11 Central London property market comment Q The London property market with relative transactional ease and transparency, long lease length and strong rental market offers a safe and attractive haven for investors of residential property. There is a finite supply of new property, and London does not have the same restrictions as other major global cities such as New York and Tokyo making London an attractive destination for global wealth. London residential property is viewed as a strategic asset that can ride out economic cycles and the majority of buyers are interested in long term capital growth from their property portfolios rather than income. London also offers political stability which in part explains why such a high proportion of international buyers want to relocate their principal residence to London. The London property market has favourable supply and demand characteristics and good long term fundamentals. A regulated and therefore restricted supply together with unrestricted global demand is an appealing combination. At times of financial volatility and uncertainty residential property has shown a level of stability where owners tend to be individuals rather than institutions and as individuals they are able to ride out the cycle by maintaining mortgage payments and renting out rather than selling. The Barker Review of Housing supply discusses the lack of supply in the UK housing market describing an unresponsive and weak supply. With the population of the UK set to increase by 4.3m by 2018 the supply of new housing is falling short of requirements. There is little doubt that the trend of rising demand for rental property will continue with one recent forecast predicting the rental sector at 20% of the market by Demand in the market remains healthy, with the number of new tenancy starts up 18% since January compared with the same period last year. Central London values now stand some 15% above their pre-crisis peak in March 2008 ( KF RR Sept 2012) and stock volumes are slowly rising. In summary we are relatively confident that housing demand in Central London for residential property will remain strong ; we expect interest rates to remain low, in an historical context for the next year or so and we hope for better access to mortgage market funding. We expect the rental sector to grow in importance thus creating an asset that not only offers capital growth but a steady and stable income. Why London and Why Residential property in London?
