CHOOSING CONSTRUCTION TYPE JUST GOT EASIER: Design Tools to Simplify IBC Chapter 5 (BCD425) Paul Coats, PE, CBO Southeast Regional Manager American Wood Council Ricky McLain, PE, SE Senior Technical Director WoodWorks 1 COURSE DESCRI PTI ON Determining the allowable building code construction type for a building s occupancy and size is fundamental to proper design. It also can be one of the most daunting code analysis steps but it doesn t have to be! Through a combination of building code highlights, examples, and resources, this presentation will focus on practical approaches that make determining construction type and associated allowable heights and areas, considerably easier. Topics will include building size and height alternatives in the 2015 International Building Code and an introduction to free calculators and other resources that speed and simplify the process. Code requirements for fire safety during construction will also be reviewed. 2 1
LEARNING OBJECTIVES Upon completion, participants will be better able to: Recognize construction types, occupancies, and determine building heights and areas for wood-frame low- and mid-rise construction per the 2015 International Building Code. 1 3 Discuss allowable building size calculators and review their capabilities in analyzing single- and multi-occupancy buildings. 2 4 Describe Code Conforming Wood Design, and highlight its use as a resource for designers when analyzing single-occupancy structures. Discuss the special provisions of International Building Code Section 510 and give examples of their applications in common building configurations. 33 POLLING QUESTION 1. What is your profession? a) Architect b) Engineer c) Code Official d) Builder/Product Manufacturer e) Other 4 2

BACKGROUND - IBC REQUIREMENTS 9 ALLOWABLE BUILDING AREA SINGLE OCCUPANCY, ONE-STORY BUILDINGS ( ) A a = A t + (NS I f ) (Equation 5-1) Where: A a = Allowable building area (square feet). A t =Tabular building area factor (NS, S1, or S13R value, as applicable) in accordance with Table (square feet). NS =Tabular allowable area factor in accordance with Table for a nonsprinklered building (regardless of whether the building is sprinklered). I f = Area factor increase due to frontage (percent) as calculated in accordance with Section
ALLOWABLE BUILDING AREA SINGLE OCCUPANCY, MULTI-STORY BUILDINGS ( ) A a = [A t + (NS I f )] S a (Equation 5-2) Where: A a = Allowable building area (square feet). A t =Tabular building area factor (NS, S13R, or SM value, as applicable)in accordance with Table (square feet). NS =Tabular allowable area factor in accordance with Table for a nonsprinklered building (regardless of whether the building is sprinklered). I f = Area factor increase due to frontage (percent) as calculated in accordance with Section S a = Actual number of building stories above grade plane, not to exceed three. For buildings equipped throughout with an automatic sprinkler system installed in accordance with Section (NFPA 13R system), use the actual number of building stories above grade plane, not to exceed four. 11 AREA FACTOR INCREASES FOR FRONTAGE (506.3) I f = [F / P 0.25] W / 30 (Equation 5-5) Where: I f = Area factor increase due to frontage (percent) as calculated in accordance with Section F = Building perimeter that fronts on a public way or open space having 20 feet open minimum width (feet). P = Perimeter of entire building (feet). W = Width of public way or open space (feet) in accordance with Section
lot line 5/10/2018 WEIGHTED AVERAGE ( ) W = (L 1 x w 1 + L 2 w 2 + L 3 w 3 ) / F (Equation 5-4) Where: L n = Length of a portion of the exterior perimeter wall (feet). w n = Width of open space (> 20 ft.) associated with that portion of the exterior perimeter wall (feet). F = Building perimeter that fronts on a public way or open space having a width of 20 feet or more. W Bldg MIXED OCCUPANCY (508) Mixed occupancy buildings are permitted a total allowable building area calculated in accordance with Section 508. Single-story basement does not need to be included in the total allowable building area when the basement does not exceed the area permitted for a single-story building per Section

SPECIAL PROVISIONS IBC 510 P H O T O C R E D I T : A R D E N P H O T O G R A P H Y CONSTRUCTI ON TYPES IBC REQUIRES THAT EACH BUILDING BE CLASSIFIED AS ONE OF FIVE CONSTRUCTION TYPES. IBC SECTION 510 CONTAINS SPECIAL PROVISIONS THAT IN SOME CASES, ALLOW MULTIPLE CONSTRUCTION TYPES IN THE SAME BUILDING OR MULTIPLE BUILDINGS STACKED ON TOP OF EACH OTHER 61 SPECIAL PROVISIONS IBC Horizontal building separation Often called podium provision: Considered separate buildings above and below for purposes of area calculations if: Overall height in feet is still limited to min of either building 3hr rated horizontal assembly Building below is Type 1A with sprinklers Occupancy restrictions above and below 62 31
Type IA 5/10/2018 SPECIAL PROVISIONS IBC HORIZONTAL BUILDING SEPARATION 3Hr 5 story Type III Building INCREASES ALLOWABLE STORIES NOT ALLOWABLE BUILDING HEIGHT Type IA 5 story Type III Building On Top of a Type IA Podium 63 SPECIAL PROVISIONS IBC Hr IBC Provisions for Mixed-Use podium have been evolving IBC Section Upper Occupancy Lower Occupancy Podium Height S-2 Parking A, B, M, R or S A, B, M, R or S-2 Parking Any Except H 1 Story No Restriction 2015 IBC HAS NO LIMIT ON # OF PODIUM STORIES 64 32
BUILDING CONFIGURATION OPTIONS Mixed-use occupancies on 1 st floor of residential buildings often require longer spans for open areas (parking, retail, assembly). Some designers choose steel or concrete for these longer spans. This doesn t mean that it has to be a type IA podium, can use these materials in any construction type (IBC ) 65 SPECIAL PROVISIONS IBC PARKING BENEATH GROUP R UNIQUE APPLICATION SIMILAR TO PODIUM PROVISION BUT MORE FLEXIBILITY 66 33
SPECIAL PROVISIONS IBC Parking beneath group R Single story above grade, S-2 parking: Type I (enclosed or open) or Type IV (open) Group R occupancy above # of stories measured from floor above parking Height (in feet) measured from grade plane Floor separating parking & group R: Same construction type as parking Hourly rating per table SPECIAL PROVISIONS IBC Open Parking beneath group A, I, B, M or R Allows mix of construction types without need for podium: Parking level(s) must be type I, II or IV Upper portion: # of stories & height measured from grade plane Floor separating parking & upper occupancies: Hourly rating per table Example: 4 story building: type IIB parking on lowest level, 3 stories of type VA above 68 34
BUILDING CONFIGURATION OPTIONS Example: 5 story building 1st floor: parking 2nd-5th floors residential Image Credit: Stratos Options: 4-story, type VA over 1 story type IA (podium provision IBC 510.2) 4 Stories of type VA over 1 story type IV (open) or type I (IBC 510.4) no podium req d 5 stories of type III (enclosed parking only) sep. or non-sep. occupancies
POLLING QUESTION 4. Under Section of the 2015 IBC, how many stories can a building below a podium be? a) 1 story b) 2 stories c) 3 stories d) No limit is given 71 Introduction Background on IBC Requirements Examples: H&A via Tables and Calculator Resources Section 510 Construction Fire Safety Q&A Outline 72 36
