATION POLICY PROGRAM FOR PROFESSIONAL STANDARDS This Citation Policy has been introduced by the NAR and approved by the BOD. After a situation is presented to the Grievance Committee and approved for further resolution, it will be presented to a the Citation Panel of three highly experienced Professional Standard members. They will review the complaints to determine the eligibility of the Citation Program and the appropriate citations. Currently, we have six who have volunteered their time to assist in these matters. GGAR would like to extend a special thank you to all of the 2018 Revitalization Award recipients for their time and extraordinary work in our community and the Upstate. 12 GGAR Affiliate Members Affiliate Members are individuals or firms which, while not licensed to sell or appraise real estate, have an interest in acquiring information concerning real estate or provide services to the real estate industry. Real estate transactions require the cooperation and coordination of many professionals, including REALTORS who represent the buyers and sellers, and Affiliates who facilitate the process. The best REALTOR -Affiliate partnerships are based on mutual respect, open communication, and an understanding of one another s role. 19 PAGE 19 Greater Greenville REALTORS Promote Missing Middle Housing JANUARY In the rapidly growing city of Greenville, S.C., as in many others nationwide, the demand for housing is increasing, while the supply is shrinking a trend exacerbated by a framework of outdated policies that limit housing diversity. Facing the problem head-on, the REALTORS of Greater Greenville teamed up with a number of other community organizations to host a housing forum to address what kind of housing is needed, and the existing local land use and zoning codes that inhibit its construction. A Housing Opportunity Grant helped them to do it. There s no silver bullet to solve the affordable housing problem that so many communities face, asserts Chris Bailey, Government Affairs Director of Greater Greenville Association of REALTORS (GGAR). The solution has to be long-term, because there are often complex issues like education and transportation involved; yet politicians, who live from term-to-term, may not be all that interested in long-term thinking, and, of course, tax hikes are the kiss of death. So the goal of the housing forum, he explains, was to show city administrators what they could actually be achieving if only their zoning policies weren t so antiquated. GGAR partnered with a broad range of local charitable and advocacy organizations such as Upstate Forever (a local conservation organization,) Piedmont Health Foundation, and the Jolley Foundation, as well as Piedmont Natural Gas, the American Institute of Architects, and the City of Greenville, to present the half-day program to a capacity crowd of 200 stakeholders and municipal officials. Government Affairs The event s keynote speaker was Karen Parolek of Opticos Design, a firm renowned for its work on the concept of missing middle housing, the kind of multi-unit or clustered housing that is affordable by nature, and compatible in scale with conventional single-family homes. Break-out panels featured experts discussing shifting demographics, barriers to development, and the newly created Greenville Housing Trust Fund. It may have seemed like a strange partnership, initially, pairing speakers from the Home Builders Association with affordable housing advocates, says Bailey, but if you really want to learn about the barriers to development, there s no one better to ask than the home builders, who are the ones who actually have to pull permits. There were a lot of Aha! moments, and there s strong momentum moving forward, he continues, reporting that the Greenville City Council has already agreed to cut all permitting fees by 50% on housing projects under $169,000. That really helps, he says, adding, Now if we could just get them to reduce a handful of codes there s actually one on the books here that requires housing facades to be a certain percent brick. That s the kind of low-hanging fruit we ll be going after in the short term, the baby steps that will make it easier to provide the housing our city needs. The Greater Greenville Association was no stranger to the REALTOR Party grant programs; in fact, Bailey is such a believer that he promoted them in a talk at last year s Association Executive Institute. These grants are a great way for associations to meet the core standards, he says. They re so user-friendly, no matter how small your association staff might be; there s no reason to be intimidated. The applications are only a few pages long, and they help organize your thoughts, and ultimately, your project. Plus, the National Association has a great staff to help you every step of the way with advice and expertise. I can t recommend them highly enough! 22 PAGE 22 REALTOR Rural Safety Safety involves humans, animals, weather, situations, and more. Below are safety points from land professionals on safety in the rural environment. Some of these suggestions are appropriate for real estate professionals in all areas of real estate. Driving 1. Don t talk on the phone, write, and drive at the same time. Likewise, don t drive, look at a map, or take photos while driving with your knee. 2. Use DOT construction maps/road updates to save time and prevent ending up in an unfamiliar area, being in an area where one prefers not to be, or being on a road closed due to snow or other natural disaster. 3. Always have car keys easily accessible and lock car doors. All equipment, briefcases, and other items should be placed in the trunk. Realtor Safety 4. Don't crest a hill on a gravel road while on a cell phone in the middle of the road. 5. Drive a vehicle that can handle rough terrain and mud. Dogs 1. When driving into a rural area, wait a bit before getting out of the car to give dogs plenty of time to come to the truck and adjust. Talk to them out of the window before departing the vehicle. 2. Some might find comfort in carrying a weapon to protect themselves in case they encounter an extremely aggressive situation. This might happen in the woods or rural areas. 3. When making an appointment to view a rural property, ask if the owner has dogs, if the animals are friendly, and what their names are. Ask the owner to put the dogs in a barn, kennel, or other shelter if he believes the dogs are not friendly. Consider asking the owners to be on the premises when arriving to property with dogs. Snakes 1. Wear boots and keep them available in your truck or vehicle to wear for protection. 2. If a rock needs to be turned over, pick up the side facing away. 3. Consider carrying a weapon, such as a firearm. Ticks During the tick season, apply Permethrin to your clothes. If placed on clothing -- not skin -- it will last through six washings. 23 PAGE 23 REALTOR Rural Safety continued.. Personal Safety 1. Use common sense and do not get close to animals who do not know you. 2. Have a cell phone in hand with safety numbers plugged in for easy dialing. 3. Attempt to obtain names, residence city and state cell number, office, home phone numbers, occupation, and make, model and color of vehicles for unknown prospective buyers or lessees land. Inform them in advance of the make, model and color of the practitioner s vehicle. 4. Share this information with someone you work with, including the property location and time of appointments. 5. A female should try not show alone. 6. Always have your phone charged. Realtor Safety 7. Carrying a can of hornet spray is a good defense, easy to use, and very effective when sprayed in the face. Carry mace or a weapon. 8. If it doesn't feel right, get out of there! 9. When going into a basement, let the client go downstairs first or let them go alone and stay on the main floor. Always leave yourself an exit strategy. 10. If you feel uncomfortable in doing something -- your intuition is an asset -- don't do it. Trust your instincts. 11. Besides giving a colleague, friend, or partner a map, address, and owner s name, have that person call you 10 minutes after you should have arrived for the appointment; have a code word that would signal a problem, but that wouldn t give away that you are using the code if someone is listening. 12. When working with strangers, have them walk in front of you. 13. Know what some of the materials are to make meth and what they look like. If you see evidence of this type of material, leave and contact law enforcement. 14. If a firearm is carried, make sure that lessons have been taken and the appropriate licenses have been applied for and granted. Only use when you know that your life is in danger. Weather 1. Have a weather app on our phone that will send a warning in the event of a tornado, hail, blizzard or other weather hazards. 2. Be prepared for winter weather. Have a survival kit in your trunk -- a blanket, extra hats, gloves, boots, non-perishable food, and water. Take safety seriously! 25 PAGE 25 Real estate professionals support their communities in many ways beyond facilitating the buying and selling of property. Hundreds of thousands of practitioners across the country who have connections to local leaders and resources give their time, expertise, and money to charitable causes that lift neighborhoods up from eradicating poverty and homelessness to saving lives in the aftermath of natural disasters. Sixty-six percent of REALTORS can be counted among this noble group, volunteering in their communities each month, according to the National Association of REAL- TORS Community Aid and Real Estate Report, which was released in December. In the spirit of honoring those who give back, NAR is seeking nominations for the 2019 Good Neighbor Awards. The program, now in its 20th year, recognizes REALTORS who have made an indelible impact on their communities through charity work. Nominees must be NAR members in good standing. The deadline for entries is May 10. NAR President John Smaby recognized past recipients in a statement and lauded the Good Neighbor program s importance in the real estate community. We are incredibly proud of the good work of nearly 200 Good Neighbor Award recipients in the U.S. and across the globe through their dedicated volunteer service since this program launched in 2000, he said. SCR and/or NAR Events Ten finalists for the 2019 Good Neighbor Awards will be announced in September, and the public will have a chance to vote for their Web Choice Favorite. Five winners will each receive a $10,000 grant for their nonprofit organizations and will be formally recognized at the REALTORS Conference & Expo in San Francisco this November. In addition, five honorable mentions also will receive $2,500 grants for their charities. Since 2000, the Good Neighbor Awards program has donated more than $1.2 million to nonprofits led by REALTORS. Joy Nelson, a 2018 Good Neighbor recipient who runs Joy Ranch, which provides equine therapy to children with disabilities in Watertown, S.D., says the media exposure that the award brought to her charity has made it a more formidable organization. The incredible exposure the Joy Ranch received through the Good Neighbor Awards Program has brought people all over the nation to inquire more about the ranch, Nelson says. People now understand all the quality of life issues that we address and it motivates me to work harder to help even more. The second program that recognizes and nurtures REALTORS who are working to better the world around is the Volunteering Works. It is designed to help new and growing volunteer efforts grow by providing seed money and mentoring from the seasoned experts that make up the Good Neighbor Society. Five 2019 Volunteering Works recipients will be selected to receive a year of one-on-one mentoring from a member of the Good Neighbor Society and a $1,000 grant as seed money to help implement improvements to their community program. The membership at GGAR is growing and the strong need for a larger classroom was determined The Annex can accommodate approximately 140 people with state of the art equipment including overhead big screens, overhead microphones, electrical outlets in the workstations and a new WIFI system. We can t express our gratitude for Triangle Construction and their crew for working diligently throughout the last 9 months in all the weather conditions. 29 PAGE Ways to Add Balance to Your Life Finding time for yourself, creating a happy home life, and succeeding at work aren t impossible if you learn to set limits, periodically say no, and forgo expectations of perfection in yourself and others. Real estate consultant and author Danielle Kennedy has learned to meet this challenge, with help from a flexible, involved spouse (a former real estate salesperson turned boat captain) and their eight children. Here are Kennedy s 17 top tips: 1. Prioritize by not saying yes to all requests and learning to say no kindly but firmly. Example: I d love to help you out, but I already have a commitment. Let s try again another time. People appreciate honesty and sincerity. 2. Eat well, exercise, and have regular checkups. You ll have more energy, jump-start your endorphins, and be happier. 3. Surround yourself with compassionate friends who understand your demands and won t criticize your juggling act. 4. Yield on expectations that require perfection of yourself, family, and colleagues. Example: The house needn t always be spotless; every project needn t be done perfectly, but try your best. 5. Delegate tasks among family and coworkers. For example: A six-year-old can make her bed; a nine-year-old can make his lunch; colleagues can cover for you when you go on vacation. Lifestyles & Medical 6. Cook a few meals in advance one day a week. Also prepare more servings than needed so that there are leftovers for another meal. 7. If you have kids, work for a company whose management values family. If you re the broker, make family values part of your company culture. Example: Don t schedule a sales meeting at 5 p.m. when parents need to pick up children. 8. If you can afford it, hire help around the house so that you have more time to spend with family and pursue favorite hobbies. Consider bringing on a babysitter, gardener, or cleaning service. 9. Share tasks with colleagues and friends. Organize car pools and cooperatives for babysitting and food shopping. 10. Schedule regular dates with yourself quiet lunches, manicures to smell the proverbial roses. 11. Find a new passion or revisit an old one. Bake, golf, or play bridge. 12. If you re part of a couple, have a weekly date to maintain romance. 13. Curtail spending by following a budget so that you don t need to work excessively to pay bills. Two-career couples shouldn t delude themselves that their combined checks allow them to spend more. 14. Get and stay organized, which sets a good example for colleagues and family members. Set up a home command post where you keep your keys, bills, and other important papers. 15. Keep routines going to maintain some normalcy even in the face of major snafus. Example: Continue driving the kids to their activities even if the kitchen remodel hits a snag and the contractor needs more of your time. 16. Keep family life enjoyable by sharing activities. Bowl with your children, have dinner together (without the TV on), choose a movie everyone wants to see. Don t let family life become boot camp. 17. Praise yourself, family, and colleagues. They ll return the favor.
