2 Northeast Indiana The William J. Shaw Center for Children and Families Kienan O Rourke, Steve Ellison and John O Brien represented the tenant, University of Notre Dame Shaw Center for Children and Families, in the lease negotiations of 2,070 SF of office space located in Sycamore Pointe Office Park, 408 Scott Rd., Fort Wayne, IN. Kienan O Rourke Steve Ellison John O Brien Town Center Mall Town Center Mall was one of the Lone Star Equity properties scheduled for termination of its full-service property management and leasing agreement on August 31st. Upon learning of the non-renewal of Bradley Company s contract, the Tenants were so upset they began a letter writing campaign to the Property Owner expressing their strong disappointment with losing Bradley company as their management company. The Property Owner was so moved to hear of such an outpouring of support for Bradley Company they reversed their decision to terminate the agreement. A special congratulation to Megan Wilson (Property Mgr.), Kim Tracy (HVAC Specialist) and Terry Reinking (Maintenance Technician) for their dedication to the Tenants and Property which contributed to such an outpouring of support from the Tenants. North Pointe Plaza Kienan O Rourke represented the tenant, Sol Bird, LLC, in the lease negotiations of 1,750 SF of retail space located in North Pointe Plaza, 1824 A W. Dupont Rd., Fort Wayne, IN. Kienan O Rourke Megan Wilson Kim Tracy Terry Reinking Tom Deitche North Wayne Plaza Tom Deitche successfully negotiated a full-service property management and brokerage services agreement for the 14,000 SF shopping center located in Angola, IN. The Property Owner plans on acquiring additional property with Bradley Company and could result in many more management projects in the future. 927 S. Harrison Street, Fort Wayne After 2+ years on the market, Steve Chen represented the seller in completion of the sale of a 29,700 SF office building, for $1,400,000 to DeKalb Community Development. The buyer is a local community entrepreneur group and retained Steve as their listing agent. Steve Chen Stan Phillips Bureau of Motor Vehicles Stan Phillips negotiated a new 10 year lease with the State of Indiana s Bureau of Motor Vehicles for a 6,700 SF lease at Pine Valley Shopping Center. This center was selected by the BMV for the construction/remodeling of the State s new and first prototype BMV branch of the future. Phillips also represented the owners, Pine Valley Associates in this lease transaction.
3 Northeast Indiana Corporate Services 1712 Magnavox Way, Fort Wayne Stan Phillips recently represented both the tenant of the corporate offices of K&K Insurance (AON Corporation) and the property owners, Brentwood Indiana, LLC for the 9,700 SF expansion of K&K Insurance plus the 10 year lease extension on their existing 66,000 SF of space with a transaction value of over 6 million dollars. Stan Phillips Phillips also negotiated a 3 year property management contract extension with the San Francisco based owners. Auburn Plaza East Tyler Binkley Dennis Callison Tyler Binkley and Dennis Callison represented the buyer MPT Auburn Plaza, LLP in the purchase of a 16,800 SF retail property at N. Duesenberg Dr., Auburn for $1,830,000 within 3 months of the listing agreement N. Main Street, Bluffton Kienan O Rourke and Steve Chen represented both the buyer and seller for a 33,318 SF office building for $500,000 to Loving Shepherd International Services and Foundation, Inc., a local non-for-profit to serve as their regional Kienan O Rourke headquarters of operations. Steve Chen Holy Cross College Partnership Bradley Company has formed a strategic partnership with Holy Cross College (HCC). Corporate Services and Multi Family Divisions will provide Full Service Facilities Management, Student Housing management, Project Management and Capital Planning to HCC. This initiative is part of HCC strategic plan, that will allow the College to focus on their core business and maintain high standards of academic excellence. The partnership will leverage the expertise of Bradley Company to optimize building operations, asset management and overall operating efficiencies for Holy Cross College. Progressive Expansion Project We re pleased to announce the completion of an expansion project for Progressive Insurance. The expansion from their existing suite into an adjoining vacant was a collaborative effort between John Jessen (Bradley Company Broker), Toscana Retail, LLC/GLC and the Construction Services Team which consist of Rob Richez, Don Chwalek & Craig Highland. A true team effort made this expansion at Toscana Park a success.
4 Central Indiana W. Shawn Conway Meridian Office Park Alex Cohn and Billy McClamroch represented the tenant, O Bryan Brown & Toner PLLC, in the lease of the 2,883 SF space located at 9102 N. Meridian St., Indianapolis, IN Central Ave. BOCA Holdings LLC bought a 32,000-square-foot nursing home at 3640 Central Ave., Indianapolis, IN. The seller, TLC Mgmt, was represented by W. Shawn Conway Alex Cohn Billy McClamroch 9105 East 56th St. GLCM Holdings bought a 50,472-square-foot mixed-use building at 9105 East 56th Street, Indianapolis. The buyer was represented by Rudy Yakym III. Janice Paine Rudy Yakym III Janice Paine also worked on this deal. Bradley Co was also awarded the leasing and the property management for this building. Northwest Indiana Alex Cohn W. Shawn Conway 1620 E. Riverside Drive BMA Development LLC bought an 8,499-square-foot building at 1620 E. Riverside Dr., Indianapolis, IN. The seller, 4M Building Solutions, was represented by Alex Cohn and Shawn Conway. Park Fletcher 4M Building Solutions leased 3,000 square feet in Park Fletcher Building #6, W. Raymond St., Indianapolis, IN. The tenant was represented by Alex Cohn and Shawn Conway Horizon Bank While Michigan City-based Horizon Bank, N.A., continues to grow its service footprint in Indiana and Michigan, Bradley Company s work serving the bank in a Todd Dickard Matt Wetzel variety of important capacities continues to develop, too. On the facility management side, Bradley now services 29 bank branches. Bradley brokerage is busy with property disposition work on behalf of the bank. During the first half of the year, brokers Todd Dickard and Matt Wetzel sold a former banking center along U.S. 33 in Goshen, secured a medical tenant for a former branch on Franklin Street in Michigan City, traded offers for a former banking center in Three Rivers, MI, and secured new leasing work for excess second floor space at the New Buffalo, MI banking center.
5 North Central Indiana Four Winds Casino Matt Wetzel and Mark Neal represented Four Winds Casino ( FWC ) with a unique requirement prior to the opening of their South Bend Casino in FWC needed to recruit, hire and train 1,200 employees prior Mark Neal Matt Wetzel to the casino opening as well as provide temporary offices for certain casino staff prior to the transition into the new facility. Bradley Company helped secure a 20,000 square foot lease for its hiring and training center in Union Station across from the Four Winds Field in downtown South Bend. Brand cohesiveness and site location proximate to the new casino played a significant roll in the decision to lease this facility. Porter County Habitat for Humanity ReStore Greg Pink Todd Dickard Greg Pink, Todd Dickard and Michelle Devine aided in the 7,000 SF retail transaction between Seramur Properties LLC & Habitat for Humanity ReStore of Porter County. Habitat for Humanity of St. Joseph County, longtime client of Bradley Co., sought brokerage services regarding their latest strategic growth plan. The endeavor entailed locating viable retail options outside of St. Joseph Co. to assist in the repositioning/ rebranding of ReStore Michelle Devine operations. Strong market conditions & limited inventory in submarkets revealed few options. An early identified location at 2805 Cascade Dr. in Valparaiso arose again as an option, but two factors complicated securing the space: It had just gone under contract to be purchased by local buyer Seramur Properties LLC, and this new buyer intended to use part of the building for personal business needs. Michelle Devine knew the new owner & inquired about the possibility of leasing the entire building - after initial apprehension, he was willing to discuss the idea. This enabled the property to become top choice for the ReStore location. Collective market knowledge and personal & professional relationships helped bring this transaction together. Single Tenant Net Acquisition - Griffith, IN Bradley identified this 25,000 SF office building which is leased to a single tenant and was on the market as an investment sale and listed by Chicago brokerage firm. The building is a 2007 build-to-suit for an engineering firm with 10 years remaining on the current lease term. We identified 2 different buyer groups based in California who Dan Skodras had interest in this offering. After about 6 months of analysis, follow-up and preliminary negotiation, one of the buyer groups chose to move forward with a transaction and negotiated a purchase agreement. Some complicating factors included: The seller involved multiple partners including the listing broker. They each had different motivation and desire to sell or hold the asset; The buyer group included an investor who was in process of a 1031 exchange which required a strict timeline for completing the transaction; The tenant is paying high or above market rent which created added risk for the buyer if the tenant ever vacated; The engineering firm headquartered in Chicago, along with this Griffith office, is relatively strong and stable and has a long term contract with the BP refinery in Whiting. However, they have a strict policy of not sharing financial information with anyone. This was problematic for the buyer as well as any potential lenders. After much negotiation with the buyer, seller, and the eventual lender, we were able to structure a deal that included a portion of seller financing and escrow of some sale proceeds to secure a portion of the rent. The transaction eventually closed in May There were several times throughout the process when one party or another was ready to terminate the deal, but with some perseverance, creativity and flexibility by everyone involved in the transaction the deal was successfully completed. Dan Skodras represented the buyer in this transaction.
6 North Central Indiana 7250 Vorden Dr., South Bend, IN In the fall of 2015, long-term client 3bTech engaged John Mester to begin the search for temporary storage space for their product following a product recall. The initial requirement was for approximately 6,000 SF short term lease near their existing facility. As the search progressed, it became clear that the need went beyond 6,000 SF. Availability of industrial product was beginning to become pretty tight. As the search continued, an alternative building was suggested by the listing broker Jeremy McClemments Vorden Dr. (OCDCIII) is a high quality, tilt-up precast concrete warehouse and distribution facility with 32 ceiling heights. While the building seemed to far exceed the initial requirement for temporary storage, it became clear that this building could be incorporated into the buyer s new business venture that had been in the works for the prior two years. What began as a shortterm need quickly shifted into a strategic acquisition that would allow 3bTech to continue to grow well beyond their current facility on William Richardson Dr. The property went under contract at the end of May, 2016 and closed July 31, During the extended due diligence period which included several extensions of the closing date to accommodate the lender s timeline, buyer and seller were able to negotiate a short term lease which would allow for immediate occupancy and to accommodate 3bTech s day-to-day business needs. John Mester Jeremy McClements Jamie Demitruk Greg Pink Stephanie Dudek Given the extrapolated time line, the entire deal process required clear communication, creative solutions and stamina from listing brokers Jeremy McClemments and Greg Pink, and buyer s broker John Mester as well the Bradley Company Property management team lead by Jamie Demitruk and Stephanie Dudek. Their attention to detail is what made this a successful deal transaction. Jefferson Centre John Jessen and Gage Hudak represented the landlord of Jefferson Centre in a 14,987 SF lease transaction with Teachers Credit Union. The deal had been in the works for a number of months with the previous landlord representative, but the transaction stalled out at a number of points and was left for John Jessen Gage Hudak dead. The landlord asked John and Gage to step in and help shepherd the deal to completion resulting in the execution of an 11-year lease. The Villas at Fir John O Brien, CCIM and Steve Ellison represented the seller in the recently completed a $3.91M sale of 28.3 acre multifamily land site at Fir Road and the Indiana Toll Road Mishawaka, Indiana. The buyer, Steve Ellison John O Brien Indianapolis based Watermark Residential, a division of Thompson Thrift Development is well into the construction of the 275 plus unit development called The Villas at Fir. Proximity to dining and shopping, availability of municipal utilities, and the attraction of a highly regards schools have been acknowledged as features having notable influence upon the selection of this site.
