Attorneys are paid by the hour. NEW HOME BUILDER Builder pays all of my fees. Open house guest pass. Use this and the on-site sales person will call me not you. Benefit to you is professional representation. On-site sales person represents the Seller. SHOPPING The average buyer looks at 5 homes before finding the right one. The most important key to finding the right home quickly is your feedback. EARNEST MONEY This is a check you write with the offer. It will be cashed when your offer is accepted. Earnest money amount will be about 1% of the total offer price. OPTION FEE AND OPTION PERIOD In Texas, Option Fees typically range from $100 to $200 and are non-refundable. The Option Fee gives you flexibility to terminate contract (for any reason) during the option period. Typical time frame for Option Period ranges from 7 to 10 calendar days. INSPECTION The inspection is for major items only. We have a list of inspectors that we recommend. You do not have to be licensed to be a home inspector. APPRAISAL Cost paid by buyer: $525 *may vary depending on lender Best part: You won t overpay. Appraisals are subjective. They protect the lender s risks. If my appraisal comes back lower than the sales price, we will renegotiate. LOAN APPROVAL This means you now have Full Loan Commitment & A REASON TO CELEBRATE! CLOSING All of your time and efforts have paid off. Bring a cashiers check to closing made payable to the title company for the down payment and closing costs.
