Development of the site will be required to meet the development standards of Sec and the MMTD, and the proposed use must comply with all State of Florida Department of Health requirements. The project site is on the west side of Blountstown Street, south of West Tharpe Street. The zoning for the property is Westgate Mission Planned Unit Development (PRZ160011). The zoning allows multiple-family dwellings subject to the following development standards: a.) Maximum number of residential units = 80 units; b.) Gross density = 16 units/acre; c Maximum population = 50 people; d.) Maximum height = 3 stories (per page 9) and stories (per PUD s Preliminary Site Plan exhibit); and e.) Maximum bedrooms per building = 0. Please note that additional standards are found in the Westgate Mission PUD. The PUD s Preliminary Site Plan exhibit indicates that 9 structures are proposed along the southern property boundary. A total of 5 of those structures already exist. The scope of work for the current Land Use Compliance Certificate pertains to the westernmost 4 buildings on the southern boundary which are not yet built. The scope of work is summarized below. The two 54-bedroom proposed buildings are located in generally the same location as the four 0-bedroom buildings currently allowed by the PUD. The 54-bedroom buildings are shifted approximately 60 feet to the west. Existing Approval: 4 buildings at 0 bedrooms each = 80 bedrooms Proposed Project: buildings at 54 bedrooms each = 108 bedrooms Net Change = 8 bedrooms The property is eligible for the potential development of 8 additional bedrooms with the new building configuration describ above, subject to the following: a.) Type B site plan; b.) A request for a minor amendment to the Westgate PUD must be filed with the Type B application to increase the number of bedrooms to 54 for the two units to be built; c.) Traffic concurrency will be required; and d.) A Natural Features Inventory and Environmental Management Permit are required (th prior permit was closed out in 016, and changes are now proposed).
