1 Downtown St. Petersburg USF St. Petersburg Campus - was established in 1965 with a City investment of $14.5 million in property and infrastructure. Currently the campus has more than 6,000 students attending classes here with an estimated 12,000 to be utilizing the facilities in the coming years. Marine Research Cluster - adjacent to the Port of St. Petersburg is the Knight Oceanographic Research Center where the USF Marine Science Department is housed, the NOAA National Marine Fisheries Service regional headquarters, and the Florida Department of Environmental Protection s Marine Research Institute. More than two dozen public and private agencies comprise the marine science community making it the largest such community in the SE United States. (Left on 1st St. S.) 2. The first USF-St. Petersburg on-campus student housing project has begun construction in the northeast part of the campus. A 7-story, 354 bed housing complex is under construction and expected to open Fall Albert Whitted Airport is approximately 100 acres and owned by the City of St. Petersburg. A new master plan includes a new terminal building with an observation deck, restaurant and public art and gallery space for aircraft-themed exhibits. A new traffic control tower in excess of $4 million has been announced and viewing park is also in the plan. The Honda Grand Prix of St. Petersburg incorporates the Albert Whitted runways into its racetrack. 4. Mahaffey Theater has finished an upgrade on façade and a new level of parking will be built onto the existing parking garage. Near the theater is where the Dali Museum is planning on building their new $20-million facility if granted funding from the State in this budget year. USF-SP Residence Hall One Albert Whitted Airport Mahaffey Theater (Left on 4th Ave. S.) 5. The Hilton Hotel completed a million dollar renovation of its public spaces including the lobby and ballrooms. They have recently completed a $1.5-million renovation of all 333 rooms.
2 6. The Madison Complex was the first high-end rental neighborhood project for downtown St. Petersburg at a cost of $30-million. The 281-unit luxury residential project has completed a conversion to condominiums with selling prices over $250,000. (Right on 3rd St. S.) 7. The Sembler Company constructed a new, $1.5- million,14,000 SF CVS location modeled after the University Village motif directly across the street. The Madison 8. University Village, developed by the Sembler Company is a 51,000 SF Publix tenant anchored shopping center located in the CBD of St. Petersburg. The project costs were estimated at $8.1 million. Other tenants include Great Clips, East Bay Dry Cleaners, Subway, Hollywood Video, GNC and an optician. 9. Aveda has opened a cosmetology institute and academy for advanced training. Their classes in cosmetology continue to sell out and they have a waiting list for future sessions. (Right on 1st Ave. S.) 10. The Bank of America Tower is currently the tallest building in downtown. It is 26 stories tall and the site has the ability to have a matching tower located on the western section of the existing parking lot. 11. McNulty Lofts is one example of the residential boom in downtown St. Petersburg. This project, developed by Echelon at a cost of over $60 million, originally was planned to be an office tower on top of an existing garage. Echelon changed their plans and now has 85 residential units going in that consist of a mix of one bedroom (943 SF) to two-level penthouses (2,381 SF). 3 12. Signature Place is a new contemporary style condominium tower that has been proposed for the BayView Tower site. The 200,000 SF BayView Tower will be demolished to accommodate the new project. The structure was designed by internationally acclaimed architect, Ralph Johnson, of Perkins+Will. The 34-story triangular tower will be the main building with a five-story parking garage, a six-story 40,000 SF office building and 15,000 SF of ground level shops and restaurants. The project is estimated at $125-million and will begin construction Ponce de Leon Hotel has also undergone renovations over the past year. The location has a new restaurant and the piano bar has been completely redone. 14. The Historic St. Petersburg Yacht Club totally rebuilt their facility and constructed a new parking garage. They were the original sponsor of the historic and prestigious (now discontinued) St. Petersburg - Havana race. They now sponsor a race from the area to Isla de Las Mujeres Mexico during the Regatta del Sol Al Sol. Signature Place 15. JMC Communities completed the Hampton Inn Suites in January This 92-unit hotel is one of the few constructed and financed after 9/11. The project was constructed at a cost of $5 million. 16. Located on the former site of the Soreno Hotel, is JMC Communities 51-unit Florencia, a 21 story, luxury condominium project. Prices range from $375,000 to $1,950,000. (Right on 2nd Ave. N.) 4 17. The World Famous Pier is the landmark for the City of St. Petersburg. Originally built in 1899 by Peter Demens, the pier was the focal point for the city. The current Pier-head structure was constructed in the 1960 s. In 1988 the Pier was completely renovated and took on the new image you see today. This city owned property is managed by Urban Retail Properties and is primarily a tourism destination with unique retail and restaurants on site. Over $2 million has already been spent in renovations and upkeep of the facility by the city. In the future, discussions will begin on the reconstruction of the Pier due to deterioration of the support pilings under the structure. Tax Increment Financing (TIF) uses county and city taxes from increasing property values to fund preapproved projects. Recently the City, with the County s blessing, extended the Intown CRA district s TIF until The dollars expected to be collected under this program are approximately $95.4 million. The projects that have been approved for these funds include: The Pier, Mahaffey Theatre and parking garage, a new waterfront park adjacent to Albert Whitted Airport and transportation and streetscape improvements in the area. The Pier (Right on Bayshore Dr. N.) 18. Museum of Fine Arts - one of 6 museums located in the immediate downtown area. In 2006, the museum is slated for an expansion of its existing structure. The Chihuly glass exhibit concluded at the end of May 04 with over 100,000 visitors in attendance. The museum has just celebrated its 40th anniversary with an exhibit reflecting London during the time of Monet. Museum of Fine Arts (Pause at 5th Ave. N.) 19. The Renaissance Vinoy Resort was completed in 1926 at a cost of $3-million. It was the largest hotel in St. Petersburg at the time and soon became the social meeting place for the community. In 1975 the resort went dark and sat boarded up for 15 years. In 1990, a $93- million restoration began on the facility. The existing historic structure was restored and renovated, a 105- Renaissance Vinoy Resort
5 room annex was added, a 74-slip marina constructed, and several amenities were added to the property. In order for all the rehabilitation to take place, the city agreed to the construction of future high-rise residential units and to permit the marina in the Vinoy basin. In addition, the City swapped land with the developer to expand the waterfront park system (now Vinoy Park). Today the resort is an economic driver for downtown and has been given the distinction of being one of the major catalyst for the redevelopment of the downtown market. 20. The Vinoy Place Condominium project was recently completed at a cost of $60 million. The residential project has 10 townhomes and 92 condominium units overlooking Tampa Bay with new purchase prices ranging from $500,000 to $1,850,000. Vinoy Place Condominiums 21. Vinoy Park represents a portion of the city s waterfront park system stretching for 7 miles from 30th Ave N through Lassing Park in the Old Southeast neighborhood (Restricted use by City Charter). The downtown park system has over 800 events annually and draws over 6 million visitors. (Left on 5th Ave. N., and left on Beach Dr. N.) Beach Drive is one of two Opus South projects for downtown St. Petersburg. This project will feature a 316 contemporary structure with 91 condominium units surrounded by a low rise structure consisting of retail that fronts on Beach Drive and 4th Avenue North while townhomes will be located off of 5th Avenue NE. Construction is underway at a cost of $85 million. 400 Beach Drive 23. Parkshore Plaza is the other Opus South project for downtown. This site will have a 29-story tower with approximately 120 condominium units, surrounded by a three- story structure which will provide 25,000 square feet of retail space with a small mix of studio style residential units. The $100 million development includes parking to accommodate all aspects of the project and has a completion date of early Parkshore Plaza
6 24. The Cloisters was the first of the new downtown condominium projects that started in the late 1990 s. This 14- story project has 32 residential units that originally were priced from $350,000 to $550,000. Recent sales range from $575,000 to $2,150,000. On the ground floor is retail that fronts Beach Drive. (Right on 2nd Ave. N.) 25. BayWalk opened November 2000 with 3 million visitors its first year and continues to draw 3 million annually. The entertainment complex and parking garage was a collaborative effort using public and private funds. The City assembled two full blocks and was responsible for the 1300 space parking garage and the infrastructure for the project (total cost to City was approximately $12.8 million). The private sector comprised of the Sembler Company and Muvico were responsible for the building of the entertainment complex and the management and leasing services. The private sector contributed over $31.4 million to BayWalk. BayWalk (Left on 2nd St. N.) 26. In May 2005, The Florida International Museum closed its doors and announced that it would be relocating to a new space in downtown St. Petersburg. Their new home is at 244 Second Avenue North, and is part of a brand new downtown campus facility for St. Petersburg College. 27. The former Florida International Museum site will become a new 200,000-SF Florida HQ location for Progress Energy. City Council unanimously approved the plan for the $160 million project by Progress Energy and the Kessler Group. Progress Energy is building on the western portion of the site and Kessler will build on the eastern section the Grand Bohemian Hotel & Residences (205 hotel rooms/67 residential units). The site will have two towers, a 16-story Class-A office tower and a 28-story condominium and hotel tower. Grand Bohemian Progress Energy
7 28. The Tropicana Block is a full city block that is in the heart of the downtown Central Business District (CBD). The block is considered ground zero for downtown and has the ability to accommodate a mixed-use project consisting of office, retail and residential. 29. Jannus Landing Block includes the 111-year old Detroit Hotel was redeveloped into 24 condominiums in the heart of downtown. The renovations were in excess of $3 million and included remodeling of the Jannus Landing courtyard for concerts. Detroit Hotel Condos (Right on Central Ave.) 30. The City moved into the Municipal Service Center in November 1995 after completing a $6 million renovation project. There are currently 500 employees in the building. 31. First Central Tower, The BB&T Building, was purchased by Osprey for $17.4 million in They soon underwent a major renovation project for the lobby and first floor of the tower at a cost of $2 million. 32. Snell Arcade Condos a trademark of downtown, was built in 1928 by Perry Snell. The site housed office space on the upper floors with retail on the first floor. In 1982, the Arcade was accepted into the U.S. Department of Interior Registrar of Historic Places. Today it s office space is being converted to residential units generally ranging in price from the low to mid $300,000. To the north of the Arcade is the original Open Air U.S. Post Office built in the early 20th Century. 33. The McCrory s/alden Redevelopment project is underway. The ground floor will accommodate 12,000 SF of retail with the upper floors of this project dedicated to residential /office condominiums. 34. Holocaust Museum is the second most visited museum in the City. The museum has grown from a 4,000 SF facility in 1990 to a 30,000 SF facility and recently purchased the building currently occupied by Vector Realty in the same block. 8 fourth largest of its kind in the US and it is dedicated to teaching members of all races and cultures to recognize the inherent worth and dignity of human life. 35. Kress Building / Florida Craftsman - all of these renovations were performed in the last seven years. 36. All Children s Facility has been recently renovated. The building is 34,526 SF with three parking lots and is zoned CBD-1. Housed here on the third floor is the City s Business Assistance Center. Florida Craftsman 37. The Arts Center - current location for the organization that houses works from various artists and their mediums as well as a workshop facility. The Arts will be a condominium community that will relocate the Arts Center to a former 62,000 SF bank site to accommodate its growth. The project will include a 6,000 SF Chihuly gallery, retail and two elliptical glass residential towers 30 to 35 stories. The project cost could be as high as $200-million and January 2008 is the proposed completion date. 38. Dome District Streetscape - as a pre-catalysis for growth in this corridor, the city in 1998 completed a large streetscape project from Dr. Martin Luther King Jr. Blvd to 16th Street on Central Avenue. The project consisted of extensive landscaping and upgraded infrastructure that included conduit for high speed communications. The Arts Central is a new residential development under construction by Miles Properties. The five-story residential condominium will have 98 units and ground floor retail. The project s costs are estimated at $20 million Central
9 40. Tropicana Field, home to the Major League Baseball team the Tampa Bay Devil Rays, opened in 1990 at a cost of $138 million. In 1996, the structure had an $85 million renovation to make it a fully functional baseball facility. The facility features the world s second largest cable-supported domed roof, is the first Major League stadium to install FieldTurf (a synthetic grass) and it seats 44,000 persons. 41. Ferg s Sports Bar - originally a gas station, it was converted into a restaurant and has organically grown into the only known example of Key West Industrial architecture. Tropicana Field 42. Main Street Programs (a) Grand Central District has received both State and National designation as a Main Street Area. Over 20 new businesses have located to Grand Central, including 4 restaurants, 2 nightclubs, galleries and frame shops. (b) 22nd Street South has received both State and National designation as a Main Street Area. Recent projects include a newly constructed Achievement Center, the Royal Theater renovation, the redevelopment of the Jordan Park complex, and the construction of a new medical facility and renovated historic building at the Mercy Hospital site. Ferg s Sports Bar (Left on 22nd Ave.) 43. The St. Petersburg Clay Company Train Station is a $1 million adaptive re-use of the 1926 Seaboard Coast Line facility. The artists studios, unique kilns and equipment attract traveling artists from throughout the United States. (Left on 5th Ave. S.) 44. Pinellas County Schools have invested $500 million in new schools to the City of St. Petersburg. An example is Campbell Park Elementary which was completely rebuilt in St. Petersburg Clay Company
10 45. Bayfront Medical Center is a private non-profit hospital that employs more than 2,100 persons. They have nearly 600 physicians on staff at the 502-bed facility that was established in 1906 as St. Petersburg s first hospital. Today they are constructing a new 2-story 11,600 SF surgical center expansion. 46. All Children s Hospital a 216-bed teaching hospital affiliated with USF was founded in Today it is one of two freestanding children s hospitals in Florida and the only one on the west coast. In January 05, they announced plans to construct a new hospital and adjacent outpatient service complex with nearly 1 million SF of space. The $300 million project, currently under construction, will be 8-stories high and have top of the line technology to support the hospital s efforts. Bayfront Medical Center (Left on 4th St. S.) 47. The Sage Condominiums, a development from Miles Properties currently under construction, will consist of 32 units between two courtyard buildings and an 80- unit, 12-story tower. New All Children s Hospital 48. USF/YWCA Family Village opened in September 1998 under the collaboration effort with the City, University and the surrounding community. It provides shelter for women and children plus day care services and training for USF early childhood education students. 49. The $12 million Children s Research Institute opened in The joint effort between All Children s Hospital and USF brings world-renowned researchers and 90 new employees. The Sage 50. Ronald McDonald House (RMH) was added to the All Children s campus in It is the world s largest RMH that serves a single medical center and it provides lodging for more than 2,000 families a year. 51. United States Geological Survey (USGS) is housed in the old Studebaker and Getting Buildings - an addition in They located here as a result of a collaboration among USF Marine Science Department and Progress Energy. They are constructing another addition to the facility that will double the size of their existing location. Ronald McDonald House
11 (Left on 11th Ave. S.) 52. The Windward at the Harborage will be a mixed-use project with 54 condominiums, 3,800 SF of street retail and parking along the existing marina. Project costs are expected to be in excess of $40 million. (Left on 3rd St. S.) 53. Salvador Dali Museum holds the largest collection of works by Dali. On average they have 900 to 1000 visitors a day. Last year they were granted approval to build a new state of the art facility next to the Mahaffey Theatre. This site is expected to become part of the USF St. Petersburg Campus. 54. The Poynter Institute for Media Studies, which owns the St. Petersburg Times as well as other publications across the nation, has its non-profit journalism institute located here. In 2002 they completed a $6.3 million expansion that added classrooms, meeting rooms and an outdoor amphitheater, totaling 26,000 SF - nearly doubling the size of the facility. Windward at the Harborage Salvador Dali Museum (Right on 5th Ave. S.) 55. The Beacon on Third was purchased for $13.5 million and has been converted into condominiums. The 184- unit complex, has prices from $69,000 to $225,000 and sizes range from 489 SF to 1,100 SF. Poynter Institute 56. USF begun construction on the new 700-space Parking Center One to accommodate the increase in students to the campus. On the ground floor will be retail for the area with Barnes & Noble being one of the larger tenants.
