4 Proposed Site Plan In addition to the commercial space, The Kerns includes plans for over 100 loft apartments located on the southern and eastern edge of the campus. The parking field for The Kerns, shown above is one feature which sets it apart from similar downtown redevelopment projects. With over 500 surface parking spaces our tenants will have no problems ensuring that parking will not be an issue for their guests and employees. This also bypasses the need to park and walk faced by many commercial developments in the downtown area.

5 Area Development & Attractions Downtown Knoxville University of Tennessee Campus South Waterfront District The Kerns campus is conveniently located within both walking and biking distance of three of Knoxville s principal municipal draws. These are: Knoxville s Downtown Area. The University of Tennessee Campus The South Knoxville Waterfront District In order to better illustrate the draw The Kerns offers its tenants, we will analyze each of these individually on the following pages.

6 The University of Tennessee Campus The University of Tennessee has a current enrollment of over 27,000 students across its undergraduate and graduate programs. The center of the campus is located less than one mile from The Kerns Restaurant and Entertainment District: UT s 400 acre campus is currently undergoing over $1 Billion Dollars worth of redevelopment across several different projects using both private and public funds. These funds are being used to remodel Cumberland Avenue, fund new student housing projects, build new labs, update infrastructure, and will ultimately add over 1 million square feet of buildings to the campus. Neyland Stadium, the epicenter of UT football, seats 102,455 and is located just over the river within site of The Kerns. Over 1700 Academic Staff are retained by the University across its colleges along with almost 10,000 administrative staff.
