Of the 87 units, 20 pecent o 11 units will be set aside as Resticted Affodable Units fo Vey Low Income households. The poject povides a total of 112 paking spaces located on the gound level and in one subteanean paking level. The poject is located in the C4-1D and R3-1 Zones within Subaeas A (Neighbohood Consevation) and B (Mixed Use Boulevads) of the Vemont/Westen Station Neighbohood Aea Plan (SNAP) Tansit Oiented Distict Specific Plan.

That a 2-foot wide stip of land be dedicated along Westen Avenue adjoining the tact to complete a 52-foot wide half ight-of-way in accodance with Modified Avenue I of LA Mobility Plan and also dedicate a new 20-foot adius popety line etun at the intesection with Fanklin Avenue afte the poposed steet mege along Fanklin Avenue. 2. That the City Depatment of Tanspotation in a lette to City Enginee shall detemine that the mege aea is not necessay fo futue Public Steet. 3. In the event that Depatment of Tanspotation has no objection to the steet mege then the existing 4.5-foot and vaiable width public ight-of-way as shown on the evised tentative tact map stamp dated Decembe 14, 2017 along potion of Fanklin Avenue excluding the new 20-foot adius popety line etun be meged with the emainde of the tact map pusuant to Section of the State Govenment Code, and in addition, the following conditions be executed by the applicant and administeed by the City Enginee: a. With the exception of evised health o safety standads, the subdivide shall have a vested ight to poceed with the poposed development in substantial compliance with the odinances, policies, and standads in effect at the time the subdivision application was deemed complete. Plan check will be equied befoe any constuction, occupancy o change of use. If the poposed development does not comply with the cuent Zoning Code, all zoning violations shall be indicated on the Map. An appointment is equied fo the issuance of a cleaance lette fom the Depatment of Building and Safety. The applicant is asked to contact Laua Duong at (213) to schedule an appointment. Thee should be a minimum of 20-foot of full cub-height between the etail diveway and loading zone diveway o to the satisfaction of the Depatment of T anspotation That a fee in the amount of $ be paid fo the Depatment of Tanspotation as equied pe Odinance No and LAMC Section pio to ecodation of the final map. Note: the applicant may be equied to comply with any othe applicable fees pe this new odinance. This policy does not apply to single-family dwellings o to non-esidential buildings. SECTION 510 EMERGENCY RESPONDER RADIO COVERAGE

All new buildings shall have appoved adio coveage fo emegency espondes within the building based upon the existing coveage levels of the public safety communication systems of the juisdiction at the exteio of the building. This section shall not equie impovement of the existing public safety communication systems. DEPARTMENT OF WATER AND POWER 15. Upon compliance with these conditions and equiements, LADWP s Wate Sevices Oganization will fowad the necessay cleaances to the Bueau of Engineeing. (This condition shall be deemed cleaed at the time the City Enginee cleas Condition No. S- 1(c).) a. In the absence of steet suface fontage, gant adequately sized pivate easement fo wate line puposes and community aeas adjacent to public steet and common diveways. These aeas will accommodate the popety pipes coming fom the poposed wate sevice metes. d. The location of these community aeas must be shown in the Tact Map and in a fom satisfactoy to the Depatment. Questions egading WSO cleaance should be diected to the Los Angeles Depatment of Wate and Powe, Wate Distibution Engineeing, P.O. Box 51111, Room 1425, Los Angeles, CA o (213) BUREAU OF SANITATION 16. Satisfactoy aangements shall be made with the Bueau of Sanitation, Wastewate Collection Systems Division fo compliance with its sewe system eview and equiements. Upon compliance with its conditions and equiements, the Bueau of Sanitation, Wastewate Collection Systems Division will fowad the necessay cleaances to the Bueau of Engineeing. (This condition shall be deemed cleaed at the time the City Enginee cleas Condition No. S-1. (d).)

To assue that cable television facilities will be installed in the same manne as othe equied impovements, please that povides an automated esponse with the instuctions on how to obtain the Cable TV cleaance. The automated esponse also povides the addess of thee people in case the applicant/owne has any additional questions. DEPARTMENT OF RECREATION AND PARKS 18. That the Quimby Fee be based on the C4 and R3 Zones. URBAN FORESTRY DIVISION AND THE DEPARTMENT OF CITY PLANNING 19. Plant steet tees and emove any existing tees within dedicated steet o poposed dedicated steet as equied by the Uban Foesty Division of the Bueau of Steet Sevices. All steet tee plantings shall be bought up to cuent standads. When the City has peviously been paid fo tee plantings, the subdivide o contcto shall notify the Uban Foesty Division at (213) upon completion of constuction to expedite tee planting. Note: All potected tee emovals must be appoved by the Boad of Public Woks. Contact Uban Foesty Division at (213) DEPARTMENT OF CITY PLANNING-SITE SPECIFIC CONDITIONS 20. Pio to the ecodation of the final map, the subdivide shall pepae and execute a Covenant and Ageement (Planning Depatment Geneal Fom CP-6770) in a manne satisfactoy to the Planning Depatment, binding the subdivide and all successos to the following: a. Limit the poposed development to a maximum of 87 dwelling units. b. Paking shall be povided pe Govenment Code Section (p)(3)(A) and the Vemont/Westen SNAP Specific Plan o as modified by Case No. CpC CU-MCUP-DB-SPP-SPR. c. That pio to issuance of a cetificate of occupancy, a minimum 6-foot-high slumpstone o decoative masony wall shall be constucted adjacent to neighboing esidences, if no such wall aleady exists, except in equied font yad. d. The applicant shall install an ai filtation system(s) to educe the effects of diminished ai quality on occupants of the poject. e. That a sola access epot shall be submitted to the satisfaction of the Advisoy Agency pio to obtaining a gading pemit. f. That the subdivide conside the use of natual gas and/o sola enegy and consult with the Depatment of Wate and Powe and Southen Califonia Gas Company egading feasible enegy consevation measues.

12 C-7 h. Recycling bins shall be povided at appopiate locations to pomote ecycling of pape, metal, glass, and othe ecyclable mateial. h. INDEMNIFICATION AND REIMBURSEMENT OF LITIGATION COSTS. Applicant shall do all of the following: (i) (ii) (iii) (iv) (v) Defend, indemnify and hold hamless the City fom any and all actions against the City elating to o aising out of, in whole o in pat, the City s pocessing and appoval of this entitlement, including but not limited to, an action to attack, challenge, set aside, void o othewise modify o annul the appoval of the entitlement, the envionmental eview of the entitlement, o the appoval of subsequent pemit decisions, o to claim pesonal popety damage, including fom invese condemnation o any othe constitutional claim. Reimbuse the City fo any and all costs incued in defense of an action elated to o aising out of, in whole o in pat, the City s pocessing and appoval of the entitlement, including but not limited to payment of all cout costs and attoney s fees, costs of any judgments o awads against the City (including an awad of attoney s fees), damages, and/o settlement costs. Submit an initial deposit fo the City s litigation costs to the City within 10 days notice of the City tendeing defense to the Applicant and equesting a deposit. The initial deposit shall be in an amount set by the City Attoney s Office, in its sole discetion, based on the natue and scope of action, but in no event shall the initial deposit be less than $50,000. The City s failue to notice o collect the deposit does not elieve the Applicant fom esponsibility to eimbuse the City pusuant to the equiement in paagaph (ii). Submit supplemental deposits upon notice by the City. Supplemental deposits may be equied in an inceased amount fom the initial deposit if found necessay by the City to potect the City s inteests. The City s failue to notice o collect the deposit does not elieve the Applicant fom esponsibility to eimbuse the City pusuant to the equiement in paagaph (ii). If the City detemines it necessay to potect the City s inteest, execute an indemnity and eimbusement ageement with the City unde tems consistent with the equiements of this condition. The City shall notify the applicant within a easonable peiod of time of its eceipt of any action and the City shall coopeate in the defense. If the City fails to notify the applicant of any claim, action, o poceeding in a easonable time, of if the City fails to easonably coopeate in the defense, the applicant shall not theeafte be esponsible to defend, indemnify o hold hamless the City. The City shall have the sole ight to choose its counsel, including the City Attoney s office o outside counsel. At its sole discetion, the City may paticipate at its own expense in the defense of any action, but such paticipation shall not elieve the applicant of any obligation imposed by this condition. In the event the Applicant fails to comply with this condition, in whole o in pat, the City may

13 C-8 withdaw its defense of the action, void its appoval of the entitlement, o take any othe action. The City etains the ight to make all decisions with espect to its epesentations in any legal poceeding, including its inheent ight to abandon o settle litigation. Fo puposes of this condition, the following definitions apply: "City shall be defined to include the City, its agents, offices, boads, commissions, committees, employees, and voluntees. "Action shall be defined to include suits, poceedings (including those held unde altenative dispute esolution pocedues), claims, o lawsuits. Action includes actions, as defined heein, alleging failue to comply with any fedeal, state o local law. Nothing in the definitions included in this paagaph ae intended to limit the ights of the City o the obligations of the Applicant othewise ceated by this condition. 21. That pio to the issuance of the building pemit o the ecodation of the final map, a copy of the appoved Planning Depatment Case No. CPC CU-MCUP-DB-SPP- SPR shall be submitted to the satisfaction of the Advisoy Agency. In the event that Case No. CPC CU-MCUP-DB-SPP-SPR is not appoved, the subdivide shall submit a tact modification. 22. That the subdivide shall ecod and execute a Covenant and Ageement to comply with the Vemont/Westen SNAP Specific Plan pio to the issuance of a building pemit, gading pemit and the ecodation of the final tact map. 23. Pio to the issuance of a gading pemit, the subdivide shall ecod and execute a Covenant and Ageement (Planning Depatment Geneal Fom CP-6770), binding the subdivide to the following haul oute conditions: a. Steets to be used ae limited to N. Westen Avenue, Los Feliz Boulevad, Hollywood Boulevad, Roxfod Steet, N. Sepulveda Boulevad, San Fenando Road and Sunshine Canyon Road. b. Hous of opeation shall be fom 7:00 a.m. to 3:00 p.m. c. Days of the week shall be Monday though Fiday. d. Total tips pe day shall be 50 tips pe day. e. Duation of poject shall be 4 to 6 weeks. f. Constuction Soil Management Plan MM-6 MM-7 Pio to excavation o in connection with emoval of any USTs, a technician shall pefom boing tests in accodance with applicable LAFD equiements of (1) soil nea any USTs, claifies, dains o othe potentially contaminated equipment discoveed by pe-excavation suvey; and (2) soil in potions of the popety whee histoical conditions indicate potential contamination, including neaby histoical dy cleaning opeations. The technician shall use visual identification (such as discoloed soils) and/o a sceening mete to identify any esidual contaminants, should they be encounteed. If potential esidual contamination is obseved based on the visual identification o the sceening mete, excavation and gading within such aea shall be tempoaily halted and ediected aound the aea, and testing to chaacteize the mateial shall occu eithe onsite in a mobile laboatoy o off-site in a emote laboatoy consistent with LAFD equiements and/o SCAQMD Rule 1166, as appopiate. Contaminated mateials shall be identified, segegated, and tacked as to thei extent on the site. If the above testing to chaacteize the mateial identifies any soils containing contaminants at levels of concen based on LAFD equiements, such soils shall be eithe emediated on-site pio to euse o emoved and disposed of in accodance with all applicable laws and egulations, including those pomulgated by the Califonia Depatment of Toxic Substances Contol (DTSC), to the satisfaction of LAFD. All necessay appovals shall be obtained fom the lead enfocement agency including, but not limited to, the Los Angeles County Fie Depatment Health and Hazadous Mateials Division. Vapo Intusion into Indoo Ai Space MM-10 A vapo baie may be necessay based on the analytical esults of soil testing conducted pusuant to Mitigation Measues 6 though 9 above. If afte the USTs ae emoved and, if necessay, soil is emediated, soil testing indicates that some esidual contamination emains at the Site, the potential fo vapo intusion into the indoo ai space at the Site shall be evaluated by a Pofessional Geologist o Pofessional Enginee using the methodology outlined in the Califonia Depatment of Toxic Substances Contol (DTSC) Vapo Intusion Guidance fo Evaluation and Mitigation of Subsuface Vapo Intusion to Indoo Ai (2011) and the US EPA Model fo Subsuface Vapo Intusion into Buildings (EPA 2004; Johnson and Ettinge 1991) and the appopiate default and/o site specific factos. If the evaluation indicates that the pedicted indoo ai concentations would exceed human health sceening levels, a vapo baie will be completed. Whee equied based on the evaluation, all new constuction shall install a thicke chemical poof moistue/vapo baie as diected by the Pofessional Geologist o Pofessional Enginee in accodance with applicable guidelines and egulations. The emegency esponse plan shall include but not be limited to the following pefomance standads and equiements: mapping of emegency exits, evacuation outes fo vehicles and pedestians, location of neaest hospitals, and fie depatments. Public Sevices (Police) MM-13 The plans shall incopoate a design that enhances the secuity, semi-public and pivate spaces, which may include but not be limited to access contol to building, secued paking facilities, walls/fences with key systems, well-illuminated public and semi-public space designed with a minimum of dead space to eliminate aeas of concealment, location of toilet facilities o building entances in high-foot taffic aeas, and povision of secuity guad patol thoughout the Poject Site if needed. Regadless of who posts the site, it is always the esponsibility of the applicant to assue that the notice is fimly attached, legible, and emains in that condition thoughout the entie constuction peiod. If the case involves moe than one steet fontage, post a sign on each steet fontage involved. If a site exceeds five (5) aces in size, a sepaate notice of posting will be equied fo each five (5) aces, o potion theeof. Each sign must be posted in a pominent location. Ai Quality CM-2 CM-3 All off-oad constuction equipment geate than 50 hp shall meet U.S. EPA Tie 4 emission standads to educe NOx, PM10, and PM2.5 emissions at the Poject site. Noise CM-4 CM-5 CM-6 CM-7 CM-8 Two weeks pio to commencement of constuction, notification shall be povided to the off-site esidential and school uses within 500 feet of the Poject site that discloses the constuction schedule, including the types of activities and equipment that would be used thoughout the duation of the constuction peiod. All poweed constuction equipment shall be equipped with exhaust muffles o othe suitable noise eduction devices capable of achieving a sound attenuation of at least 3 dba at 50 feet of distance. All constuction aeas fo staging and waming-up equipment shall be located as fa as possible fom adjacent noise-sensitive land uses. Potable noise sheds fo smalle, noisy equipment, such as ai compessos, dewateing pumps, and geneatos shall be povided whee feasible. Tempoay sound baies shall be installed as specified: Tempoay sound baies no less than 12 feet in height shall be eected to block line-of-sight noise tavel fom the Poject site to 5432 Fanklin Avenue Residences and Russell Avenue Residences. These baies should be constucted in such a way so as to have a suface weight of fou pounds pe squae foot o geate, and the Poject-facing side should be lined with exteio gade acoustical blankets to povide additional sound absoption. This baie should extend along the easten and southen boundaies of the Poject site that face these eceptos in ode to pevent on-site constuction noise fom diffacting aound its ends.

20 C-15 At all othe Poject boundaies, tempoay noise baies no less than 7 feet in height shall be eected to obstuct line-of-sight noise tavel fom the Poject site to Oxfod Avenue Residences and Gafield Place Residences, and to pevent Poject constuction opeations fom exceeding LAMC s 75 dba limit fo constuction noise within 500 feet of esidential zones. Inceased Noise Levels (Demolition, Gading, and Constuction Activities) CM-9 Constuction and demolition shall be esticted to the hous of 7:00 am to 6:00 pm Monday though Fiday, and 8:00 am to 6:00 pm on Satuday. CM-10 Demolition and constuction activities shall be scheduled so as to avoid opeating seveal pieces of equipment simultaneously, which causes high noise levels. CM-11 The poject contacto shall use powe constuction equipment with state-of-theat noise shielding and muffling devices. The administative offices shall be contacted when demolition, gading and constuction activity begin on the poject site so that students and thei paents will know when such activities ae to occu. CM-14 The develope shall install appopiate taffic signs aound the site to ensue pedestian and vehicle safety. CM-16 Due to noise impacts on the schools, no constuction vehicles o haul tucks shall be staged o idled on these steets duing school hous. This equies the applicant to maintain adequate and safe pedestian potection, including physical sepaation (including utilization of baies such as K-Rails o scaffolding, etc.) fom wok space and vehicula taffic, and ovehead potection, due to sidewalk closue o blockage, at all times. Tempoay pedestian facilities should be adjacent to the poject site and povide safe, accessible outes that eplicate as nealy as pactical the most desiable chaacteistics of the existing facility. FINDINGS OF FACT (SUBDIVISION MAP ACT) In connection with the appoval of Vesting Tentative Tact No , the Advisoy Agency of the City of Los Angeles, pusuant to Sections , ,.61 and.63 of the State of Califonia Govenment Code (the Subdivision Map Act), makes the pescibed findings as follows: (a) THE PROPOSED MAP IS CONSISTENT WITH APPLICABLE GENERAL AND SPECIFIC PLANS. Pe Section 3.B. of the Vemont/Westen SNAP Specific Plan, wheeve the Specific Plan contains povisions which equie o pemit geate o lesse setbacks, steet dedications, open space, densities, heights, uses, paking o othe contols on development that would be allowed o equied pusuant to the povisions contained in Chapte 1 of the Code, the Specific Plan shall pevail and supesede the applicable povisions of the Code. The subject site is 38,130 net squae feet. With the two-foot dedication on Westen Avenue and the inclusion of the ecommended 4.5-foot mege aea on Fanklin Avenue, the total lot aea esults in 38,276 squae feet. Of the 38,276 squae feet of lot aea, 17,974 squae feet is within Subaea A and 20,302 squae feet is within Subaea B. Fo esidentially and commecially zoned popeties in Subaea A, the SNAP allows uses consistent with the existing zoning classification. Of the 17,974 squae feet of lot aea in Subaea A, 4,146 squae feet is zoned C4-1D and 13,828 squae feet is zoned R3-1. The Subaea A potion of the site zoned C4-1D allows one dwelling unit fo evey 400 squae feet of lot aea, which esults in 11 dwelling units. The Subaea A potion of the site zoned R3-1 allows one dwelling unit fo evey 800 squae feet of lot aea, which esults in 18 dwelling units. Fo lots in Subaea B, the SNAP limits esidential uses to those pemitted in the R3 Zone, which allows one dwelling unit fo evey 800 feet of lot aea esulting in 26 dwelling units. Theefoe, the potion of the site designated as Subaea A allows 29 dwelling units and the potion of the site designated as Subaea B allows 26 dwelling units fo a total of 55 dwelling units allowed by-ight. The poposed map includes a companion case with an accompanying equest fo a Conditional Use to incease the density geate than the maximum allowed by LAMC Section A.25. The Applicant seeks a density incease of 57.5% ove the entie poject site in ode to pemit 87 dwelling units in lieu of 55 dwelling units. The Applicant poposes 20% of the base density units o 11 dwelling units fo Vey Low Income households. The Applicant also equests: Density Bonus on-menu incentives to incease the poject site s floo aea atio and to allow aveaging of floo aea atio, density, open space, paking and to allow vehicula access fom a less estictive zone to a moe estictive zone; Density Bonus off-menu waives fo lot assembly on esidentially zoned popeties in Subaea A, lot assembly on commecially zoned popeties in Subaea A, fo an incease in tansitional height and fo an incease in oveall building height; a Maste Conditional Use to allow the sale and/o dispensing of alcoholic beveages fo on-site and off-site consumption; a Poject Pemit Compliance Review with the Vemont/Westen SNAP Specific Plan; and a Site Plan Review fo a poject that ceates o esults in an incease of 50 o moe dwelling units. Pe Planning Staff s ecommendation to submit a evised map showing a educed mege aea of 4.5 feet in ode to comply with the 10-foot width sidewalk equiement of the Modified Avenue II designation on Fanklin Avenue, the Applicant povided a evised map stamp dated Decembe 14, 2017 showing a mege aea of 4.5 feet along Fanklin Avenue. The ecommended subdivision will facilitate the development of a mixed-use building that is five-stoies, 60 feet in height that contains 97,334 squae feet of floo aea with 87 esidential units, of which 20% of the base density o 11 units, will be set aside as Resticted Affodable Units fo Vey Low Income households and 6,000 squae feet of commecial space. With the appoval of Case No. CPC CU-MCUP-DB-SPP- SPR by the City Planning Commission, the poposed poject is allowable unde the cuent adopted zone, land use designation and the Vemont/Westen SNAP Specific Plan. The Bueau of Engineeing has eviewed the poposed subdivision and found the subdivision layout geneally satisfactoy. Thee ae existing sewes available in the steets adjoining the subdivision. The constuction of mainline and house connection sewes may be equied to seve the tact. This tact will connect to the public sewe system to seve the tact. The tact will connect to the public sewe system and will not esult in violation of the Califonia Wate Code. As a condition of appoval, the subdivide is equied to dedicate a two-foot side stip of land along Westen Avenue adjoining the tact to complete a 52-foot wide half ight-of-way in accodance with the Modified Avenue I designation of the Mobility Plan 2035 and also dedicate a new 20-foot adius popety line etun at the intesection with Fanklin Avenue afte the poposed steet mege along Fanklin Avenue. The subdivide is equied to make a equest to the Cental Distict Office of the Bueau of Engineeing to detemine the capacity of the existing sewes in the aea. The subdivide is also equied to make impovements on Westen Avenue and Fanklin Avenue in ode to meet cuent steet standads. The Depatment of Tanspotation (DOT) is equiing a 40-foot esevoi be povided between any secuity gate(s) and the popety line. Delivey tuck loading and unloading should be designed to take place on-site and loading and unloading is equied to be designed so that a vehicle is not equied to back into o out of any public steet o sidewalk. Vehicula access on Fanklin and Westen Avenues ae equied to be povided via ight-tun-ingess and ight-tun egess with appopiate signage and pavement paking. The Depatment of Tanspotation, Hollywood-Wilshie Distict Office advised that no futue impovements wee planned along the potion of Fanklin Avenue adjoining the subdivision and advised the poposed 7-foot mege aea would be acceptable. Howeve, the mege aea as poposed does not meet the sidewalk width equiement of 10-feet fo the designation of the Modified Avenue II on Fanklin Avenue. A educed mege of 4.5 feet was appoved by the Advisoy Agency to comply with the Modified Avenue II designation on Fanklin Avenue and the Mobility Plan The Bueau of Steet Lighting is equiing no steet lighting impovements if no steet widening is equied; howeve, if steet widening is equied then the subdivide is equied

28 F-4 to elocate and upgade steet lights, one (1) on Fanklin Avenue and one (1) on Westen Avenue. The Uban Foesty Division is equiing the planting and emoval of steet tees in compliance with the Uban Foesty Division. All steet tee plantings ae equied to be bought up to cuent standads. The site is not subject to the Specific Plan fo the Management of Flood Hazads (floodways, floodplains, mud pone aeas, coastal high-hazad and flood-elated eosion hazad aeas). Theefoe, as conditioned, the evised tact map is consistent with the intent and pupose of the applicable Geneal Plan and Vemont/Westen SNAP Specific Plan. (c) THE SITE IS PHYSICALLY SUITABLE FOR THE PROPOSED TYPE OF DEVELOPMENT. The subject site is not located in a flood zone, landslide aea, liquefaction aea, hillside aea o methane hazad aea. Howeve, the subject site is located within a Bueau of Engineeing designated Special Gading Aea and an Alquist-Piolo Fault Zone fo the Hollywood fault. In an fom the Depatment of Building and Safety, Gading Division dated Octobe 17, 2016, the issued Geology and Soils Repot Appoval on Mach 16, 2015 (Log No ) still applies, which details conditions of appoval to addess the Alquist-Piolo Fault Zone fo the Hollywood fault. This is included as Condition No. 6. As a esult of the appeals filed, Feffe Geological Consulting pepaed a lette dated Apil 12, 2017 esponding to the appeal point egading the Geology and Soils section in the MND. On Januay 9, 2018, the DBS, Gading Division advised via that they eviewed the appeals filed and Feffe Consulting s esponse lette dated Apil 12, 2017 and concluded that Feffe s lette is coect that this type of tansect exploation is appopiate in many situations, including this one. The DBS, Gading Division futhe advised that they stand by thei appoval lette dated Mach 16, Futhemoe, specific Regulatoy Compliance Measues (RCMs) in the Mitigated Negative Declaation, ENV MND, egulate the gading and constuction of pojects in these paticula types of "sensitive locations and will educe any potential impacts to less than significant. The RCMs equie that design and constuction of the building must confom to the Califonia Building Code, and gading on site shall comply with the City s Landfom Gading Manual, as appoved by the Depatment of Building and Safety Gading Division. Futhemoe, RCMs equie compliance with the Unifom Building Code Chapte 18 to addess impacts elated to liquefaction and compliance with Odinance No. 175,790 and Section of the LAMC to addess impacts elated to methane. These RCMs have been histoically poven to wok to the satisfaction of the City Enginee to educe any impacts fom the specific envionment in which the poject is located. The site is theefoe physically suitable fo the poposed type of development. (d) THE SITE IS PHYSICALLY SUITABLE FOR THE PROPOSED DENSITY OF DEVELOPMENT. The 0.88 net ace site is cuently zoned C4-1D and R3-1 with a plan designation of Neighbohood Office Commecial in the Hollywood Community Plan. The poject site is also located within the Vemont/Westen SNAP Specific Plan and designated as Subaea A (Neighbohood Consevation) and Subaea B (Mixed Use Boulevads).

(f) THE DESIGN OF THE SUBDIVISION AND THE PROPOSED IMPROVEMENTS ARE NOT LIKELY TO CAUSE SERIOUS PUBLIC HEALTH PROBLEMS. Thee appeas to be no potential public health poblems caused by the design o impovement of the poposed subdivision. The development is equied to be connected to the City's sanitay sewe system, whee the sewage will be diected to the LA Hypeion T eatment Plant, which has been upgaded to meet Statewide ocean dischage standads. The Bueau of Engineeing has epoted that the poposed subdivision does not violate the existing Califonia Wate Code because the subdivision will be connected to the public sewe system and will have only a mino incemental impact on the quality of the effluent fom the Hypeion Teatment Plant. (g) THE DESIGN OF THE SUBDIVISION AND THE PROPOSED IMPROVEMENTS WILL NOT CONFLICT WITH EASEMENTS ACQUIRED BY THE PUBLIC AT LARGE FOR ACCESS THROUGH OR USE OF PROPERTY WITHIN THE PROPOSED SUBDIVISION.
