Surrounded by generous green spaces, with a footpath leading through the inner garden, the building will add its own distinctive visual and architectural note to the neighbourhood. With its coloured glass elements, the five-storey ps: building will make a bold statement and serve as a clearly recognizable landmark for you and your customers. The site benefits from excellent public transport connections to key hubs: Zurich-Oerlikon station is within a few minutes walk while the airport is a 10-minute and the city centre a 15-minute ride away. Motorway feeders providing links to the cities of Bern, Basel, Lausanne and Geneva are also located in the immediate vicinity. 7 ps: Our project Identity The ps: scheme for a freestanding office and services building on Hagenholzstrasse is being planned and implemented by Steiner AG. The recessed groundfloor front creates a spacious covered entrance area for both the foyer and the planned restaurant. The cut-outs at penthouse level provide space for terraces serving the office and meeting areas. The office and services building impresses less by its size than by the generosity of its design. The architecture of Sauerbruch Hutton, Berlin and the interior concept create an open, spacious environment that will offer future users ample scope for creativity, innovation and a contemporary work regime. Moreover, the building meets the highest international sustainability standards as reflected by its LEED Gold certification (core and shell). Access The principal access routes to the office building are from the nearby tram and bus stop or, for private vehicles, via Hagenholzstrasse. The staff and visitor parking spaces are located on the first basement level. Parking facilities for bicycles and motorcycles are also provided in the basement. The main entrance leads into a generous foyer featuring a full-height open atrium as the building s central hub. The sanitary facilities and vertical circulation routes serving the standard storeys are located on either side of the foyer. Occupancy breakdown Commercial spaces for the planned restaurant and retail occupancies are located along the ground-floor street front on either side of the foyer. A day nursery is planned for the north eastern section of the building. The four standard storeys and penthouse level are earmarked for office accommodation. The pavilion is also intended to house an office unit that can be operated independently of the main building. 8 ps: Architecture with presence and prestige ps: is a freestanding, monolithic block comprising two distinct volumes. Hovering above the transparent ground floor level, the main volume engages with its surroundings through a sequence of projections and recesses. The podium volume is reserved for commercial facilities, e.g. a restaurant, various shops and a day nursery. The ensemble also includes a detached pavilion, located in the soft-landscaped inner site area, that provides workspaces set amid greenery. The recessed entrance area creates a large covered space that leads directly into the central foyer and atrium. The atrium penetrates all building levels. The four upper storeys and penthouse level are earmarked for use as office and meeting spaces. The office areas are accessed via two cores and can be flexibly partitioned to create up to eight rental units per level. ps: has its own elegant and unmistakable presence. Its facade features a relief made up of variously inclined, colour-enamelled glass elements that lend the building a shifting appearance as the viewing angle changes. The facade colour scheme is dominated by a palette of blue shades, in different gradations of lightness and intensity, which are punctuated by contrasting golden accents. Simple, restrained stick-system curtain walling is adopted for the groundfloor and penthouse elevations. The windows are designed as triple-glazed units fronted by an acoustic screen and incorporating blinds in the cavity. Opening lights allow the supply of fresh outdoor air into the mechanically ventilated building. The ps: interior features choice materials that help to generate a pleasant, work-friendly atmosphere. Longitudinal section I always said that it was just a matter of time before the Leutschenbach district was discovered. But even I have been amazed by the speed of developments. 10 ps: fit-out options offering tremendous scope ps: Through its modern, prestigious architecture, clear-cut formal language and high-spec basic fit-out, the ps: building offers enormous flexibility and design freedom in respect of tenant fit-out. The full-height atrium at the heart of the building underlines the generosity of the design while admitting ample light into the storey cores and open foyer. Storage and ancillary spaces are also available for rent in the basement.
