Stairs then lead to a first floor which comprises all the public/ residents accommodation. The first floor comprises four immaculately presented ensuite letting bedrooms, all rooms are of a 4 star STB standard. In addition there is a guest breakfast room set for 8 covers. The letting bedrooms comprise three double rooms and one twin room. The bedrooms have been refurbished to a high standard and include LCD TVs and hospitality trays. OWNERS APARTMENT The second floor of the property is used entirely as our clients private apartment. This spacious three bedroom apartment comprises a lounge, kitchen and bathroom with three piece suite with separate toilet/shower room. At present our clients currently use one of the bedrooms as an office and a further bedroom is used as a dining room. The layout of the owners accommodation is currently set up to suit our own clients requirements. There may be a possibility to extend the number of letting bedrooms if required. Along with nearby Pitlochry, Dunkeld is a popular tourist town which benefits from an influx of holidaymakers and day trippers especially during the busy summer season. THE PROPERTY The Bridge Guest House is a mid-terraced Georgian build property with accommodation over three levels ground floor, first floor and second floor. Public accommodation is on ground and first floor whilst the owners private apartment is situated on the second floor.
3 THE BUSINESS The business has been run by our clients for the last 13 years and they now wish to sell in order to consider their retirement. During their period of ownership our clients have invested heavily into the property to create an immaculately presented Guest House that will be sold with genuine goodwill from repeat custom and excellent unsolicited customer reviews via Trip Advisor amongst others. To suit their own requirements, our clients trade the business from March until the end of October. Given the easy accessibility of Dunkeld it is sensible to suggest that strong trading in the shoulder months of the year to include Christmas and Hogmanay will assist to increase turnover and profits.
