Request Special Exception Permit to permit a private garage for more than four (4) automobiles Zoning A-i, Agricultural District Acreage 2.0 acres Location North line of Cedar Lane (State Route 623) approximately 550 feet west of its intersection with Elmont Road (State Route 626) GPTNs General Land Use Plan Commercial Major Thoroughfare Plan Cedar Lane is shown as a Major Collector with 100 right-of-way Suburban Service Area Inside Case Planner Claudia Cheely Executive Summary The applicants are requesting a Special Exception Permit (SE) for a private garage for more than four vehicles in order to build a structure large enough to house automobiles, lawn equipment and provide storage area for the contents of several smaller sheds that are being replaced by the proposed garage. The proposed garage location is in the rear yard to the north of the paved area adjacent to the east side of the home. The property includes much landscaping and vegetation around its perimeter, which will help screen the new structure from view of adjacent parcels and Cedar Lane. Staff Recommendation APPROVAL subject to the conditions as outlined in the staff report.

14 EXPLANATION: (Attach additional sheets, if necessary) 1. This Special Exception is being requested in order to: Construct a four (4) vehicle garage over 1,000 square feet 2. Briefly describe how you plan to develop the property for the proposed use and any associated uses. We plan to construct a four (4) vehicle garage at the termination of our driveway in keeping with the size house and lot using similar exterior siding and brick and colors as the main house. 3. Describe why the proposed use or exception is desirable and appropriate for the area. What measures will be taken to assure that the proposed use or exception will not have a negative impact on the surrounding vicinity? (For example, this may include traffic or environmental impacts.) We believe that a four (4) vehicle garage with adquate space to accomondate full-sized vehicles with space for opening of doors and trunks, plus space for storage of tools and implements, including potential cabinets, countertops and work benches, plus children s toys, sports equipment, and the like is in keeping with the two (2) acre lot and size of the house. The garage will house our vehicles, utility and camping trailers and lawn equipment, along with children s toys and sporting equipment and other normal garage type material out of public view. The garage will be set back from the street at the end of the driveway and will be screened from neighboring properties by existing trees and bushes and set back per Hanover set back requirements. 4.
