The property is within the Large Lot Single Family (LSF) area of the Southwood Planned Unit Development (PUD) zoning district and the Historic House Overlay (HHO). This site also subject to the Southwood Development of Regional Impact (DRI). The PUD restricts the uses within the HHO to the following: conversion to a bed and breakfast inn, conference center, administrative offices, and/or a land and home sales office and materials preview center. Additionally, conference centers with meeting rooms and associated services are authorized within the HHO district. There are two scenarios which would allow the potential development of the site with additional single-family dwelling units The first scenario is to reduce the size of the HHO so the proposed lots are no longer subject to the overlay. This will requ a DRI change to the Master Development Plan Map and major PUD amendment to reduce the size of the HHO overlay in the PUD text, LSF development standards table, and concept plan map. The second scenario is major amendment to the PUD to allow single family residential within the HHO overlay. In both scenarios, the single family residential lots would be required to meet the development standards already detailed for LSF and should include some mechanism for perpetual preservation of the Southwood House and associated features. Any development of the site will be required to meet the development standards of the Southwood PUD and the Tallahass Land Development Code. Any lots created as a result of a subdivision must have legal access to a publicly dedicated street. Easements are not recognized as providing legal access to new residential parcels. Stormwater capacity for this site is allocated at a total of 8% impervious.
