Access Statement for Camellia Cottage Trevarrian, Mawgan Porth, TR8 4AH, CORNWALL Introduction Camellia Cottage is situated in a small village of Trevarrian between Watergate Bay and Mawgan Porth on the north Cornish coast, giving easy access to the beach and the restaurants of the area. The property has 4 bedrooms and sleeps up to 8 people. The nearest public house serving food is within a few minutes walk. Please note there is no footpath and the walk is along a narrow and busy road. For bookings please contact Beach Retreats on or visit Pre-arrival Information The nearest train station is Newquay 4.5 miles (13 min drive) south from Trevarrian. Nearest Airport - Newquay Cornwall Airport (NQY) is located 1.4 miles (3 min drive) west from Trevarrian. Taxis are available at Newquay train station or can be ordered at the airport on arrival. 2 Arrival, Parking and Key Collection From the A30 heading south, exit at Highgate Hill and take the 3rd exit signed A39 towards Wadebridge & Newquay. At the Halloon roundabout, take the third exit, continuing on the A39 towards Wadebridge. At the next roundabout take the 1st exit onto the A3059, signposted to St Mawgan and the Airport. After about 1 mile pass the garage on the right hand side and take the next right turn, approximately 1/2 mile after this, to St Mawgan and the Airport. Continue along this road past the Airport and at the next 'T' junction, turn right towards Mawgan Porth. Camellia Cottage is located just after the Traveller`s Rest pub on the left hand side. Off road parking is available for 3-4 cars in front of the cottage. The car parking area has a level gravelled surface. The area is well lit by a motion sensor lights. Key collection details will be provided with your booking confirmation. Entrance to Property There are 2 uneven slate steps (each 18cm/7 tall) leading to the front door of the property. The entrance has a 28cm/11 threshold. The door is 81cm/32 wide and opens into a small tiled porch. A 78cm/30.7 wide door leads from the porch into the dining room. There s a 10cm/4 step down. Step free access is available through the back of the cottage. The gate to the back garden is 103cm/3 4 wide. Gravelled path leads to the porch. The door to the porch is 83cm/32.6 wide; the floor is level with slate tiling. A 57cm/22.4 wide door opens into the sitting room. Dining room The dining area has a 77cm/30.3 tall table with 63cm/25 clear space underneath and 8 chairs without armrests. The widest space around the table is at least 2m/6 6. The dining room has a laminated floor and is well lit by dual aspect windows and pendant lights. 117cm/3 7 wide French doors open to a decked patio. The door has a 12cm/4 7 step.

3 Kitchen The kitchen is located on the right from the entrance. The door opening is 84cm/33 wide. The kitchen has contemporary units including oven, gas hob, microwave oven, fridge freezer and dishwasher. The oven is 75cm/29.5 high with a side opening door. The microwave is located on the food preparation area at the height of 90cm/3ft. The height of the basin is 85cm/33.5. The basin has a dual control mixer tap. Crockery & glasses are located in the wall units at the height of 135cm/4 5 but can be moved down upon request. The American-style fridge freezer comes with an ice maker. The lowest drawer in the fridge is at the height of 30cm/12, the highest shelf at 142cm/4 8. The freezer shelves are at the same height. The kitchen has a slate tiled floor. The room is well lit by a pendant light. Sitting Room The sitting room is next to the kitchen on the right hand side. The door opening is 70cm/27.5 wide. The sitting room has a 3-seater sofa and a 2-seater sofa, an armchair and a TV cabinet. There are wide spaces around the furniture, all of which can be moved. The sitting room has a wooden floor with a low pile rug. The furnishing and floors have good colour contrast; the room is well lit by windows and pendant lights. 57cm/22.4 wide door opens to a porch, leading to the back garden. Bedrooms Bedroom 1 is located downstairs, the rest of the bedrooms are upstairs. There are 13 carpeted steps (19cm/7.5 tall) leading up from the dining room to bedrooms and the family bathroom. The stairs are 70cm/27.5 wide and have a hand rail on the left hand side. BEDROOM 1 Bedroom 1 is located downstairs on the left from the stairs. The door opening is 70cm/27.5 wide. The bedroom is decorated in neutral colours and has a wooden floor.
