THE CONCEPT FABRIK8 WAVERLY OFFERS TO MODERN COMPANIES AN OPTIMAL WORKING ENVIRONMENT TO THEIR HUMAN RESOURCES. MORE PRECISELY, FABRIK8 AIM TO GIVE A COMPETITIVE ADVANTAGE IN RECRUITMENT AND EMPLOYEE RETENTION. The complex is articulated around of three main themes: Business efficiency Work environment Wellbeing of employees In order to do this, Fabrik8 announced his plan to pursue WELL Certification by the International WELL Building Institute (IWBI ) through its WELL Building Standard (WELL), which is the premier building standard to focus on enhancing people s health and wellness through the built environment. The project also focuses on the integration of physical activity and healthy eating in the workplace. The sports center on the roof and the cafeteria on the ground floor, both parts of the common areas, are two of the additional elements to achieve this objective for the benefit of employees and businesses. Rue de Castelnau Fabrik8 Waverly will be one of the first buildings to acquire this certification in Montreal. 5

It s also a privileged place to sit at a table with colleagues for breakfast / lunch or to enjoy the delicious healthy options prepared by the chef and his team. 100% furnished, you will find spacious tables that can seat large teams, alcoves for business lunches and, upon reservation, three private rooms for clients presentations or team meeting around a meal. 10 Annexed to the lounge, the professional kitchen will allow your team to eat directly on site, with a wide choice of healthy foods. Fabrik8 café is not a food concession and is not open to the public (except for your clients or guests). This allow us to keep control on the menu, quality and cost. While the square footage, the equipment and maintenance are included in the rent, the cost of food and staff are amortized by the sales. With the access control chips, each employer can effectively organize a benefits system on food for their human resources, either by a discount percentage, fixed amounts or an expense account. 11 Inspiration photo Inspiration photo SPORTS CENTER 19 The objective of the gym is to provide an easy access to the installations to as many workers as possible regardless of their level, age or gender. All operation costs are included in the rent, which allow an unlimited access to the businesses employees of the complex, without any extra charge. Located on the rooftop mezzanine, the gym is about 6000 sq. ft. It will include a free weight and a CrossFit section, cardio equipment and more. Qualified staff will offer several courses like spinning, yoga, boxing, jogging and more, depending on tenants interests. Adjacent to the training room, the rooftop multi-sports court has been designed to play soccer, basketball and deck hockey from May to October. In winter, a refrigerated ice rink will be available for hockey and skating. It will also be possible to book the multi-sports court for private teambuilding sessions. Leagues/ tournaments interenterprise will also be organized. In partnership with Uniprix Stadium and Tennis Montreal, tennis activities will also be offered as well as running sessions in the park.

It will also be possible to book the room for external events. 13 OUTDOOR SPACES 23 The Fabrik8 Waverly project offers several private and common outdoor spaces. Each floor has balconies and terrace, accessible from some private offices. Several common outdoor spaces are also available for all workers such as the inner courtyard on the ground floor, the backyard lounge terrace and the rooftop bar terrace area. Montreal, October 23 rd 2017 Lima Immobilier announces today its plan to pursue WELL Certification for its Fabrik8 Waverly project, by the International WELL Building Institute (IWBI ) through its WELL Building Standard (WELL), which is the premier building standard to focus on enhancing people s health and wellness through the built environment. Now registered for this pioneering new building certification program, Fabrik8 Waverly will be one of the first building to achieve it in Montreal. Before even knowing that the Well certification existed, we were already planning to push further the work environment in a wellness perspective for users. When I learned about this new certification, I knew I had to get it as it summarises in data and facts what I was already trying to do in the first place says Pierre- Antoine Fernet, President of Lima Immobilier. In its efforts to achieve certification, Fabrik8 Waverly will implement advanced technologies in thermal comfort, lighting, heating, air conditioning, musical ambience, electric transport, energy efficiency, air quality, water quality and many other aspects of the complex environment. The project also focuses on integrating physical activity and healthy food at the work place. The rooftop sport center and ground floor cafeteria, part of the common area, are two of the additional features to achieve this goal. Administered by IWBI, WELL is a performance-based system for measuring, certifying, and monitoring features of the built environment that impact human health and wellness, through air, water, nourishment, light, fitness, comfort and mind. WELL is grounded in a body of evidence based research that explores the connection between the buildings where we spend approximately 90 percent of our time, and the health and wellness impacts on us as occupants of these buildings. Projected to be completed in early 2019, Fabrik8 Waverly would be awarded WELL Certification by IWBI upon rigorous testing and a final evaluation by Green Business Certification Inc. (GBCI), which is the third-party certification body for WELL, to ensure it meets all WELL performance requirements. 29
