4 BROKERAGE The Cypressbrook team has significant experience in all aspects of commercial real estate brokerage. This experience includes having negotiated hundreds of office and industrial leases; as well as having purchased a wide variety of commercial properties and land sites. 7 EXECUTIVE PLAZA LANDLORD DESCRIPTION ATTRACTION Cypressbrook Company s team of management and leasing professionals are in the process of operating Executive Plaza. This project is a 306,208 square foot office complex comprised of two, ten-story towers connected by a single story concourse. The project is located at Southwest Freeway, just inside Loop 610 in the Galleria submarket. Houston, Texas. Executive Plaza has undergone substantial renovations and features ample structured parking and excellent accessibility and visibility from the Southwest Freeway, Westpark Toll Road and Loop 610. Currently the building is being leased and managed by Cypressbrook professionals.

8 PRIMEWAY FEDERAL CREDIT UNION BUYER DESCRIPTION ATTRACTION Cypressbrook was hired by Primeway Federal Credit Union with two immediate needs. Primeway s Greenspoint branch was hard to find and had no drive through. In addition, the Credit Union needed extra land for a new Administration building. Armed with an intimate knowledge of the vibrant North Houston land market, the Cypressbrook team swiftly sourced up a comprehensive and detailed list of the most promising sites. Houston, Texas. There were two immediate needs. Primeway s Greenspoint branch was hard to find and had no drive through. In addition, the Credit Union needed extra land for a new Administration building. Primeway opted for a prime frontage tract with high visibility on I-45 between the established Greenspoint market and the booming North Houston Suburbs. The new Dominion Park branch is open and providing exemplary service and convenience to the growing Primeway membership.

9 FM 1488 LAND SELLER DESCRIPTION ATTRACTION Cypressbrook Company was hired to sell two parcels of land just north of The Woodlands. One parcel was 20 acres and the other was 50 acres. Magnolia, Texas. The two plots of land were perfect for mixed use: multi-family, medical, office, industrial or retail development. The Woodlands and South Montgomery County were experiencing explosive growth in retail and residential markets. Cypressbrook professionals sold these 50 acre and 20 acre sites to two separate buyers.

10 CYPRESS AIR CENTER LANDLORD DESCRIPTION ATTRACTION A ±193,000 square foot industrial development comprised of two buildings to be built upon a acre tract. One building is a 52,000 square foot office flex building with a 24 foot average clear height and semi-dock access. The second building is a 140,000 square foot bulk warehouse with a 24 foot average clear height and dock access. Houston, Texas. In early 2005 Cypressbrook principals began to see the Houston Industrial market tightening. They secured a vacant industrial site in the Central Green Business Park just west of George Bush Intercontinental Airport. The acre site has exceptional access onto both I-45 and Rankin. Currently the building is being leased and managed by Cypressbrook professionals.

11 EMSER TILE, LLC BUYER DESCRIPTION Cypressbrook professionals were engaged to assist Emser Tile, LLC, a Los Angeles based tile distribution company, to locate a regional distribution facility. Houston, Texas. After getting detailed proposals from each landlord, the tenant narrowed the search to three solutions. In the end, Emser chose a 112,000 square foot facility located at 9835 Genard, owned by a publicly traded REIT. The company has since expanded to 187,688 square feet of warehouse space.

12 CYPRESSBROOK HUNTINGTON VOLTA SELLER DESCRIPTION OF ASSET ATTRACTION Cypressbrook was able to acquire a highly efficient and functional development site in an emerging Industrial market east of Bush Intercontinental Airport and is building a 168,425 front load bulk warehouse building. Houston, Texas. Immediate proximity to IAH, with excellent access to Beltway 8 and HWY 59. Opportunity to develop to clients own specifications. The building is currently under construction and will have 28 average clear height, ESFR Sprinkler, 50 x53 column spacing and 39,000 square feet of outside storage.

13 COLOR INTERIORS BUYER DESCRIPTION ATTRACTION Color Interiors is a family owned flooring company that has been in continuous operation for over 36 years. The original store, on I-45 at 1960, is a North Houston landmark. Recently, the family built a huge flagship store in Conroe, also on I-45, near an outlet mall and Cracker Barrel restaurant. This emphasis on a high profile location led the father and sons to the professionals at Cypressbrook for their next land purchase. Magnolia, Texas. Cypressbrook s challenge was to find the best possible location in the thriving Magnolia interchange at FM 1488 and FM 2978, just minutes away from the Woodlands. The site must be highly visible and have a commanding presence amid other retailers in the area. Already familiar with the area, the Cypressbrook team quickly put together a list of the most likely land prospects. Color Interiors chose a prime location directly across from a new Target Canter, providing a supreme competitive presence for their new store.
