Our Buying Criteria The information below is intended to assist our partners in their search for properties that will turn into deals. A referral/lead should be submitted HERE for a property if it falls into one of the following categories. Make sure you insert the property owner s name and phone number in your account. Will Consider We will consider any DFW house and other houses in Texas, built after 1945, that is being sold for 30 to 40% off the Zillow estimate (Zestimate). We will always consider a vacant house. Remember, we buy properties that are on sale. If the property is full price we will not buy it.

4 4 Will Buy We are looking for single family homes that have 2+ bedrooms 2+ bathrooms with a 1 or 2 car garage. I want the house to be built between 1960 to We prefer the house to be mostly brick, but some brick is a requirement. The Zestimate for the house needs to be between $80,000 and $220,000. We prefer the house be in the D/FW, Midcities, Tarrant county, Houston, Austin, El Paso, San Antonio. All over Texas will work as well. We are looking for a 30% discount on the property. What houses to find: Houses that no one knows about Houses directly from the person that owns them Houses that fit our buying criteria and have a motivated seller who needs to sell quickly Please do not submit referrals if houses: Are older than 1945 Have a realtor sign in the front yard (homemade For Sale signs are OK) Are for sale on the Internet (MLS, Realtor.com, Craigslist, Zillow) Are listed on the county website as a pre-foreclosure or tax sale property To find the Zestimate: Enter the property address 3. You will find the Zestimate in the middle of the first page. For example: EXAMPLE: multiply $136,498 and 60% ($136,498) *.60= $81,898 So the asking price will be $81,898

5 5 *You are not obligated to offer a price. Matter of fact, it is highly suggested that you allow us to approach the homeowners with the offers, as we have expert knowledge on the real estate market. We are not looking for properties that everyone already knows about. For example, there are over 5,000,000 single family homes in all of Texas. You can find ones that fit our criteria. o o o Ways to find good deals Talk to people, tell people you work for a local investor that buys houses where the owner needs to sell quickly or the house needs some work. Get on Facebook and tell everyone in your circle of influence to be on the lookout for a house or homeowner that needs help. Drive around and look for the worst house in the best neighborhood. If you are driving around and all the houses look great, move to a different area. If you are driving around and all the houses look terrible, move to a different area. Keep your eyes open for: Vacant Houses Run-down or dilapidated houses Boarded-up Houses Grass or Yard Overgrown Mail/newspapers piling up Drain pipes not connected to gutters Broken windows o As you talk to people, keep your ears open for: Bankruptcy / Foreclosure / Behind on mortgage payments Death / Probate / Inherited property Divorce Tired landlords Evictions Neighbors complaining about a house Relocating on short notice / Job loss Any other circumstance that might require a quick sale o Look for homemade For Rent or For Sale signs. The uglier the sign, the uglier the house, the better the chance for a deal. Call the number and ask the person if the house is for sale and what is the lowest they would take. Write down the info and compare the number to the Zestimate. If there is a 30% discount or close to it, submit the lead. Also make sure to take pictures of the house if you can.

9 9 * Submitting Leads * ** This is the important part ** To let us know about motivated sellers we may be able to help, visit our Teamwork Program website and click the Submit Property link. There s a simple property submission form for you to fill out. The more information you can provide, the better. Page two of the property submission form will allow you to upload photos of the property. Photos allow us to more quickly assess the general condition of the property and determine a strategy for moving forward. Generally, it speeds up the entire process and allows us to pay you sooner! After submitting a property, you ll receive an verification of your submission, as well as follow-up s as we review the lead and update its status. * Unsuccessful Leads * For various reasons, we do not move forward on every opportunity you bring us. In these cases, either the seller wasn t truly motivated or we could not agree to terms, so the deal didn t work. That s okay, it happens all the time. Don t let it discourage you! We want you to be incredibly successful, so just keep learning and submitting those leads. Remember that the more leads you bring us, the greater your chance of success. In each case, you ll be updated on the status of the property, and we ll try to provide you as much information as possible on why the deal didn t work.

10 10 * Getting Paid! * Again, we will pay you $ for each lead that you submit if we decide to move forward in purchasing the property. We pay you right after the closing of the deal. If you provided your PayPal address when you registered, we will send your payment online via PayPal. If not, we will mail your payments to the address you provided, wire the payment to your bank account, or bring it to you. * Your Commitment * As a member of our Teamwork Program, we hope to build a long-term, mutually beneficial relationship with you.
