However, the following are a few important points you should bear in mind when living in student accommodation. Council Tax University residences are exempt and so is most private accommodation occupied by students on production of proof of enrolment at the University. TV Licences Student accommodation is not exempt and a TV licence is required. Short stay accommodation A list of local hotels, guesthouses and hostels for short visits is available from the Accommodation Office or on the University website. 2 The Accommodation Service Northumbria University can house most first year UK undergraduates from outside the local area and new overseas students who require accommodation and apply in good time. Some UK postgraduates can also be offered accommodation. Because priority is given to new students when offering University rooms, most second and third year students live in privately rented accommodation of which there is a plentiful supply in Newcastle. University residences provide a great environment for UK and overseas students to mix. Students have a unique opportunity to develop culturally as well as academically, as there are students from around the world living in our residences, for example from China, Malaysia, Thailand, India, and North America, as well as European countries such as France, Germany, Spain and Greece. Local Students from within NE1 18, NE20 42, DH2, 3, 4 & 9, and SR1 6. Unfortunately, owing to demand from students outside Tyne and Wear, the University is unable to offer rooms to local students before the start of the academic year. However, you may still apply for accommodation and your application will be placed on a waiting list for vacancies that may arise after the start of term see How to apply on page 17 for more details. Newcastle upon Tyne is a thriving city with a large student population attending Northumbria University, Newcastle University and Newcastle College. The number of students has increased rapidly in recent years, but there is a lot of University and private accommodation. There are over 19,000 full-time students at Northumbria s Newcastle and Coach Lane campuses, and about 3,700 bedrooms in various University residential schemes. Applying for Accommodation All undergraduates and postgraduates should apply online. Complete your application in full, together with your preferences. Most University flats are let to mixed sex groups but there are some flats reserved for single sex groups. We cannot guarantee to meet your preferences. Please make sure that you make the required number of accommodation choices, as the most popular residences do fill quickly. Allocation Policy The Accommodation Office allocates accommodation to applicants who meet the necessary criteria in date order of receipt 1

3 Accommodation Options for New Students University Accommodation The University provides accommodation in its own Halls of Residence, with or without meals, and in self-catering flats for groups of students sharing. The University also has letting or management arrangements with private owners and Housing Associations. All accommodation is close to or within easy travelling distance of the University. Further details are on pages Adapted Accommodation The University provides adapted accommodation for students with disabilities. This includes some rooms adapted for wheelchair users in the City Campus s Claude Gibb Hall, in Glenamara House and Camden Court, as well as part-adapted flats at the Coach Lane Campus in Rothbury Hall and at Stephenson Building in Shieldfield. In addition, there are some rooms adapted for hearing impaired students at Glenamara House, at the Coach Lane Campus, at Claude Gibb Hall, at Marleen Court and at Knoll Court. For more advice and information, please contact the Accommodation Office, or the Disabilities Adviser, Student Services, Northumbria University, Northumberland Building, Newcastle upon Tyne, NE1 8ST Tel (0191) sv.disability@northumbria.ac.uk Private Renting A large number of privately rented flats and houses are advertised in Newcastle from January onwards, and students are advised to view properties and satisfy themselves as to suitability before signing a contract. Profile Jeff Elliott House Manager, Stephenson Building I started working for the University in April 1996 at Stephenson Building as the Senior Caretaker Warden, prior to that I worked for Newcastle University as a Senior Caretaker Porter and livein Warden. In 2000 I transferred to Lovaine Flats in the city as House Manager; I stayed in this post for two years before returning to Stephenson building as House Manager. I have over 15 years experience working in varied student accommodation in the two universities and 22 years in the Armed Services; all my past experience has been with adults of a similar age, I have travelled to most corners of the world so can appreciate the concerns residents have living away from home. The Accommodation Office will offer advice and assistance wherever possible. If you would prefer to find your own accommodation rather than apply to us, you are most welcome to use our service at any time. This may appeal particularly to deferred entrants or older students. Adapted accommodation in Glenamara House If you have applied to us for accommodation, but subsequently find your own accommodation and therefore wish to withdraw your application, please advise us accordingly. Cost of Accommodation A guide to accommodation costs is included in this booklet, where appropriate, these include estimates of fuel and internet prices in 2010/11. Actual rents will be fixed in spring Profile James Clark Student Assistant University Accommodation general information Study bedrooms: Accommodation is provided in single study bedrooms. Most rooms have a usable floor area of 9.5m 2 to 10m 2, (i.e. excluding the private bathroom, if applicable), furnished with single bed, wardrobe, desk and chair, etc. Some residences have larger or smaller rooms or a range of room sizes, and a guide to room sizes is given in the description of each residence. Shared kitchens are equipped with cooker, fridge/freezer, microwave oven and most have a vacuum cleaner. Fuel: Accommodation fees often include average consumption for heating and lighting; where gas and/or electricity is not included you should allow on average 10 per week. Check individual residence descriptions and the price guide for more information. The University has a developing environmental policy to reduce carbon emissions. Students will be encouraged to conserve energy in residences and rewards and incentives are under consideration for students in our accommodation in 2010/11. Insurance for your personal possessions is included in the rent, where the building is managed by the University. Students can top up the policy for valuable items or items outside the room; more details will be sent with your offer of accommodation. Where the building is not managed by the University, insurance is often included; again, check individual residence descriptions and the price guide. Telephone/internet access: Most residences have this facility although the type of provision does vary. See the individual residence descriptions for more information. Living in Halls of Residence when you first move to University is the ideal way to settle into life away from home and to meet new people. I made the decision to live in Knoll Court in my first year; it was the first time I had truly been living away from home. You meet so many new people in your first weekend that you suddenly feel a lot better, knowing that everyone is in the same situation as you. Knoll Court is a really social place, and everyone wants to get on and get to know each other, it is an amazing atmosphere there. It is for this reason; I am now entering my third year of living at Knoll Court. In 2008, I applied to become a Student Assistant within Accommodation Services, which basically means that I, along with two other colleagues, provide out-of-hours support to students dealing with pastoral issues and a wide variety of other problems. The reason I applied was because I wanted to be able to pass on my experiences, and to help other people overcome the difficulties that I faced in my first year, plus living in halls with the students means that I also get to enjoy the social life too. Please note that peer-to-peer file sharing is not available. Bedding is not provided. Bedding can be hired for the whole academic year if required in the University s own residences. Parking is not available on the City and Coach Lane campuses and in several other residences. Where parking is provided, spaces are usually limited and offered on a first come, first served basis after room offers have been confirmed. In most cases an annual charge is payable. See the relevant residence description for more information. There is now a great alternative to owning and bringing a car to University with you. Option C Car Club provides access to cars on a pay as you drive basis. For more information go to Contracts and Tenancy Agreements: Please note that in all University accommodation, students are expected to pay for a full year and will have to sign a binding Tenancy Agreement for the appropriate length of contract usually at least 43 weeks. As property types and locations vary throughout the city, we recommend you view the accommodation when you receive an offer of a room. Students who wish to move out during the year will only be given permission once a suitable replacement Northumbria student has been found by the tenant to take over the contract and on payment of an administration fee. The replacement student must not currently live in any of the residences. Students who vacate their rooms in May or June, before the end of contract are not entitled to any refund. 2 nu

10 Private Renting Most continuing students live in privately rented accommodation, but new students can opt for private accommodation as well. A detailed guide to Flat Finding which is updated annually in January is available on the University website. Most rented properties are available to groups of between two and six students and are within a 2-mile radius of the city centre. Charges and standards of this type of property vary considerably There are a large number of properties available, although single person flats and unfurnished flats are seldom offered. From around May, many landlords will accept their chances of leasing to an organised group of students is unlikely and will then start to assemble flat sharers into groups themselves. The benefits of privately rented accommodation include being able to choose your own accommodation and deciding with whom to share. All rented property for five or more students, on three or more floors large houses and upstairs Tyneside flats with attic rooms must be licensed as Houses in Multiple Occupancy (HMO) by Newcastle City Council and observe a strict code of standards fire alarms, gas and electricity certificates, security and management certificates, etc. Full details can be found on Newcastle City Councils website at Landlords of smaller student properties are encouraged to participate in the Shared Housing Accreditation scheme (details at Although compliance for this scheme is voluntary, you should try to select a property where the landlord has either joined this scheme or has a registered HMO and you can therefore be assured of the safety standards provided. We strongly advise you to view any property in person before agreeing to accept a tenancy and signing a contract. If possible, you should arrange a visit to Newcastle a few weeks before the start of the academic year and be prepared to pay rent from that time, although this will depend on individual negotiations with the landlord concerned. We strongly recommend that you do not make a long-term commitment to a property over the internet from overseas. It is much more advisable to visit Newcastle, inspect the property and sign a contract after arrival. It may be possible to book temporary overnight accommodation (until early September) during the summer in the University Halls of Residence as a base from which to seek privately rented accommodation. Bookings should be made in advance by telephoning the Accommodation Office and asking for short stay accommodation for students. Students are legally responsible for leases and tenancy agreements and should seek advice from the Accommodation Office if they are at all unsure of the terms or validity of agreements before accepting. The University has contact details for many landlords and agents on our website and there are several Estate Agents and Letting Agents located in the city centre near the University campus offering rented accommodation throughout the Newcastle area, as do a number of student accommodation websites. HOW TO APPLY FOR ACCOMMODATION 2010/11 ENTRY All applications should be made online using the application form on the University website: UK UNDERGRADUATE STUDENTS When shall I apply? Applications for accommodation can made from January 2010 onwards, if you have accepted Northumbria as your Firm or Insurance offer through UCAS. You should receive an acknowledgement on submission of a successful application. Additional information will be sent to you depending upon your status. When will I be offered a room? (i) Students holding Unconditional Firm offers We start offering rooms from June/July onwards to students with unconditional offers. (ii) Students holding Conditional Firm offers You will be made an offer of accommodation when your status changes from conditional firm to unconditional firm. Most student offers are dependent upon A level results. If you do not satisfy the entrance criteria, for example if your grades or points are not quite high enough or one of your exam results has not been received, you will EITHER be informed by UCAS that you have been unsuccessful, OR the status of your application to the University will remain unchanged at Conditional Firm, as you are still being considered for a place on your chosen course or an alternative. In these circumstances, if you are subsequently offered and accept a place on your original course or an alternative, either through your original application or via clearing, it is essential that you phone the Accommodation Office at once (quoting Ref CF1) and confirm that you wish your application for accommodation to be considered. Although the Accommodation Office is advised about changes in course offers after A level results, you ll know before us, so it will be very helpful if you phone the office to ensure your application is dealt with as quickly as possible at a very busy time. You need not wait for written confirmation of your revised offer, as long as you have verbal confirmation that the offer is definite and not subject to conditions. (iii) Students with Conditional Insurance or Unconditional Insurance offers If you are not accepted by your firm choice of institution after results are published and you become unconditional at Northumbria, please contact the Accommodation Office if you require accommodation. Please note that, given the high demand for campus accommodation, priority is given to applicants who make Northumbria their firm choice. The most popular residences will be not be available to Insurance applicants, but we should be able to arrange accommodation. (iv) Students with late Unconditional offers, via clearing You will need to make an accommodation application unless you have done so previously and contact the Accommodaion Office. What are the chances of getting a University room? There is plenty of student accommodation in Newcastle and we can normally arrange accommodation for new nonlocal students who need accommodation and who apply early enough. If your application is received before August, and you are an unconditional or conditional firm applicant, we should be able to offer a room in one of the University residential schemes described in our booklet. BUT, please note that most students request the main University residences on or near the City Campus and we may not be able to meet your particular preferences for accommodation. If you are an insurance applicant, or apply before August, we should be able to arrange a room in one of the University residences, or in one of the privately managed residences, some of which are described in this brochure, or arrange other private accommodation. 16 nu

11 UK POSTGRADUATE STUDENTS Please apply when you have received an offer at the University and definitely intend to take up the place. Please indicate the type of offer conditional or unconditional. We will offer rooms from June/July onwards. LOCAL UK STUDENTS Prospective local UK students, from within NE1 18, NE20 42, DH2, 3, 4 & 9, and SR1 6: Unfortunately, owing to demand from students outside Tyne and Wear, the University is unable to offer rooms to local students before the start of the academic year. However, you may still apply for accommodation and your application will be placed on a waiting list. Some vacancies arise after the start of term as a result of students leaving the University and also as a result of students who wish to move out during term-time and need to find a replacement student for their room. Quite a number of local students obtain rooms this way in the first few weeks of term so we would encourage you to go on the waiting list if you are keen to attend Northumbria. POINTS TO REMEMBER 1. Offers of accommodation are sent from June/July onwards. This offer is valid for seven days, after which the offer will be withdrawn. 2. You will need to read and sign your Tenancy Agreement within the seven day period. Please remember this is a legally binding contract. 3. You will need to pay a non-refundable deposit to confirm your room (exact amount depends on the particular residence). 4. If you will be away from your home and unable to access your information please ensure you leave instructions for your parents or a relative to act on your behalf. Offers of accommodation will be held open for a seven day period only. 5. If you wish to withdraw your application for accommodation please notify the Accommodation Office immediately. Please note that information about withdrawals and other matters is not necessarily passed on by academic or administrative staff in Admissions or Academic School offices. OVERSEAS AND EUROPEAN STUDENTS All applications should be made online using the application form on the University website When should I apply? You should apply for accommodation when you have been offered an unconditional place at the University, i.e. a place which is not dependent on exam results and you definitely intend to come to study at Northumbria University. If you have a conditional offer you can still apply for accommodation if you are sure you will satisfy the entrance requirements and intend to come to Northumbria. What are the chances of getting a University room? Single students Northumbria University can offer a room to overseas students, for their first year here, who are coming to the University for at least a full academic year of study and whose application for accommodation is received by the University before 1 August Most European students can also be offered accommodation if they apply in good time as well as students studying for a single semester. However, because demand for the most popular campusbased University rooms is very high, it will not be possible to give everyone their first choice of accommodation. That s why we ask you to select several preferences for accommodation in your application. Married students or couples The University only has a limited amount of accommodation for married students or couples some self-contained apartments or rooms in Halls or flats sharing with other students so you may need to come and look for private accommodation. Couples with children will also need to come and look for private accommodation, as the University does not have any suitable accommodation for families. Please note, if you do move into University accommodation you will have to occupy and pay for the room for a whole year and sign a contract to this effect, so we would not advise moving into University accommodation if you do not want to stay for your first academic year. What do I need to do when I receive an offer of accommodation? You will receive various documents about your accommodation including a Tenancy Agreement for your first year of study. This is a binding contract for at least 43 weeks in most residences. You will need to read, sign this and submit it to the Accommodadtion Office, together with a non-refundable deposit of to confirm your room (exact amount depends on the particular residence). This should be done within 10 days; after 10 days the offer will be withdrawn. What if I decide not to attend your University after I have applied for, or been offered, accommodation? If you wish to withdraw your application for accommodation please notify the Accommodation Office immediately. We rely on such communication and display of goodwill to speed up the allocation of accommodation to new students. Please note that information about withdrawals and other matters is not necessarily passed on by academic or administrative staff in Admissions or Academic School offices. What if I want to arrange my own accommodation? If you do not wish to apply for University Residences, you can arrange your own private accommodation and rent a flat with other students. If you require this kind of accommodation, you will need to allow yourself time to come to Newcastle before your course starts so that you can look at the accommodation available. To consult our Flatfinding Guide, look at the University website: If you want to find private accommodation, you should arrive well before the start of the academic year to look at the flats and houses that are available in Newcastle, and the University Accommodation Office will try and assist you in your search. You can stay for a few days in the University residences on the City Campus while you look for private accommodation. This temporary accommodation is available at a cost of about per night from August 2010, but only until 4 September 2010 at the latest. If you want to book temporary accommodation, please rc.reservations@northumbria.ac.uk a week or two before your arrival. After 4 September, temporary accommodation is available in hotels or hostels check the University website for more information. Personal data given in your application will only be used in compliance with the Data Protection Act If you are allocated Accommodation in privately owned residences essential information will be shared with the company concerned. 18 nu
