3 A DEVELOPMENT BY JERRY DURANT A Master Planned Development LOCATION The Commerce Center of Granbury (CCG) is located on Loop 567 on the outskirts of Granbury, Texas. The Commerce Center is divided into two divisions: Artist Rendering of Proposed Commerce Centre Commerce Centre South: It is located on the south side of Loop 567, which is the loop around Granbury. It consists of +/- 350 acres of land and +/- 5,000,000 sf of available development. Commerce Centre North: It is located on the north side of Loop 567 across from Commerce Centre South. The area along the loop is being developed for smaller bsuinesses requiring one to two acre parcels. The back +/- 80 acres is planned to be deannexed from the city and offered to larger businesses not requiring rail service. The overall development is designed for Speculative/Build to Suit Buildings for Retail, Office, Office Flex, Light Industrial, and Rail Served Industrial Businesses. ACCESSIBILITY Air - The adjacent Granbury Airport will soon include a 5200 ft all-weather runway capable of jet traffic. Rail - The property is served by the Fort Worth & Western Railroad which connects to three national railroads. Highway - The Interstate Highway System is within 25 miles of the Commerce Centre of Granbury. Upon completion, the Commerce Centre of Granbury will consist of +/- 470 acres, and well over 5 million square feet of planned development, making it the largest master planned industrial development in Granbury.
