4 Financial Drive BUILDING SPECS SITE Situated on 7.7 acres of land on the highly visible corner of Financial Drive and Derry Road. The building was constructed in 2006 and fully occupied in September of the same year. LEGAL DESCRIPTION Part of Lots 1 and 2 and Part of Blocks 11, 12, 13 and 15 on Registered Plan 43M-964 and Part of Lot 11, Concession 4, West of Hurontario Street, City of Mississauga, Regional Municipality of Peel. ZONING The site is zoned E2-1 allowing business and professional office uses. BUILDING AREA ELEVATORS The building is measured using the BOMA Z method of measurement. Three (3) traction passenger elevator cars operating with a speed of 200 fpm equipped with high speed door closers. Elevators #1 and #2 have a 2,500 pound capacity, standard cab height, with 5 stops (Ground to Fifth). Elevator #3 also has a 2,500 pound capacity with 9' 0" clear to finished ceiling, with 6 stops (Ground to Penthouse). LIGHTING / ELECTRICAL T-8 w / electronic ballasts with 120/ 208 volt 3 phase 4 wire for office area. Four (4) watts psf available for combined lighting and power. HVAC HOURS / SECURITY Portable fire extinguishers and fire hose cabinets are clearly identified and located throughout the Building in accordance with provincial codes. Supplied to premises by means of a ceiling ductwork zoned distribution system. Perimeter thermostat control fan powered variable air volume (V.A.V. ) boxes/terminal hot water reheat coils, provide tempered and conditioned air to the perimeter zones on each floor at a rate of one zone per 500 sf. The interior zone is handled through a zoned ductwork distribution system which also provides tempered and conditioned air to the building interior through thermostat controlled fan powered variable air volume, cooling only at a rate of one zone per 1,500sf. Supply air to the perimeter zones is diffused through linear perimeter slot diffusers and for interior zones through air handling light fixtures. Return air for both interior and perimeter zones is returned through the slotted light fixture openings to the ceiling space, which acts as a return air plenum. The complex is equipped with an after hour security card access system providing tenants with 24 hour, 7 day access to the building and premises. POWER / GENERATOR FLOOR LOAD WASHS FIBRE OPTICS PARKING SPRINKLER FIRE PROTECTION Electrical rooms are located on each floor and equipped with power breaker panels. The building is equipped with an emergency 60 Kw back-up generator which supplies power to base building life safety equipment during an emergency. Office floors above grade have been designed to handle 25 pounds per square foot dead load and 75 pounds per square foot live load. Male and Female washrooms located on each floor of the building are barrier-free complete with grab rails. Bell Canada, Rogers Cable and Toronto Hydro fibre optics currently provide service to the complex. The parking for the complex has approximately 720 surface parking stalls complete with handicapped stalls. Parking ratio 4:1,000rsf and is provided on a first come first serve basis. For convenience, Visitor Parking is provided in close proximity to the building s main entrance for clients and customers. The Building is fully sprinklered and meets the Ontario Building Code and local fire department requirements in accordance with NFPA standards. The panel is monitored from a central control facility 24 hours, 7 days-a-week and equipped with an integrated smoke control system. SHIPPING/ RECEIVING JANITORIAL SERVICES RECYCLING PROGRAMS Business Hours for the complex are 8:00 a.m. to 6:00 p.m. Monday through Friday. Entrance doors and elevators are free access during Business Hours but card access is required at all other times. The building is equipped with one combination passenger/service elevator that serves all levels in the Building. It is available to receive deliveries from the ground level loading dock facility. This elevator can be scheduled through the maintenance office, pre-booked arrangements any time before 7 a.m. and after 7 p.m., Monday to Friday and all day, Saturday, Sunday and Holidays. Regular daily business deliveries may be received by utilizing the shared elevators. Professional nightly janitorial and recycling/garbage removal services are provided in all tenant premises. During Business Hours common area janitorial services are provided by our on-site day matrons. Bentall Kennedy insists on the use of Green products for all cleaning in the building. Waste management programs are in place for the building and in addition to the 3R Recycling Program, an Organic Recycling Program is also available in the building. Waste audits are completed annually and periodic inspections are completed quarterly.
