1 Access Statement for COASTGUARD COTTAGE, BAMBURGH Introduction Coastguards is a stone built single storey semi-detached cottage on a private lane, backing onto the dunes in the village of Bamburh. Pre-Arrival We have an extensive website, with pictures of all the rooms. Enquiries can be made directly from the website via , or via telephone or by letter. Booking online is available. Payment by Credit or Debit Card. All guests are provided with written directions to the cottage (available on request in dyslexia friendly font - Lexia) The nearest bus stop is on the main street in Bamburgh approx 250m away Chathill Railway Station is 5 miles away Taxis can be booked by telephone - See our welcome folder useful numbers. This access statement is available on our website and in the 'Welcome File' in the cottage. Arrival & Car Parking Facilities Car parking is available in the garden of the cottage and on the lane outside. Disabled spaces are available in Bamburgh Car Park approx 500m. The lane is grassed and gravelled to the North, to the South it is grassed and has access over the playing field which has a pavement around the perimitre. To the North the lane is slightly inclined, to the South it is flat. Main Entrances & Doorways, general house layout. The main entrance is the front door through a small wicket gate onto a gravelled front courtyard. The key for this door is located in the key safe to the right of the door, there is a dusk til dawn light and you will receive the code with your directions. The front door is up one step 15cm high, 82cm wide 206cm high with the hinge on the right. There are two keyholes, the top is a mortice lock, the bottom is a yale type lock. The front door opens into the hall area where an inner door 78cm wide x 203high leads to the Lounge to the left, through this room to 2 bedrooms and the family bathroom to the left. The lounge main light switch is just inside the lounge door on the right. The floor is washed oak laminate a pale grey/fawn colour. The lounge has a brown plain rug in front of the two sofas.

2 There is an open fire in the lounge, and a large low level coffee table in the centre of the rug, in front of the fire. The glazed door measuring 80cm wide and 204cmtall leads to a hallway with the bathroom to the left, The exterior door to the inner courthard is on the right 86cm x 203cmwith 1 step down outside. 1st left is the bathoom with a door 73cm x 203cm, 2nd left is a twin room. straight on is the double room ensuite. All three of these doors are 68cm wide and 19c7cm tall. Straight on from the front door is the twin room through a door 79cm x 203cm Turning right at the front door are two more doors, to the right is the king size bedroom through a door 78cm x 203cm. On the left is the door to the family dining kitchen area through a door 78cm x 203cm Through the kitchen is the conservatory which has french doors with a 6 step to the patio, and one to the inner courtyard 80cm wide with a ramp. Room layouts & features Lounge The floor is wooden effect laminate as the hall there are 2 sofas in front of which is a low coffee table 45cm high. There is a rug in the middle of the room under the coffee table. There is a TV with remote control and DVD There are two small lamp tables. An open fire & guard, log basket and ash can and fire tools. To the left of the fire place is a book case, to the right an enclosed cupboard housing childrens toys and TV games Broadband router for wireless internet access. Rear Hall Book Case to left, back door to right, clothes hooks on right. Carpeted Family Bathroom Doors opens hinged to left. Pull Light switch to right. Bath with hand shower. Low level WC Mains Thermostatic Shower with sliding doors and small step up (10cm) 600 wide basin with central lever operated mono-bloc tap. Plug push close and press again to open. Mirror over sink.

Shoe rack to right, under clothes hooks. Door mat at front door Floor driftwood effect laminate. Telephone for incoming calls and emergencies only. (number supplied on wall). Kingsize bedroom (front) Light switch on right Large full width window. Roman blind, chord operated. 5 bed - wooden frame. Double Wardrobe - wooden. Shower Room Mains shower, 10cm step up, sliding doors. basin low level WC. Property services cupboard - kept locked. Central Heating / Hot Water Provided via Oil Central Heating Boiler. The boilder and timer is not accessible to guests. Inner Courtyard. Concrete floor - open air. ramp down from conservatory, step down from back door. 2 storage cabinets. 1 storing logs and kindling. the other stores outside chairs, fishing nets and beach things. 5 Additional Information Inside the property there are no steps. All doors are in excess of 70cm (except - the ensuite shower room which is 61cm wide and the conservatory/kitchen door and rear twin room door which are both 69cm) A Welcome Folder is produced in easily read font, plus separate folders for all manufacturers instruction leaflets and places of interest leaflets. A notice board is supplied and displays the Fire Risk Assessment and the telephone contact number of the keyholder/caretaker. Pets are welcome - please inform us on booking.
