3 Step Inside Stylish Elegance Historical Significance The owners tell us their family home has a very interesting history. After researching the house, we discovered it was built in 1820 as a working steam mill and was then converted into a house after the mill closed down. The property occupies a very prominent position just off Nayland High Street and truly impresses with its traditionally symmetrical red brick Georgian exterior and with a large walled garden and luxuriously appointed rooms, including five bedrooms and four bathrooms on the upper two floors, this is the ideal home to raise a family. The ground floor offers stunning, light and airy reception rooms and a newly fitted Neptune kitchen is the icing on the cake. The media room, located in the recently refurbished basement, and a spacious family room towards the rear of the property provide welcoming family spaces, which contrast with the more formal double aspect sitting room and dining room at the front. Georgian Grandeur Turning the corner off the High Street you follow a high-level brick wall to a pair of beautiful wrought iron gates, and from here you catch glimpses of the magnificent exterior of this truly stunning property. A large gravel driveway with ample parking leads to a white picket fence where a path takes you around to the front of the house. Looking up, the traditional Georgian façade really impresses with its gorgeous red brickwork and sash windows on three storeys. Over the past six years the current owners have completely refurbished the property. We have really enjoyed the projects we undertook and they made a real difference to the way we live here. The entire property is decorated in relaxing neutral tones, allowing rooms to flow effortlessly into one another. Under an impressive Georgian portico, a partglazed front door opens into the entrance hall where a beautiful tiled floor and a generous staircase, with a polished hard wood bannister, give an indication of the quality of this Georgian residence. We renovated the dining room and kitchen less than a year ago and laid underfloor heating underneath the new floor tiles and fitted a wonderful Neptune kitchen. The kitchen has been luxuriously fitted out with stunning bespoke cabinets in light grey with white stone worktops, a Quooker hot water tap and large wine cooler and there is a generous island at its centre which offers plenty of informal seating. The kitchen is a great place to start a party as guests can mill around the island having a chat and a glass of wine before sitting down to eat in the dining room. The peripheral kitchen cupboards conceal a plethora of integrated appliances and the hand-crafted cast iron Everhot range cooker is perfectly suited to the modern family, offering fully programmable, eco-friendly cooking, with traditional cast iron ovens and hot plates as well as an integral grill and two zone induction hob. Just off the kitchen is a useful utility room and shower room and towards the rear of the house is a family room. When the children were smaller they used to love playing in the family room and now it is a fantastic space to relax and watch TV. A staircase takes you down from the kitchen to what was once the cellar and store room, but which is now luxurious media room, with relaxed seating for watching all the latest films with family and friends.

4 Step Outside Stylish Elegance Aspirational Location The brick wall along Fen Street conceals the beautiful garden that fronts the property and from where there are glorious views of the church tower. There is a large lawn at its centre and also a generous terrace which is bordered by mature trees and shrubs. The whole garden is perfectly secluded and the sunny terrace is an ideal spot for al-fresco dining where family barbeques are a must in the summer months. The garden is fully enclosed and even the pond has a concealed grill under the water s surface to make it safe for the children to wander about and explore. The property is perfectly situated; tucked away on a quiet lane just off the bustling High Street. A stream runs all the way along the side of Fen Street and just a short stroll to the end of it takes you into stunning Constable countryside and the Stour valley. Nayland village is renowned for its historical architecture and has a selection of independent shops and a choice of excellent places to eat. We often walk up to The Anchor pub for a drink or to have Sunday lunch on the river bank. This area is wonderfully accessible too, with the main A12 trunk road just a short distance away. You can reach the large market town of Colchester in around fifteen minutes and the mainline station here takes you into Liverpool Street in well under an hour.
