3 EXECUTIVE SUMMARY Colinas Del Oro is a fully entitled 126 acre mixed use development project located along the Hwy 74 corridor approximately 4-1/2 miles northeast of the intersection of the I-215 Freeway and Hwy 74 between Lake Elsinore and the City of Perris. Hwy 74 is a major artery connecting the I-15 and I-215 freeways and offers high traffic and high visibility to the property. The property has an approved Specific Plan (SP # 364) and an approved tentative tract map (TTM 36450) which provides for a total of 490 residential units along with eleven acres of Mixed Use commercial / retail zoning that abuts Hwy 74. The breakdown is 241 single family lots plus 198 medium density units and 49 units within the Mixed Use section. The Project also has an approved tentative parcel map which provides flexibility for a phased development.
