THE OLD BREWERY ITE Deveoper: Od Brewery M Ltd; a joint venture between hange Rea Estate and annon Famiy. ite History The Od Brewery site is a 0.71 ha muti-et site in the heart of Bedminster, and is ocated on the site of the Od Thomas Baynton/Ashton Gate Brewery that was started in eary 1820 s. The site is currenty used by a mix of short-term et office, warehousing and workshop space, incuding Bristo Auction Rooms. Existing ite onditions + Non Designated Heritage Assets: The current buidings on site consist of a number of ow quaity warehouse office buidings to the south of the site (incuding Bristo Auction Rooms), pus non-designated heritage asset buidings to the north set around the existing courtyard space. The site is bound to the North-West by three storey houses, residentia / industria deveopment to the outh, pus the Bristo Brewery to the East. In particuar, the ounci s initia feedback highighted the importance of the ate Georgian brewery foreman s house of 181, the Bristo Byzantine weighbridge house, gate piers and boundary wa of the 1860 s, and the genera eary industria character and distinctiveness of their immediate setting around the northern yard character zone. The site is currenty accessibe from the junction of North treet and Ashton Road pus Baynton Road. In addition to the main site, there is a sma car saes yard accessed from Baynton Road. ELEVATION TUDY AND DEIGN ONEPT Existing Buiding Eevation tudy - Masonry Precedents Within The Loca Area Existing Buidings Mass & Voids Vertica Rythm Materia Variation Tobbaco Factory Bedminster Parade Bonded Warehouse Robinson Apartments Eevation Proposa tudies Northern Bock outhern Bock The eevation designs for the ta residentia buidings reference the previousy identified ta / dominant industria buidings that characterise the area in a contemporary manner. The taer Northern bock, which wi be more visibe from the north, east and west areas of Bristo, aims to estabish a connection with these buidings via a strong vertica brick rhythm as conveyed by the Tobacco Factory and Bedminister Parade buidings. The vertica brickwork coumns wi be the main focus to the eevation with the gazing to soid infi / ratio being articuated verticay. The vertica rhythm aso responds to the domestic scae buidings of the area, which is characterised by a repeating rhythm of terraced houses. In contrast to the Northern bock, the ower southern bock is treated in a sighty different way: The southern bock wi ook to act as the foca eement when approaching the site from the south and form part of the gateway experience eading into the centre of outhvie and Bedminister from Ashton Road. Due to this buiding having a different roe to the northern buiding, the architectura anguage of the northern bock wi continue but with a focus on the horizonta rythm found within the existing industria buidings of the area, namey the Bonded Warehouses. The difference between the vertica and horizonta emphasis, but using the simiar cadding materias, wi create a subte interest and contrast between the two ta buidings. The Northern Bock wi focus on the vertica rhythm of the industria character buidings ocated to the north of the site. This rhythm and reguar anguage wi continue via gazed openings and soid cadding. The outhern Bock wi continue the anguage of the Northern Bock, however the horizonta rhythm wi become the dominate feature with the vertica being secondary. The vertica eements wi break away from the reguar rhythm to the Northern bock. This wi aow the bock to have a simiar anguage but create a visua contrast and interest to the Northern bock and act as a outhern gateway / andmark feature.
