1 KOSCIUSKO BOARD OF REALTORS May 2017 NEWSLETTER May 2017 KBOR President s Letter Greetings REALTOR and Affiliate Members, It was another great turnout for our General Business Meeting with over 90 attendees. Thanks to all that take the time to attend these Meetings; they just keep getting bigger and better. Get ready for the July 19 th Third Quarter Meeting featuring the 2017 RPAC Drive; the July meeting is usually the biggest of the year! Volume 4 Issue 5 May 2017 FIND IT ON PAGE.. President Letter 1 IAR Housing Stats 2 NAR & IRMLS Updates 3 Another great KBOR event is coming in June. We already have early bird teams and sponsors signed up for the 24 th Annual KBOR Charity Golf Outing on June 12, The Annual Golf Outing is KBOR s #1 fundraiser for all of KBOR s children charities. For example, coming up in May will be the announcement of the 2017 KBOR Scholarship winners. Three outstanding Kosciusko County students will each receive a $1,000 Scholarship. So, remember, besides enjoying a fantastic day of golf and fellowship, you are supporting the children of Kosciusko County. See Page 8 for all the details including registration forms. Also in this newsletter, check out two brand new events coming up in May and June. On Thursday May 25 th, Morning Coffee Update will feature Deputy Mike Speigle, Investigations Division, Kosciusko County Sheriff s Department presenting REALTOR Field Guide to Meth Labs. Then on Wednesday June 21 st Bob Sanders of Metropolitan Title will be presenting Title 101. See all the details including reservation links on page 7. As usual, these two events are free; an incredible benefit of your KBOR membership. Finally, I would like to thank three members that stepped up in April for KBOR to help in complying with 2017 Core Standards. First, Fab Holsclaw, of the Brian Peterson Group and James Bausch of RE/MAX Results manned the KBOR table at the Kosciusko Chamber of Commerce 4 th annual GPS 2 Success career exposition at Grace College. Next, Charlie Mills, Homes Land and Lakes Realty, made a presentation on the current Kosciusko County real estate landscape to the Kosciusko Economic Development Corporation. Both of these events fall under Core Standard s Community Involvement and Investment. This category promotes the value proposition of enhancing the REALTOR image/brand in our communities. 2 Page 2 Volume 4 Issue 5 March 2017 Indiana Housing Data INDIANA REAL ESTATE THIS SPRING: COMPETITION IS IN THE AIR FOR BUYERS Statewide Prices and Contract Signings Rise Despite Fewer Available Listings (INDIANAPOLIS, IN) As temperatures started to rise, Indiana home hunters hit the open house trail in droves to find fewer homes available for sale in the traditionally busiest buying season, as found in the Indiana Real Estate Markets Report today released by the Indiana Association of REALTORS (IAR). Statewide year-over-year review (March 2017 vs. March 2016) with inventory information: Number of new listings decreased 5.4 percent to 10,374 Closed home sales increased 13.2 percent to 7,485 Pending home sales decreased 0.4 percent to 8,090 Median sales price of homes increased 4.4 percent to $139,900 Average sales price of homes increased 6.1 percent to $166,710 Percentage of original list price received increased 0.6 percent to 95.2 percent Inventory of homes for sale decreased 16.2 percent to 27,375 units Month s supply of homes for sale decreased 20.8 percent to 3.8 months Statewide year-to-date comparisons (Q vs. Q1 2016): Number of new listings decreased 3.6 percent to 25,332 Closed home sales increased 6.3 percent to 16,731 Pending home sales increased 0.8 percent to 19,965 Median sales price of homes increased 4.7 percent to $135,000 Average sales price of homes increased 6.5 percent to $162,876 Percentage of original list price received increased 0.9 percent to 94.8 percent March s seasonal uptick in new listings although still below 2016 levels was enough to fuel an increase in contract signings throughout most of the state, said 2017 IAR President Cheryl Stuckwish of Vallonia. But, the bottleneck low inventory issue keeps impacting buyers home searches in many markets. If they re serious about buying real estate, folks should think hard about locking in a rate and price sooner rather than later. Quality listings are going fast. When demand is as high as it is now, buying will likely get more expensive and competitive going forward. The Indiana Real Estate Markets Report obtains data from 11 of the state s 12 Multiple Listing Services (MLSs), including the Broker Listing Cooperative (BLC ) in central Indiana. To date, the report represents 98 percent of the housing market statewide and 91 of 92 Indiana counties. 5 PAGE 5 Volume 4 Issue 5 License Renewals The end of the current license renewal cycle (July 1, 2014 June 30, 2017) is approaching. The Indiana Professional Licensing Agency has begun to send out 90 day notifications prior to the renewal date of June 30, Watch for s from: Indiana Professional Licensing Agency <ipla@subscriptions.in.gov> with the following header: This will have all the information on how to renew your license including an On-Line Renewal Service link. A few reminders: You do not need to submit your CE or course certificates of completion. Just save those certificates in case of an audit. Brokers: You should be on track to complete 36 hours of state-approved training (that is 12 hours each year of the 3-year license renewal cycle.) If not, KBOR is offering 12-hour CE on May 9th and May 10th; see the April Newsletter for all those details and registration link. If you are short even more hours, call RECP at or info@recp.org for suggestions for on-line courses to assure you have 36 hours of training by June 30, Managing Brokers: Please remember that 4 of the 12 hours of CE you complete each year must be state-approved Managing Broker curriculum. Note: All 12-hour CE offered by KBOR in the last 3-year cycle included 4 hours of Managing Broker curriculum, so if you attended one of those 12-hr CE session each year, you have met the Managing Broker requirement. Brokers Newly Licensed Since July 1, 2014: You must complete a state-approved 30-hour Broker post-licensing course within 2 years of your license issue date. This course is required and satisfies your initial CE requirement during the first 2 years of licensure. Note: If you have not met this requirement, call RECP at or infro@recp.org for on-line courses or locations of live classes.

She also discussed House Bill 1002, which provides transportation infrastructure funding that is critical to the vitality of our region. We also were able to hear about the exciting details of IAR s new building in downtown Indy!
