3 NO Upfront Cost: Home Staging Home Staging & Estate Management Service How it works A 2004 survey of 800 top-producing Realtors found that vacant homes spend an extra 30 says to 60 days on the market and sell for at least 10 percent less than occupied homes. In the past, absentee homeowners have to pay for upkeep and utilities on an empty home. They also shelled out a monthly fee for a houseful of staged furniture that may or may not have helped the cause. Now, homeowners are finding that moving in Estate Managers and upscale furniture and artwork keeps the home in show condition, speeds the sale and fetches top dollar. The upfront staging fee is often quickly recouped by having the utilities paid by the Estate Manager. Maison Blanche Home origin in the 2002 and positioned it well, not only to compete effectively during the housing boom of the new millennium -- when staging was all the rage -- but to remain viable when the subprime bubble burst. The buyer psychology behind selling vacant houses just works, regardless of the market. How does Estate home management work? Instead of rent, the Estate Home Manager pay s a monthly fee to Maison Blanche Home and picks up all utilities. Maison Blanche Home pays for additional home insurance, as most homeowner policies will not cover a vacant house.
4 At closing, the seller pay Maison Blanche Home any monthly staging fee owed if the property sold before 90-days. This monthly fee is negotiated in the Homeowners Staging Agreement. It is most common for Staging fees to start at $ "On a million-dollar home, we would typically charge a $1,000 setup fee and a $3,000 per month staging fee. Should the home sell after 2 months, the Homeowner would pay the 1- month remaining staging fee and the $ setup at closing," says CEO, Capris Keller. "If we didn't succeed in producing a sale after the initial 90-days, the homeowner would only pay the setup fee." Some of those homes are still on the market today. We beat market conditions by half, usually.
