2 TERMS AND CONDITIONS TERMS: Real Estate 10% deposit due day of sale, cash, certified check, business or personal checks are accepted. The deposit is nonrefundable should the high bidder fail to perform. Balance is due at closing within 30 days. A 5% buyer s premium will be added to the highest bid. This property sells subject to confirmation of Executor on sale day. Executor is highly motivated and has every intention of selling. All measurements are plus or minus and all improvements located on the property are sold AS IS without any warranty as to their condition neither expressed nor implied and subject to any redhibtory defects. Mineral rights will transfer with Ruston, Grambling, and Vienna properties. Mineral rights will be offered subject to confirmation on both Simsboro properties.
