18 Open Space Design Preliminary schematics are provided for the three open spaces associated with the project: street-level improvements ( and Shattuck Avenue frontage), 3rd floor terrace (associated with conference space & hotel amenities), and 3th floor terrace (for use by residents). The design of open space will continue to be refined during review by City staff and the Design Review Committee. Street-Level Improvements The project proposes significant additional pedestrian space and amenities at street level. Sidewalks are widened to allow for several elements. On, the sidewalk accommodates moveable seating (for use by general public) and planting areas contained by curbs. On Shattuck Avenue, the wider sidewalk accommodates an allee (two rows) of trees and a bike share station. The City of Berkeley seeking a location for a bike share station close to BART, with the bike share station installed by the City. Street elements would complement the scale and character of traditional elements, with some contemporary expression envisioned for tree grates and tree guards. Tree grates would not be allowed to cut into tree trunks as they widen, as street elements would be maintained as part of the project. Street level improvements also include a drop-off lane for hotel guests and condominium owners. All major hotel operators require curbside parking. Furthermore, drop off zone is critical for functional valet parking on- and off-site. 3rd floor (Conference Space & Hotel Amenities) Outdoor conference space would be provided. On two sides, the conference terrace be embraced by concrete planters with shrubs and small trees, slightly angled to emphasize as a visual focal point. Landscaping would be up-lighted for dramatic effect at night. Concrete planters would include fixed wood seating, but otherwise seating and furnishings would be moveable. Decorative pavers are expected. A set of three retractable awnings would cover the space when it rains. When retracted, the awnings would be concealed against the building. When extended, the awnings would be connected to structural posts along property line. posts would also contain lighting, sound equipment, and data access. A pool and seating area provides outdoor amenities for hotel guests. The pool must be over and supported by the concrete podium above the 2nd floor parking level. To get to the top of the pool, guests will use stairs or a ramp to enter the pool from a raised terrace that is 4 feet above the concrete structural podium. The terrace would also have room for moveable seating. The 3rd floor also contains private patios for individual suites. The patios would separated by concrete panels with integral color, along which a wood bench will be fixed. Patios will also have large potted plants. 3th floor terrace (for use by residents) The 3th floor terrace and club room will be used by condominium residents and their guests. The terrace is partially enclosed by shrubs and trees, but without blocking major views. The terrace s relative openness can be used in a flexible way, such as with moveable seating. One exception would be an intimate fire pit surrounding by fixed seating and scaled and configured to encourage conversation. Two outdoor kitchens will also be provided with preparation areas, sinks and BBQ grills. The terrace also serves as fire egress, linking stairs on floors 3 to 8, to a fire stair that runs from the 3th floor terrace to a street level fire exit. Light bollards reinforce this path, and would lead to a small overlook that would serve as an visually-interesting focal point., and are also located in planted areas. Light bollards and light sconces with cut offs would be used for downlighting on the 3th and 3rd floor. Downlighting would minimize glare and create a dramatic nighttime environment. Allee example.
