1 Access Statement for Brada House Property Details Brada House Glororum Bamburgh Northumberland NE69 7AW Telephone in the property: Introduction Brada House provides self-catering facilities for up to 6 people and a baby with the addition of a travel cot. Converted from an original farm steading, Brada House is a stone-built mid-terrace cottage located in the quiet hamlet of Glororum, one mile from the heart of the village of Bamburgh. Parking for 2 cars is available on the private driveway with a third parking space in front of the right hand garage opposite the cottage. 1 large or medium, or up to 2 small very well behaved dogs are also welcome under strict house rules which are available to view on our website and are also provided at the time of confirming the booking. The house is not generally suitable for those with disabilities, being constructed with 2 floors with the bedrooms and bathrooms on the upper floor accessed by a staircase. There is a cloakroom on the ground floor. Bamburgh village itself has several shops, pubs, restaurants and cafes, all of which can be accessed on a level, with nothing more than slight inclines and roadside kerbs to negotiate, although some shops and the castle are situated on a steeper, sloping hill. A house telephone is provided, which can be used for local outgoing calls. Excessive outgoing call usage will be charged for. Incoming calls are permitted free of charge. Calls to emergency numbers are free of charge. The telephone number of the cottage is shown above and included with arrival instructions. Mobile reception is good within the cottage but limited in the centre of the village. Smoke and carbon monoxide detectors are provided in the cottage and a fire blanket and first aid kit is provided in the kitchen. No smoking is permitted in the house. Pre-Arrival Marketing Marketing is carried out via the internet. Brada House is advertised for letting via Coquet Cottages, who handle all booking enquiries and bookings administration. This access statement can be viewed online via the Coquet Cottages website and is available either in printed format via the website or electronic format upon request. Location Brada House is situated a mile from the village of Bamburgh, with several shops, pubs, restaurants and cafes all within the village. A precise location is provided via a link to Google maps from the Brada House webpage. The nearest small town is Seahouses, 2 miles south. The nearest larger town is Alnwick. Grocery Provisions Grocery provisions may be ordered online, via Asda or Tesco for delivery to the house after your arrival. It is essential that the delivery time-slot chosen is after your arrival as we are unable to accept deliveries on your behalf before this time. Any specific requirement may be handled by Coquet Cottages upon request, for which there may be a small charge depending upon the request. The nearest shop-mobility scheme is at Newcastle, 18 miles south. Welcome Pack A Welcome pack is provided which typically comprises the following but is subject to minor variation; A selection of teas, coffees and sugar in sachet format A carton of fresh milk A packet of biscuits or home-made cake A small loaf of locally baked bread A jar of locally made jam A pack of butter A bottle of wine Complimentary toiletries for adult guests (hotel sized 30ml bottles usually) A bottle of mineral water for all adults guests One/two toilet rolls Kitchen roll, foil and cling film are usually provided but cannot be guaranteed A local Northumbrian Gazette (published weekly on a Thursday) Fresh flowers Sweets and fruit juice for children A treat, toilet bags and a dog towel for dogs Equipment Hire Equipment hire services are available locally; please contact Coquet Cottages for advice. Arrival and Car Parking Facilities Parking for 2 cars is available on the private driveway with a 3 rd parking space in front of the right hand side garage opposite the cottage. 2 P a g e

3 Entry into the Property From the roadside, access to the house is via a tarmac lane which is level right up to the house. Access to the house is by the front doorway. The front door has one step into the hallway. The front door is timber, part-glazed with a glass insert and there is an outside light which is lit for guests arrival. There is Yale lock at mid height. Keys for gaining access to the cottage are retrieved from a key safe located to the left side of the front door, at shoulder height, and has a combination lock. A code is provided alongside directions prior to arrival. It is recommended that if the party splits up, that the key is kept in the key safe so that any member of the party can gain access to the cottage at any time if they keep the code with them. Lights are lit outside the cottage to aid initial entry and familiarisation with the cottage. Contact details in case of any problems in accessing the house are provided with directions and key collection instructions. All enquiries after your arrival are to be directed to the owners, contact details can be found on the arrival instructions and also in the Guest Information file in the cottage. There are metal or wooden threshes at the doorways between most rooms. Contrast between flooring and skirtings and doors is good. The hallway and kitchen floors are fitted with marble, the dining room and lounge are solid Oak, with underfloor heating throughout downstairs. The bathroom floors are marble with underfloor heating. The stairs and bedrooms are carpeted. Hall, Stairs, Landing, Corridors etc. The house has 2 storeys, accessed by carpeted stairs. There is no lift. Each floor has only one level - there are no steps between areas within one floor. The stairs consist of 1 main flight with a turn up onto a landing. There is a banister rail for the full length of the main flight. There is plenty of natural light to the stairwell during the day. There are ceiling lights in the entrance hall and upstairs ceiling with a wall light on the staircase wall, so lighting is very good. A stair gate is available upon request for fitting at the bottom of the stairs to help prevent dogs gaining access to the bedrooms, as it is a condition of booking that dogs are not to be permitted in the bedrooms. This must be kept in place when dogs are staying at the cottage but can easily be removed if not by pushing the clip at the lower hinge. It can easily be stored in the garage. A second stair gate is available for fitting at the top of the stairs when young children are resident in the cottage. Lounge and Dining Room The lounge is accessed through the dining room via a glazed oak door with a standard handle. The lounge is covered in solid oak plank flooring and there is a large, deep pile rug in front of the fireplace. There is a large corner leather settee with footstool and 2 single armchairs. There are 3 small coffee tables and varied lighting options. There is a wall mounted gas fire which can be used instead of/as well as the underfloor heating, instructions are in the information book. 3 P a g e

4 The dining room has a 6 x 3 oak dining table and 6 high-back dining chairs. There are cabinets with complimentary books, games, jigsaws and DVDs. There is a large flatscreen digital TV and DVD player in the lounge with BT Vision. There is also a Bluetooth sound system. In the dining room is a Sony DAB radio with iphone docking station. Instructions for all equipment in the cottage can be found at the back of the Guest Information File. Lighting in the lounge/dining area is excellent, with ceiling down-lighters and lamps. Kitchen The kitchen is on the ground floor, all on one level and is of a galley style. The flooring is marble with underfloor heating. Lighting is very good, provided by several ceiling down-lighters as well as a light above the hob area and under the wall cupboards to illuminate the work surfaces. Kitchen appliances and facilities: Electric 45cm stainless steel fan assisted oven and a gas 5 ring hob. Extractor fan with integral light above the hob. Fitted separate fridge and freezer (extra fridge freezer in the garage) Microwave Washer and separate dryer Electric kettle Dishwasher 4-slice toaster Most crockery is stored at high level in kitchen cupboards. Pans and cooking dishes are stored at below bench height level. Cutlery is stored at waist height. Cups and mugs are stored at high level cupboards. The boiler is situated in a walk-in storage area, which is situated in the utility cupboard adjacent to the kitchen. The boiler is set by the owners according to the season. Heating can be adjusted in each room and the heating can be advanced. If any settings are adjusted, they must be reverted prior to departure. The refuse bins are situated outside the front door, to the left in a wooden housing area. There is a fortnightly collection system in place for blue bins (recyclable items) and green bins (general household waste), full details are provided in the Guest Information file. Bedrooms There are 2 super-king-size bedrooms and a twin room located on the first floor; all fully carpeted. All on one level. There will be at least one hairdryer provided. The master bedroom is spacious and has a super-king-size (6ft wide) bed with a sensofoam mattress, an all-seasons hypo-allergenic duvet and high quality bedlinen. The pillows are medium, hypo-allergenic. There are windows on opposite sides of the room providing a good deal of natural light, this is supplemented by concealed ceiling lighting and bedside lamps. There are 2 double wardrobes and a chest of drawers. A small TV is provided and there is a telephone in this room, for incoming calls. 4 P a g e

5 The second bedroom has a super-king-size (6ft wide) bed with bedside cabinets and lamps. There is a wardrobe with drawers and a small chair. There are windows on opposite sides of the room providing plenty of natural light, supplemented by ceiling lighting. The third bedroom has 2 single beds (3ft wide) with small bedside cabinets and reading lamps in between. There is a chest of drawers, under-bed storage units and a chair. Bathrooms The house bathroom is situated on the first floor. It comprises a corner bath, a separate shower cubicle, a low level WC and basin style sink. Natural light is provided by 2 privacy windows and supplemented by good ceiling down-lighters and there is an illuminated mirror above the sink. The flooring is Travertine marble with underfloor heating. There is a heated towel rail and an extractor fan. Towels and luxury complimentary toiletries by the White Company are provided. The master bedroom has an en-suite shower room comprising a large shower cubicle with one small step up, a low level WC and basin style sink. Natural light is provided by a window with privacy glass and supplemented by good ceiling down-lighters and an illuminated mirror above the sink. The flooring is Travertine marble with underfloor heating. There is an extractor fan and a heated towel rail. Towels and luxury complimentary toiletries by the White Company are provided. There is a downstairs cloakroom, accessed off the hallway, comprising a low level WC and a basin style sink. Lighting is provided by good ceiling down-lighters and an illuminated mirror above the sink. The flooring is Travertine marble with underfloor heating. Grounds Brada House has a private enclosed gravelled garden at the back and also a lawned garden to the front of the house. The front garden includes the driveway, a small lawn, a garden bench, fully planted borders and an external staircase to the upper level of the house. The rear garden is fully enclosed, only accessed through the house via the dining room or kitchen doors with one downward step. It comprises a brick patio and gravelled area with outdoor seating for 6 people, a gas barbeque and a dog kennel. Please note that dogs are not permitted to be left unattended at the property under any circumstances. Dogs 1 large or medium dog or up to 2 small dogs are welcome and a bowl of water is left for them in the kitchen to enable a drink upon arrival. A dog towel, a treat and dog toilet bags (for each dog) are also provided. Dogs are not permitted in the bedrooms or on any furniture (even with throws applied). They must be kept in the kitchen/dining room area overnight and are not permitted to be left unattended in the property under any circumstances. 5 P a g e

6 Floor Plan This floor plan is not entirely to scale and may not include all details, it s provided here to give you a general idea of the layout of the house. If you have any specific enquiries, please contact Coquet Cottages. Additional Information Advice is provided in the Guest Information File of what to do in the event of an emergency, ie: where the exits are and advice on where to store keys. Emergency torches are provided in bedside tables to aid escape in the event of a power failure. Dogs are permitted under strict house rules, which will be provided upon enquiry and upon booking. Emergency contact numbers are provided both at the time of booking and in a clearly labelled Guest Information File in the property.
