3 The Hoboken Market 2016: Gradual Growth 0 Overall the 2016 Hoboken housing market reflects more gradual growth spurred by inventory shortages and low interest rates Sellers benefited modestly from price increases, though multiple 96 bid situations were the norm. Quick sales with many homes lasting less 58 than two weeks on the market, also made selling easy. Buyers continued to face stiff competition in all segments but especially the one-bedroom market. 4 BOOM CONTINUES As discussed in last year's report, the market fundamentals which led to 2014's and 2015's growth remained in place through Yet, the results were uneven. Prices rose again, but not as fast. Some entry level segments bumped up against affordabilty levels of first time buyers. Is it a ceiling or a plateau? Homes are selling as fast. Bidding wars are still the norm. Hoboken's new buyer is not the same as 15 years ago or 5 years ago. The lack of inventory has damped an all out land rush and thus the market is better positioned to not have the sudden easing of prices which occured in The difference between this market run up and the last is the lack of speculators. Investors are not looking for the quick flip and they are competing with many buyers who wish to owner occupy. VOLUME DOWN: INVENTORY DOWN The biggest impact for buyers and sellers continues to be a lack of inventory. Beginning at the end of 2010 Inventory has dropped to levels that are forcing buyers to make quick decisions. There has been an 85% decline in inventory in the past six-years. To put that in context, a buyer who could choose from 20 homes in a certain price range with certain amenities, now has three. The challenge is there are still 20 buyers. Sales volume is off 14% from last year. A signifiacant contributing factor is the lack of new construction and lower overall inventory, as many existing home owners choose to rent their condos instead of selling. Buyers and sellers should consider current inventory levels "the new normal". INVENTORY DOWN 80% It's about supply and demand. The New York metro area is booming. With many parts of Brooklyn, Jersey City and now even Queens outpacing the prices in Hoboken, the Manhattan influx continues. What used to be a steady stream of big apple dwellers looking for a 50% discount and a quick commute, has turned into a flood of home buyers now getting 60%. And sometimes 66% discount. Thus it comes as no surprise that demand has remained robust, especially at the higher price points. On the supply side, Hoboken is still feeling the effects on the 2008 market correction. The aftermath took many homes off the market as owners were left with little to no equity and rented the condo as they made the move to the burbs. Many have decided to keep the condo for the rental income.

5 Prices Setting New Records: Forget pre-bubble. Hoboken didn't experience a bubble pop until Wall Street crashed at the end of 2008 while the rest of the country felt a softening of the housing market in 2005 and Overall Hoboken lost 20% almost overnight at the end of 2008 and gained nearly 45% since. The overall market was up 8.8% but apples to apples units fluctuated widely depending on the segment. For example the entry level two bed/two bath was up a mere 3%. Hoboken Condo Prices up 8.8%* The New Hoboken. With meteoric price increases, Hoboken's home owner demographics are radically changing. Wealth is no longer concentrated on the waterfront. A virtuous cycle is occuring. Higher end shops and restaurants are coming into Hoboken to cater to the expanded wealth. (Trader Joes and West Elm are a few of the 2017 additions.) Families excited by the three new parks being built and a focus on their non-work proiorities are staying longer, not renting and buying instead. Hoboken's western edge, once the remote outpost has shops and restaurants opening and thriving. As more affluence comes to Hoboken, the more attactive Hoboken becomes to upscale professionals.

7 Sellers Market If you have to ask the price, you can't afford it. There is no discount. Condos are selling on average for 99.7% of the ask price. The list to ask ratio remains steady as a result of low inventory and bidding wars. (This discount is off of the final ask price before a contract and does take into account original prices that may have been reduced one or multiple times.) Not all segments are created equal. Price increases and time to sell depend on the type of home. An objective analysis in needed for every case. Don't overprice. It costs time and money. Even in a hot market.

8 Sellers: Know Your Buyer Home Buyers are on the internet. They look at a property while commuting to work or sitting on the couch. The more information the better. If a property is not using a 3D video walk through, the seller is missing the single best way to show the home. see example at Home buyers have the info. They know what you paid. They troll you on social media. They know your motivations (job move, expanding family, divorce, etc.). Buyers use expert agents to negotiate against you. Information is plentiful but wisdom is scarce.

10 Sellers are always behind the market. This is mainly due to the fact that seller pricing is based on sold comparables. These comparables are two months behind reality. Sellers like to see what has sold in the past year, six months, three months, and even this week. The reality is that this week's sold data is two or three months old, sometimes even more. Contracts are what counts. The Contracts by Month 2016 graph shows robust volume. As prices rose rapidly sellers were behind the curve. But over price and risk losing more. The Average Days on Market of a sold property is up 2 Days in Hoboken to the Burbs: The same inventory shortages plaguing Hoboken are also found in the burbs. From Ridgewood to Summit and beyond, buyers are having a hard time finding a home. Moreover the competition is armed with cash and ready to buy. A buyer needing to sell their home in order to pay for the new home is at a distinct disadvantage in this market. Luckily, it s a seller s market. There are ways to compete.

11 Buyers Hoboken Real Estate Market Report: ANNUAL REPORT 2016 The operative phrase for Hoboken buyers in 2016 was "Timing is Everything." There was more cyclicality to the purchase prices this year than in recent years. Some homes sat on the market without an offer only to be relisted weeks later and get more than originally asked. Historically low interest rates seemed to have buyers getting in while the going was good. Inventories and sales rates left one to three months of inventory. As inventory levels dipped, competition became fierce among buyers. Days on market began to fall and many attractive properties would have multiple offers within two weeks and bidding wars were the norm. Who bought in 2016 and why?. Move up buyers, especially three bedroom buyers, were left scrambling for homes that were rare. Expectedly, as one bedroom inventory fell prices were pushed higher. Lack of supply hurt investors and first timers alike. The two bedroom buyer, the bulk of the market, still bought as many larger two bedroom condos became more sought after than in past years. Investors were hesitant because prices were rising much faster than the price of rents.

12 Price or Affordability? Far more important than price for most buyers is the question they never ask. What is the affordability? Affordability is the long-term cost of ownership. Mortgage rates have been at historic lows. So as prices rise, affordability still remains within reach. Even the fed rate increase in Q4 will not impact prices in Hoboken in the short term, except to maybe drive them higher as fence sitters jump in before the rates get too high. Buyers and the media focus on price not rates. National media reports shape buyer sentiment. Yet, these reports focus little on the local economy that ultimately drives local prices. In Hoboken, easy commutes to the city and a 50% discount off of Manhattan prices still sends a steady stream of would be New Yorkers across the Hudson. The new entry price for a two bed/2bath elevator and parking has risen to over $700k. Sellers don t have to discount. Buyers need to become comfortable with multiple bid situations, large down payments, and immediate decision making. Often buyers only gain this level of mastery through the cruel teacher named Experience.

14 One Bedroom Market The one bedroom market volume dropped 27% from 2015, but the median price was up 10.3% for the year. The average days on market dropped by a day. The two year price increase of 15% is putting the squeeze on first time buyers. Investors started to pull back because of the gap between rents and operating costs. HERE COME THE MILLENIALS: Millenials are becoming a key component to the one bedroom market. 16 Two Bedroom Market Two Bedrooms account for almost 60% of the typical market. In 2016, only 56% (up from 50% in the prior year) of the sold condos were two bedrooms. There is an extremely wide range of options from sub-600 sqft one-bath condos, to sprawling 2000 sqft homes with city views. This segment of the market has seen its prices increase 6.5% year over year. Volume was down 5%. The average days on market for this segment remained low 29 days. Median days on the market is 19! The two bedroom market benefits the most in a strong market and is hardest hit in a weak market. It is the standard bearer of the market. It s size and large volume make it the hardest to sell in a low volume market. (price notwithstanding) Buyers have a lot of two bedroom choices regardless of a buyer s particular wish list except in when many properties sold in a week or less. 18 Three+ Bedroom Market The average sales price was up 9% from last year as volume decreased 20%. This segment remains the most interesting part of the market. Due to the small number of closed properties individual sales can have a big impact on the averages. Buyers were able to take advantage of the lower prices and interest rates to upgrade. Families are increasingly interested in moving into larger space to accommodate growing families. However, these numbers should be viewed while keeping in mind that average supply of three bedrooms fluctuated between one and three months of inventory for 2016.

20 Single and Multi-Family Homes Some words about brownstones. The limited inventory and number of sales make comparisons thin at best. Brownstones value vary greatly based on size and condition of the property. A year-end summary is presented but should be viewed from a macro point of view as it relates to the market as a whole and not to any particular property. Multi-family brownstones: The investor s dream. Yet, most multi-families cost a premium. Meaning if you lived in the owner s unit and rented out the other apartments you would have less money monthly than if you bought a comparable condo to live in and didn t collect the smallish rents which do not offset the larger mortgage on a multi-family Sold Hoboken Multifamilies Multifamiles F 3F 4F

22 Mortgages Rates on the Rise Mortgage Volatility Fed Tapering Strict Lending Condo Guidelines For buyers, credit scores are critical these days and will have a real impact on your rates. Buyers meeting with lenders to become pre-qualified up front (before looking at condos) is more common. Sellers are starting to ask for proof of funds with offers too. This practice will become more prevalent as sellers are not looking to just the bottom line ask price but to the likelihood that the buyer will qualify for a mortgage. The TRID Effect: New Closing Procedures for 2016 TILA RESPA Integrated Disclosure Rule or TRID, was put into effect on October 1, TRID which is mandated as part of Dodd-Frank, is meant to help consumers to understand the key features, costs, and risks of the mortgage loan for which they are applying and is changing the process of a mortgage loan. In practice, loans now have to be completely ready 7 to 10 days in advance of a close. Real estate attorneys, settlement companies, and mortgage lenders who are not up to date may cause closings to become significantly delayed, casuing client frustrations.

23 The Pre- Approval The Appraisal Challenge Gone are the days where a mortgage professional should issue a pre-approval simply by speaking to you over the phone. Buyers must get their financial information verified, including tax returns and income statements. It will be a troubling and a tumultuous road through the mortgage process, if a buyer is not prepared to provide every minute of documentation. With limited inventory and rising prices in Hoboken, multiple bids/offers can drive up accepted prices. Buyers submitting offers MUST understand that lenders will only lend on the LESSER of the purchase price or appraised value when determining loan-to-value. If a buyer and seller agree to terms and the appraisal comes in lower than the purchase price, the buyer may have to make up the additional monies out of pocket to meet their loan terms. For Example: If a buyer agrees to put 20% down on a $700,000 condo, the down payment would be $140,000 with a $560,000 loan amount. If the appraisal comes in at $680,000.00, the buyer would need to put additional $20, down, increasing the down payment to $160,000. Down payments are something every buyer should be cognizant of, especially when in a bidding war. Sellers are looking for larger down payments when accepting offers on multiple bids and asking for appraisal contingency waivers when evaluating offers.

24 4 Key Questions for Condo Approvals 1. How many total units are in the building? How many are rentals? How many are Owner Occupied? 2. Does the current budget for the association allocate 10% to their reserve account? 3. How many of the total units are delinquent on their HOA Fees? 4. Is there any pending litigation? Buyers should get the answers to these questions upfront during attorney review. The answers can affect your interest rate, down payment amount, and ability to borrow. As an additional hurdle, Fannie Mae has new lending guidelines. There are more stringent requirements on the owner occupied percentage and the financials of the condo association. Additionally, building litigation by the homeowner's association, no matter how trivial, scares away most lenders.
