7 Property details Floorplan The basic form of this multifunctional building is rectangular, with the rear part narrowing and the front carved out in a U-shape. Depending on the depth of the space in various parts of the building, individual and/or open-plan offices can be installed. Flexibility of use is facilitated by the fact that there are very few load-bearing internal walls, giving complete freedom in the layout. Floors The building consists of two basement floors, a ground floor and three upper floors. The top floor benefits from a terrace. The main entrance is between the wings of the front, U-shaped part of the building. The upper floors and the basement floors with parking spaces, warehouses and utility service facilities can be reached from the central stairway as well as other access points and service stairways. A loading bay and goods lifts are situated at the back of the building. Utility service facilities The 1 st, 2 nd and 3 rd floors have air conditioning. The other floors have some air-conditioned offices. The remaining ventilation concept is based on natural ventilation using individually opening windows. Windowless rooms such as toilets etc. have conventional ventilation systems. If a more extensive air conditioning system is required, this can of course be added. 7

False floors, in which the IT and power cables etc. can be laid in accordance with your workstation layout, are planned for the office floors. The installations can be modified quickly, flexibly and cost-effectively if the arrangements are subsequently changed. Basic lighting is provided in the sound-absorbing ceiling. 8
