3 News NEW Search Results Column Have you noticed the distance column in your Matrix results? Now when you do a radius search, Matrix tells you how far away the listing is from your location! NEW Map Overlays You can now see elementary, middle and high school boundaries on the map! 3. Click on the option you want to view. 4. After selecting a school overlay option, the boundaries will appear. 1. While running any search click the Map button 2. Click the overlay button. A drop down menu will appear. To make the drop down menu disappear click the overlay button. If the drop down menu selection is in red you will need to zoom in before you can use that overlay selection. MATRIX Updates Matrix will have some new features that will help members avoid fines and stay on top of listing violations! One feature is a Listing Data Checker widget on the homepage. It allows members to see if they have any outstanding MLS violations. It will have a click-able link to see the violation, making it easy for them to correct it as quickly as possible. Another exciting feature is the CheckIT option at the time the listing is entered. CheckIT allows an agent to check their listing for potential violations once it has been entered into the MLS System. Upon submitting a listing as Incoming or Active, members will see a link to CheckIT. Clicking on the link will take members to a screen that will show potential violations that can be corrected immediately. The CheckIT link will also always appear at the bottom of the listing Modify screen, so that members can check their listings anytime!

4 Down Payment Resource Did you know that access to a down payment still remains the number one obstacle for home buyers? There are nearly 2,500 homeownership programs available across the country, but down payment programs largely go untapped. A survey by NeighborWorks America found that 40% of respondents did not receive any information about down payment programs for middle-income home buyers. 6 HOMESNAP September was REALTOR Safety Month! Did you know that 40% of REALTORS have experienced a situation that made them fear for their personal safety or safety of their personal information according to the National Association of REALTORS 2015 Safety Report. An easy way to stay safe during meetings, showings, and open houses is to use Homesnap PRO s Safety Timer. How it works The safety time appears when you are within 2000 feet from any property in Homesnap. Set the duration you expect to be at the location and select emergency contacts. Show the listing-- you can stop the timer or add time as you go. If the timer expires, a text message will be sent to your emergency contact(s). If you ever feel uncomfortable or if you are in trouble you can issue an instant distress alert. A one tap distress alert button is located under the timer. Hit the button to send a text message to your emergency contact(s). Homesnap PRO is a free MARIS member benefit. 9 Tips and Tricks Create Mailing Labels in Realist 1. Open Realist from the dashboard or Matrix homepage tabs. 2. When Realist opens, make sure the search is set to My Search and not the Quick Search tab. 3. Move over to the right hand side of the screen on the map, down the side is a list of options. 4. Use the magnifying glass, to make the map zoom into the area surrounding your subject property using full address or city. 5. Then use the pencil icon, to draw a radius, rectangle or polygon to draw the area for which you want to create mailing labels. 6. Once the shape is completed on the map, go to the bottom left of the search and click search, It will place all the properties in that area on the map. 7. Go to the bottom of the grid results and click Create Labels. 8. Complete the form that opens and hit create. Do you have questions about creating mailing labels? Duplicate Listing Procedure MARIS does permit listings to be marketed in more than one property type in certain situations. The second listing must be made active by MARIS staff and there is a $50.00 fee. To submit a duplicate listing to MARIS: Enter the listing under the second property type and save it as an Incoming Listing (this can be done using the Fill From Existing feature in Input which will copy over most of the listing data). Please be sure that all required fields have been completed for the Incoming Listing. Then, send an request to duplicatelistings@marisnet.com. Please include the Office ID/ Broker Code, MLS number for the incoming listing, MLS for the active listing and property address. When the property has sold, the agent MUST NOTIFY MARIS so the duplicate entry can be removed from the MLS and it will not effect comps or stats. The duplicate listing rule does NOT apply to listings entered in the system as for sale and for lease; only for listings entered in more than one property type. 10 MARIS Rule Reminders MARIS Rules and Guidelines can be found on marisnet.com. Log in, click MARIS Member Services, click Rules/Regs. CDOM Calculations CDOM stops counting when a property is moved to one of the following statuses: 1) Option, 2) Contingent No Kickout, or 3) Pending. Below are the definitions of these statuses according to the MARIS Rules and Regulations which can be found at CONTINGENT NO KICKOUT for properties that have an accepted contract that includes contingencies but does not include a kickout clause. PENDING for properties with an accepted contract. Properties will remain in this status until they close or until 9 months past the expiration date. OPTION for properties with an accepted contract and in the initial inspection period. Properties in this status will move to the Pending status when the inspection contingency expires. **Note: A Property must be in an off market status for 60 Days and then can be entered as new to reset the days on market to zero. If you have any questions regarding this message, please Paul Prince at pprince@marisnet.com Katie Otto at kotto@marisnet.com. Comp Only MARIS has always permitted the entry of comp only listings. Comp only listings include oneparty listings or authorization to show listings that were not exposed to full MLS status, but added to the database after closing to provide comparable information. To be useful as a comparable, comp only listings should be entered as soon as possible after closing. MARIS policy permits the entry of comp only listings at no charge, provided that they are entered within 30 days of closing. If entered after 30 days of closing, a $50.00 entry fee will be charged. As always, there is no requirement to enter these kinds of listings, but they do add value to the database if done in a timely manner.
