Inspired by Melbourne s physical and social settings, each project is an attempt to reflect the unique personality of the city. Based in Collingwood ourselves, we focus on creating homes for those who wish to live in Melbourne s thriving north, as well as invest in it. 3 Peel by Milieu Boutique in scale, Peel employs a contemporary approach to living that delivers timeless elegance. Melbourne architects, DKO, have created a strong, unique aesthetic that both complements and contributes to the urban fabric articulating a single form through racking angles, a white brick aesthetic and metal-hooded windows. With a focus on the most liveable use of spaces, the building has been oriented to the north to provide this aspect to the apartments. Inside, Collingwood s DesignOffice have crafted clean, simple interiors with their signature bespoke design philosophy. The attention to detail is obvious but understated the finishing, resolution and consideration of the space has been carefully nurtured. 8 Location Collingwood and the nearby area serves as one of the city s most vibrant and creative pockets. The coffee and food culture is quintessentially Melbourne and the high-activity areas of Gertrude and Smith streets are just a short stroll away. Situated at the top end of Collingwood, nearest the CBD and Melbourne s sports precinct, your daily errands may require no more than a short walk but you will still find yourself connected to trams, buses, Flexicar pods as well as cycle lanes into the CBD and walking paths on your doorstep. 10 Design Philosophy Milieu is dedicated to a design philosophy centred on an unerring commitment to delivering spaces of influence. This approach focuses on truly liveable spaces for those who wish to call the space home. It s also built on well-considered design, simplicity of choice and a curated lifestyle

11 Design Philosophy Environmentally sustainable design Fixtures and fittings Resource saving technology, low energy lighting and water efficient fixtures are designed to increase efficiency and lower costs. Build quality Acoustics Performance glass as well as a concrete structure and façade help minimise noise transfer between apartments and the outside. Rainwater Rainwater collection is redirected for use in common areas and the café. Central hot water A central gas hot water system minimises energy use and costs. Thermal The use of performance glass as well as a concrete structure and façade helps minimise heating and cooling costs. Solar electricity With solar electricity in all common areas, body corporate costs stay low. Quality fittings and fixtures The details reinforce the simple design philosophy. That translates to high quality taps, door handles, ovens, cupboards, lighting fixtures and more. Robust durable materials All apartments feature high quality materials that are built to last. The same care has been given to common areas including entries, foyers and lobbies. Air-conditioning Apartments include ducted air-conditioning systems with no split systems in living areas or AC units on balconies. USB GPOs General-purpose outlets in kitchens and bedrooms come with USB outlets for simpler charging of your electronic devices. Amenity Natural light and ventilation All bedrooms and living areas have direct access to natural light and ventilation. Orientation The building is orientated to the north with apartments all having a quality aspect. Public space Easy access to public space creates communities. Nearby parks, the closest sitting right next door, facilitate a welcoming environment. Community Ground floor café A good local café is indispensable to Melbourne s inhabitants. Considered as part of the development and designed and implemented by Milieu in collaboration with Milieu Hospitality, the ground floor café will prove to be a welcome meeting place. Community Notice Board A community notice board creates a true sense of neighbourhood and connection between occupants. Proactive Owners Corp We care about our building beyond settlement and handover and will continue to treat it and its inhabitants with the respect they deserve. Pet friendly Pets are a wonderful addition to any home. As such, OC Rules have been prepared with pet ownership in mind and we have invested in durable surfaces. Not to mention the pet friendly park that s right next door. Truly liveable spaces High ceilings With 2.8m ceilings in living areas, apartments will always feel spacious and inviting. These exclusive features have been carefully considered and curated by Milieu to maximise enjoyment of the space and ensure Peel s common areas and private apartments can be completely and perfectly utilised by its inhabitants. Design Signature 2 Apartment Entry There s nothing quite like arriving home after a long day. Apartment entries provide a front door and threshold made of quality materials with the comforting glow of a welcome light. But most of all, they provide a sense of arriving home. Design Signature 1 Common Spaces Common spaces bring apartments and their occupants together but the well-considered design language throughout Peel helps tell a story from the building s entry all the way to the balcony. As well as quality design, durable materials and carefully chosen artwork, the familiar design cues throughout the interiors give a sense of arriving home before you ve even stepped into your apartment. Design Signature 3 Flexible Spaces for Living Adapt your kitchen to your lifestyle with concealed cooking areas for breakfast and mid-week meals. When the cooking area is revealed you ll be treated to stainless steel surfaces, condiment shelves and utensil rails as well as a fold-out pantry for everything you need while cooking and a clean, minimal space when you re not. Sliding doors between the bedrooms and living areas allow for the extension of the living area, transforming spaces for use as media rooms, snugs, studies or second bedrooms. 23 Design Signature 4 Window Seat The window seat is a collaboration with Jardan that brings the outside in. By creating a threshold, the space becomes a place to sit both inside and out use it as a built-in seat for outdoor dining and as a place to relax in the sun with a book. Design Signature 6 Storage Storage is an important part of keeping a space functional, liveable and minimal. With joinery elements for laptops, device charging and modems as well as shelves for books and drawers for paperwork, apartments stay usable while remaining clean, minimal and modern. Design Signature 5 Media / Guest Snug To make space for all that modern life brings, Jardan have helped extend the E-type apartments to create a considered place for a media snug, daybed, den, study or guest bed. Design Signature 7 Hidden Detail From the carefully chosen exclusive to Milieu lamps and joinery to the indoor plants from Loose Leaf and USB power outlets for easy device charging, everything has been considered. Even the day-to-day has been carefully planned with places to put keys and loose coins, concealed cable management for appliances, a place to hang utensils in the cooking zone as well as pantries with considered shelf depths for easy access.
