Tenderer should have clear title of land/building. Tenderer should ensure that proposed building be free from any dispute in any court of law. Offers from landlords/owners/title holders only would be acceptable Tenderer should ensure that proposed building have no dues of any revenue/tax authority. The offered premises preferably should be on 1 st floor, if above so, at Second Floor should have Lift facility.

4 Late received or incomplete offers will not be entertained. The priority will be given to the premises belonging to public sector Units/ Govt. departments. No brokerage will be paid. Expenses on lease deed will be shared by landlord and Bank on 50:50 basis. Quoted rate should be inclusive of all taxes such as Municipal/property tax, water, drainage etc. However GST if applicable will be borne by bank(subject to govt. guidelines) The period of lease will be Initial 5 years + option of additional 5 years with predetermined increase in rent after expiry of first term of 5 years. Committee s decision in this regard is final. Price bids of the only shortlisted premises will be opened and negotiation will be held with L1 (lowest) bidder. METHOD OF MEASUREMENT OF AREA Rent will be paid for the builtup area of the premises occupied by the bank. Builtup area will be measured as per I.S. code, i.e area covered/builtup including walls. However the builtup area excludes the following: common area, duct, lift, common staircase, porch, entrance lobby, open verandah, 50% common wall area The builtup area includes internal exclusive stair, inner walls, pillars, toilets, outer walls (50% in case of common). SPECIFICATION OF BUILDING Landlord should construct/modify strictly as per the given specification; The structure should be RCC construction with all external walls with 9" thick brick plastered on both sides up to ceiling. Building should be preferably square or rectangular shape(preferably Length not exceeding 2 times of the Width). Clear height from finished floor level to roof bottom is preferably in excess of 9 ht. The flooring should be of Vitrified Tiles (min. 2 x2 ) of Johnson, Kajaria, Nitco, Marbito, RAK etc and shade approved by Bank ATM Room, Record Room, stationery Room, UPS room, Lunch room, Toilets for Ladies, Gents, BM with sewer connection/septic tank etc and any other

6 addition/alterations in the premises is as per Bank requirement have to be constructed by landlord within a period of 2 months Record/Stationery rooms should have 4 nos of Cement Shelves(18 B) along all four walls. Vertical supports are to be provided at every 3 to 4. Floor to be provided with 4 height platform. The building should have adequate open area for installing a Generator, for which no extra rent is payable. All openings/windows to have glazed lockable windows preferably of Aluminium or UPVC with security M.S. grills. The M.S. grill should be of 12mm square bars placed at 4 c/c both ways made in angle frame work. Round the clock adequate water supply, underground/overhead water tank storage with water boosting arrangement to be provided by the landlord. Preferably Plinth level of the building to be at least 2' above centre of present road level. Collapsible grill door and rolling shutter is to be provided by the Land Lord at the entrance and emergency exit The inner walls should be finished wall care putty of Birla, altek etc. The walls should be painted with atleast two coats of premium interior plastic emulsion paint of reputed brands like Asian/Berger/Nerolac etc. All wood/m.s are to be painted with two coats of Enamel paint. The shade/colour to be approved by Bank. Ceiling to be painted with white colour The front elevation and all external walls of the premises to be painted with APEX-ULTIMA. Provision of Gents Toilet (Two urinals, one EWC, oval shape wash basin fixed over granite counter) Ladies Toilet (one EWC, oval shape wash basin fixed over granite counter) and BM Toilet (EWC, wash basin) are to be provided. Sanitary fitting (Parryware, hindware, Toto, cera etc) of first quality and modern should be provided in the toilets. Walls should have ceramic tile of size 12 x24 (or higher size) cladding with highlighter up to 7 height. Floors should have anti skid tile. 3 phase Electrical power connection with load of 40 KW is to be provided by the landlord for the exclusive use of the Bank at his cost. Bank will pay actual electrical consumption charges only. Parking space and inner pathways to be provided with paver tiles in required design and shades. Boundary with brick wall, Strong room for Cash/Lockers, M.S. Railing and lron gate to be provided.

7 Structural safety/stability certificate issued by approved structural Engineer is to be submitted by the landlord. Doors should have teak wood frames and Flush doors with brass/ss hardwares. Proper building plan showing various dimensions side elevations proposed designs,etc should be submitted by the landlord to Bank Steps are to be provided with granite with SS railing and ramp to be constructed at the entrance of the Bank as per the advice of the Bank s Engineer. Premises should have an independent access/direct access from road and not through some other establishment. Premises should have 24x7 free access. The building should be constructed with modern fittings and fixtures with less number of columns. Natural light and ventilation should be available The premises should have adequate parking space for customers and staff. The minimum parking requirement is for car-3 nos, two wheelers-10 nos (earmarked for staff only).adequate parking space should be earmarked for the customers separately. In case where premises offered is on 1 st Floor and ATM/e-Corner is placed on Ground Floor. The rent payable based on Square feet is same for 1 st floor and Ground floor. No separate rent negotiations for ATM/e-Corner. Further, construction of RAMP at the Entrance/access to the Branch as well ATM/e- Corner is must. I undertake to construct/modify the building in accordance with the above specifications and as per layout plan provided by the Bank. In case it is found at any stage after the building is taken over by the Bank that any of the above work has not been executed by me, I undertake that the same may be carried out by the Bank at my cost.
