1 Focus St. Petersburg Bus Tour Downtown St. Petersburg (Start at Bank of America Tower) 1. Bank of America Tower (elevator to Carlton Fields conference room) - overview of downtown and point out the new developments discussed so far on the trip as well as those that have been missed. Progress Energy Park Mahaffey Theater Albert Whitted South Core Garage Mid Core Garage & Retail Signature Place Bayway Lofts Ovation 2. Progress Energy/Kessler Site is currently under construction with the new Progress Energy HQ tower. The tower will be 200,000 SF and will house 500 employees. Kessler will begin construction in August on the eastern section of the property and build a 205-room Westin Grand Bohemian Hotel along with 62 residential units. (right on 2nd Ave N) 3. BayWalk, a retail destination opened November 2000 with 3 million visitors it s first year. In 2001, the City was awarded the Florida Redevelopment Associations New Building Project of the year for BayWalk. The Entertainment complex and parking garage was a collaborative effort between public and private funds. The City assembled two full blocks and was responsible for the 1300 space parking garage and the infrastructure for the project (total cost to City was approximately $12.8 million). The private sector comprised of the Sembler Company and Muvico were responsible for the building of the entertainment complex and the management and leasing services. The private sector contributed over $31.4 million to BayWalk. (straight to Pier and circle around access road)
2 4. The World Famous Pier is the landmark for the City of St. Petersburg. Originally built in 1899 by Peter Demens, the pier was the focal point for the city. In 1988 the Pier was completely renovated and took on the new image you see today. This city owned property is managed by Urban Retail Properties and is primarily a tourism destination with unique retail and restaurants on site. The city is gearing up to conduct a visioning process for the Pier and to gather information on ideas for reworking the landmark. (Right on Bayshore Drive to 5th Avenue North then left on 5th Avenue) 5. The Renaissance Vinoy Resort was built in Restored in 1993 at a cost of $96 million. 363 guest rooms with golf, tennis and a marina. The Resort expanded its conference meeting capacity to 47,000 square feet making it one of the largest in-house hotel conference facilities on Florida s west coast. 6. Next to the Resort is the Vinoy Place Condominium project, completed in 2003 at a cost of $60 million. The residential project has 10 townhomes and 92 condominium units overlooking Tampa Bay with resale values ranging from $1,140,000 to $2,500,000. (Left on Beach Drive) Beach is one of two Opus South projects in downtown. This project will feature a 316 foot structure with 91 condominium units surrounded by a low rise structure consisting of retail that fronts on Beach Drive and 4th Avenue North while townhomes will be located off of 5th Avenue NE. Construction of the $85 million project has begun and completion will be late Straub Park represents a portion of the city s waterfront park system stretching for 7 miles from 30th Ave N through Lassing Park in the Old Southeast neighborhood. (Restricted use by City Charter) 9. Parkshore Plaza is the other Opus South project for downtown. This site has a 30-story tower with 120 condominium units, surrounded by a three story structures which will provide 25,000 square feet of retail space and amenities for the residential complex. The $80 million development includes parking to accommodate all aspects of the project, prices started at $500,000 to $3-million.

The Cloisters is the first of the new downtown condominium projects that started in the late 1990 s This 14-story project has 32 residential units that originally were priced from $350,000 to $550,000. On the ground floor is retail that fronts Beach Drive. 11. Museum of Fine Arts - one of 6 museums located in the immediate downtown area. The museum is slated for an expansion of its existing structure. 12. Located on the former site of the Soreno Hotel, is JMC Communities 51-unit Florencia, a 21 story, luxury condominium project. Prices range from $375,000 to $1,950,000. Two shops offering luxury home furnishings front Beach Drive. 13. JMC Communities completed the Hampton Inn Suites in January The 92-unit hotel is one of the few constructed and financed hotels after 9/11. The project was constructed at a cost of $5 million. 14. The Historic St. Petersburg Yacht Club totally rebuilt their facility and constructed a new parking garage. They were the original sponsor of the historic and prestigious (now discontinued) St. Petersburg - Havana race. They now sponsor a race from the area to Isla de Las Mujeres Mexico during the Regatta del Sol Al Sol. 15. Ponce de Leon Hotel has also undergone renovations over the past year. The location has a new restaurant and piano bar. (Right on Central) 16. Tropicana Lot is a full city block that is in the heart of the downtown Central Business District (CBD). The block is considered ground zero for downtown and has the ability to accommodate a mixed-use project consisting of office, retail and residential. 17. The 111-year old Detroit Hotel was redeveloped into 24 condominiums in the heart of downtown. The renovations were in excess of $3 million. 18. The City moved into the Municipal Service Center in November 1995 with $6 million in renovations & furniture. There are currently 500 employees in the building.
4 19. First Central Tower/BB&T Florida HQ Building was purchased by Osprey in 2003 for $17.4 million. They completed a major renovation project of the lobby and first floor of the tower at a cost of $2 million. They are now renovating each floor as leases come up for renewal. This is the first major acquisition in St. Petersburg for the Sarasota based Osprey. 20. The Snell Arcade, a trademark of downtown, was built in 1928 by Perry Snell. The site housed office space on the upper floors with retail on the first floor. In 1982, the Arcade was accepted into the U.S. Department of Interior Registrar of Historic Places. Today it s office space is being converted to residential units generally ranging in price from the low to mid $300, The Mc Crory s/alden Redevelopment project is underway. The ground floor will accommodate 12,000 SF of retail with the upper floors of this project dedicated to residential / office condominiums. 22. Holocaust Museum is the second most visited museum in the City. The museum has grown from a 4,000 SF facility in 1990 to a 30,000 SF facility and recently purchased the building currently occupied by Vector Realty in the same block. The Holocaust Museum is the fourth largest of its kind in the US and it is dedicated to teaching members of all races and cultures to recognize the inherent worth and dignity of human life. 23. All Children s Facility has recently been renovated. The building is 34,526 SF with three parking lots. The City s Business Assistance Center is located at this site Central - once housed Franklin Templeton, the company outgrew this location and relocated and expanded to the Carillon area. This site has been renovated and is 100% occupied. Recently the ownership received approval for two additional office towers and a parking garage to accommodate the developments. One tower would be located next to the existing building and the other tower and parking structure would be built across 1st Ave South. 25. The Arts Center - current location for the organization that houses works from various artists and their mediums. Art Village will be a condominium community that will relocate the Arts Center to a 62,000 SF site to accommodate its growth. Dale Chihuly world renowned art glass sculpture will open his first permanent gallery at this site. The 2.5 acre site will cost $200 million with the residential piece being two elliptical towers. The mixed-use project will have a total of 50,000 SF of retail space and parking to accommodate the entire project.
5 26. Tamarind on Central is a proposed mixed-use project with a 27-story tower. There will be 285 residential units and approximately 31,000 SF of ground floor retail space with a 430-car parking structure Central is a Miles Properties mixed-use project that is currently under construction. The sold out property will have 114 residential condominiums in a 5-story structure. Ground floor retail and parking to accommodate the project will be on site. Dome District street improvements and landscaping was a commitment by the City to upgrade and beautify the avenue from Martin Luther King, Jr. Street to 16th Street. In the upgrade, an infrastructure that would accommodate cable access for high-speed connections was added to make it one of the best wired areas in downtown. 28. Grady Pridgen Inc. has proposed a mixed-use project that includes the Florida Sports Hall of Fame Museum. The project would have 326 residential units, office space, restaurants and retail. Main Street Programs (a) Grand Central District has received both State and National designation as a Main Street Area. Over 20 new businesses have located to Grand Central, including 4 restaurants, 2 nightclubs, galleries and frame shops. (b) 22nd Street South has received both State and National designation as a Main Street Area. Recent projects include a newly constructed Achievement Center, the Royal Theater renovation, the redevelopment of the Jordan Park complex, and the current construction of a new medical facility and renovated historic building at the Mercy Hospital site. (Left on 22nd Street) 29. The St. Petersburg Clay Company Train Station is a $ 1 million adaptive re-use of the 1926 Seaboard Coast Line facility. The artists studios, unique kilns and equipment attract traveling artists from throughout the United States.
6 30. Dome Industrial Pilot Project is a 16-acre (mol) IP-1 zoned site located on the edge of Downtown St. Petersburg. The City acquired over 60 independent properties to bring together one contiguous tract. It was sold under an RFP to the Department of Labor for a new Job Corps Site that will be built in Next to the pilot project is the Manhattan Casino a historic site purchased by the City in order to revive the landmark building. Approximately $3 million is allocated through grants and other funds to assist in the renovation. 31. St. Petersburg Housing Authority s Achievement Center is a $4 million project and home to St. Petersburg College s Midtown Campus. This facility houses high school/college credit programs, entrepreneurial assistance, and personal development and life skills classes. A daycare is available for students taking classes at this location. 32. Royal Theater (Boys & Girls Club) historic building has completed an extensive renovation. In addition to a stage and theater, the facility houses various studios, including art and dance. 33. Mercy Hospital Site was a $4.4 million collaborative effort to substantially renovate the 1923 Mercy Hospital Building, construct a 21,000 sf addition to house the pediatric, dental, internal medicine and community health services of the Johnnie Ruth Clarke Health Center and provide future retail and residential development on outlying parcels. Construction of the health center has been a critical ingredient in meeting the needs of a community underserved by medical providers. Opened in March 2004, the health center now provides low-cost medical care for the community and surrounding neighbourhoods. 34. Tangerine Area Community Reinvestment Area (TACRA) is a redevelopment area of approximately 21 acres at the intersection of 22nd Street and 18th Avenue South. On the north east corner, a new 38,000 SF Sweet Bay Grocery Store is under construction with an additional 9,000 SF of retail space. The city is close to completing the purchase of the remaining land for the TACRA project and is currently in negotiations to identify a bank for the south west corner of the intersection.
7 35. Lake Maggiore is a 380-acre lake with an adjacent 1,200 acres of city land that includes Boyd Hill Nature Park. Currently the lake is undergoing a $13 million restoration that will be competed this fall. Southwest Florida Water Management District, Swiftmud, is splitting the bill with the city for the clean up. Prior to the clean up, the city had archeologists research the lake for possible archeological hot spots. They located four sites in the lake s southwest corner, and those areas were not dredged. Two acres of adjoining city land will become a boundless playground, where children with physical disabilities can enjoy at least 70% of the activities without leaving their support equipment. (Left on Lakeside Drive then left on 20th Street South, right on 26th Avenue South and left on 16th Street South) th Street South Business District contains new businesses and new developments. New businesses include Blue Nile restaurant and PeaceSonian News. New development along this section is the 16th Street Plaza and John Hopkins Middle School. 37. Midtown has their first full service walk-up Post Office location. Under an agreement with the US Postal Service the City of St. Petersburg helped fund the construction of this addition to the distribution facility. Pinellas County Schools have invested $500 million in new schools to the City of St. Petersburg. An example is Campbell Park Elementary which was completely rebuilt in (Left on to 5th Avenue South) 38. Tropicana Field, home to the Major League Baseball team the Tampa Bay Devil Rays, opened in 1990 at a cost of $138 million. The facility features the world s second largest cable-supported domed roof, is the first Major League stadium to install FieldTurf (a synthetic grass) and it seats 44,000 persons. (Right on 4th Street S) 39. Bayfront Medical Center is a private non-profit hospital that employees more than 2,100 persons. They have nearly 600 physicians on staff at the 502-bed facility that was established in 1906 as St. Petersburg s first hospital. Recently, they completed an expansion of the surgical center with a new 2-story 11,600 SF addition.
8 40. All Children s Hospital a 216-bed teaching hospital affiliated with USF was founded in Today it is one of two freestanding children s hospitals in Florida and the only one on the west coast. In January, they announced plans to construct a new hospital and adjacent outpatient service complex with nearly 1 million SF of space. The $300 million project will be 8-stories high and have top of the line technology to support the hospital s efforts. 41. USF/YWCA Family Village opened in September 1998 under the collaboration effort with the City, University and the surrounding community. It provides shelter for women and children plus day care services and training for USF early childhood education students. 42. The $12 million Children s Research Institute opened in The joint effort between All Children s Hospital and USF brings world-renowned researchers and 90 new employees. 43. United States Geological Survey (USGS) is housed in the old Studebaker and Getting Buildings - an addition in They located here as a result of a collaboration among USF Marine Science Department and Progress Energy. They are now constructing their third addition to the facility. 44. Ronald McDonald House (RMH) was added to the All Children s campus in It is the world s largest RMH that serves a single medical center and it provides lodging for more than 2,000 families a year. The City worked on street improvements in the Bayboro area at a cost of $3,600,000 (55% public, 45% private). The renovations included new lights, street signage and landscaping improvements. (Left on 13th Avenue South then left onto 3rd Street) 45. National Oceanic and Atmospheric Administration s (NOAA) National Marine Fisheries Service (NMFS) has relocated its Southeast Regional Office (SERO) to 54,000 SF in the Bayboro station. 46. Windham at the Harborage This mixed-use project includes 55 condominiums, street retail, parking and new restaurants to the existing marina. Project costs are expected to be over $40 million.
9 47. Salvador Dali Museum holds the largest collection of works by Dali. On average they have 900 to 1000 visitors a day. Last year they were granted approval to build a new state of the art facility next to the Mahaffey Theatre. This site is expected to become part of the USF St. Petersburg Campus. 48. The Poynter Institute for Media Studies, which owns the St. Petersburg Times as well as other publications across the nation, has its non-profit journalism institute located here. In 2003 they completed a $6.3 million expansion that added classrooms, meeting rooms and an outdoor amphitheater, totaling 26,000 SF - nearly doubling the size of the facility. 49. USF St. Petersburg Campus - was established in 1965 with a City investment of $14.5 million in property and infrastructure. Currently the campus has more than 6,000 students attending classes here with an estimated 12,000 to be utilizing the facilities in the coming years. Adjacent to the Port of St. Petersburg is the Knight Oceanographic Research Center where the USF Marine Science Department is housed, and the Florida Department of Environmental Protection s Marine Research Institute. More than two dozen public and private agencies comprise the marine science community making it the largest such community in the SE United States. USF is completing a new 700 space parking deck to accommodate the increase in students to the campus. On the ground floor will be retailer, Barns & Nobles. The first on campus student housing project is under construction in the north ease part of the campus. The 7- story, 354 bed housing complex will be open Fall (Right on 5th Avenue South) 50. The Carlton Towers was purchased for $13.5 million and converted into condominiums. The complex, now called the Beacon on Third has 230 units ranging from 489 SF to 1,100 SF.
10 51. Albert Witted Airport is approximately 100 acres and owned by the City of St. Petersburg. A new master plan has been approved and a new terminal building with an observation deck, restaurant and public art and gallery space for aircraft-themed exhibits will begin construction this year. A new traffic control tower in excess of $4 million has been announced and viewing park is also in the plan. (Left on to 4th Avenue South) 52. The Madison is a 277-unit luxury apartment and townhouse project by ZOM Development. With a project cost of $30 million, it was the first high end rental neighborhood in downtown St. Petersburg. In 2004 this project was converted to condominiums. (Right on to 3rd Street South) 53. Urban Edge is a proposed 31-story glass elliptical tower with 176 residential units, office space and street level retail. First Dartmouth Homes is the developer and it s expected construction costs are $65 million. 54. Osprey will be constructing a mixed-use project with retail on ground floor and residential units above. The project will complete the University Village center. 55. University Village, developed by the Sembler Company is a 51,000 SF Publix tenant anchored shopping center located in the CBD of St. Petersburg. Across the street the 14,000 SF CVS was modeled after the Center. The two project costs are estimated at $9.6 million. 56. Aveda has a cosmetology institute and academy for advanced training that they brought to the city in late On site is also a retail outlet for Aveda products. This was the first institute for them in the State of Florida. (Right on 1st Avenue South to Bank of America) 57. McNulty Lofts is an 85-unit project developed by Echelon. The lofts ranging from a one bedroom at 943 SF to a twolevel penthouse at 2,381 SF, were constructed above an existing garage structure. Prices started at $185,000 and went to the mid $500,000 s at pre-construction.

12 Progress Energy Park - home to the Tampa Bay Devil Ray s Spring Training. Mahaffey Theater - has recently undergone an upgrade on façade and interior renovations in excess of $20 million. A new level of parking will be built onto the existing parking garage when the paved area in front of the theater is taken out and replaced with a new park. Near the theater is where the Dali Museum is planning on building their new $20-million facility if granted funding from the State in this budget year. The Honda Grand Prix of St. Petersburg was run on the downtown waterfront streets and part of the Albert Whitted runway the first weekend in April of this year. This was the second year that the Indy Series Racing came to the streets of St. Petersburg. An estimated 100,000 spectators came out for the race this year and it was televised to 173 million households in 192 countries. Signature Place is a new contemporary style condominium tower that has been proposed for the Cramer building site. The 200,000 SF tower will be demolished in the next month to accommodate the new project. The structure was designed by internationally acclaimed designer, Ralph Johnson, of Perkins+Will. The 34-story triangular tower will be the main building with a five-story parking garage, a six-story 40,000 SF office building and 15,000 SF of ground level shops and restaurants. The project is estimated at $125-million and will begin construction South Core Garage - Currently the home to Progress Energy. Mid Core Garage & Retail - The city worked in conjunction with the Baywalk project to bring parking to the downtown retail component. Beneath the garage is retail space that allows a flow of retail on the downtown streets. Baywalk Ovation - this project will be developed by Sembler & JMC Communities. It is to be a 26- story condominium tower with Estate Condos (3,600 to 5,200 SF) on top of a parking garage and 18,000 SF of ground floor retail. Construction will begin middle of 2006 and estimated construction costs are at $80 million. Bayway Lofts - Local developer Grady Pridgen has submitted plans to the City to develop Bayway Lofts, four towers on a parking deck with an 80-unit hotel component tentatively planned. Two towers will be 34-stories and will contain residential units.
