1 Access Statement for Border House Property Details Border House Harbottle Northumberland NE65 7DG Telephone in the property: Introduction Border House provides self catering facilities for up to 7 people. It is a stone-built cottage located on the one street of the quiet village of Harbottle. 3 well behaved dogs are also welcome under strict house rules which are available to view on our website and are also provided at the time of confirming the booking. The house is not generally suitable for those with disabilities, being constructed with 2 floors with the bedroom and bathroom on the upper floor accessed by a staircase. The rear garden is tiered with steep steps up to the furnished terrace in the garden which may be unsuitable for unsupervised young children and anyone unsteady on their feet. The house is located in the centre of a village with a pub which can be accessed on a level, with nothing more than slight inclines and roadside kerbs to negotiate. A house telephone is provided, with an honesty box for out-going calls. The telephone number of the cottage is provided above. There is no mobile reception within the cottage but usually achievable at the top of the garden. Smoke detectors are provided on both floors of the cottage and a fire blanket and first aid kit is provided in the kitchen. No smoking is permitted in the house. This access statement can be viewed online via the website through a link on the Border House webpage and is available either in printed format via the website or electronic format upon request. Location Situated in the pretty village of Harbottle, in the Northumberland National Park. Grocery Provisions Grocery provisions may be ordered online, via several stores including Asda and Tesco. You must ensure that the delivery timeslot you book is for after you have arrived at the cottage. We are not able to accept deliveries on your behalf. Any specific requirement may be handled by upon request, for which there may be a small charge depending upon the request. The nearest shop-mobility scheme is at Newcastle, 18 miles south. Welcome Pack A Welcome pack is provided which typically comprises the following but is subject to minor variation; Fresh flowers A selection of tea and coffee A carton of fresh milk A packet of biscuits A jar of home made jam and home made jar of pickles or chutney A bottle of wine Sweets and chocolate Complimentary toiletries for adult guests (hotel sized 30ml bottles usually) Two toilet rolls in each toilet Kitchen roll, foil and cling film are usually provided but cannot be guaranteed A treat, toilet bags and a dog towel for dogs Equipment Hire Equipment hire services are available locally; please contact for advice. Arrival and Car Parking Facilities Parking for one car is available in the driveway of Border House and further parking is available on the roadside in front of the cottage. 2 P a g e
3 Entry into the Property From the roadside, access to the house is via an initial small cobble incline and flagstone area which is level to the house. Access to the house is by the rear, kitchen, doorway, which has a step. The front door can be unlocked / locked from inside and has several steps leading up to it. The kitchen door is a half-door, timber, part-glazed in the top of the door. There are outside lights at both the reare of the house and above the front door, but they are not automatic and a torch is recommended if you are arriving after nightfall to initially access the cottage. The kitchen door has 2 mortise locks at mid and lower height, which are both opened by the same key. The key for gaining access to the cottage is retrieved from a key safe located round the rear of the cottage to the left of the kitchen door. There is a small door (to the store room) and the key safe is to the right of this at shoulder height, and has a combination lock. A code is provided alongside directions prior to arrival. Spare keys are provided if guests wish to go out in different directions and can be found in a small drawer in the glasses cupboard in the kitchen. Contact details in case of any problems in accessing the house are provided with directions and key collection instructions and are also contained in the Guest Information file in the cottage. There are metal threshes at the doorways between most rooms. Contrast between flooring and skirting s and doors is good. The lounge, dining room, stairs and bedroom are carpeted. The kitchen and bathroom floors are covered in high quality vinyl tiles. There are flag-stones at the bottom of the stairs at the front door. Hall, Stairs, Landing, Corridors etc. The house has 2 storeys, accessed by steep carpeted stairs. There is no lift. There is a small landing at the top of the stairs and then step access into the bedrooms at the front of the property and the bathroom and bedroom at the back of the property. There is a banister rail for the full length of the main flight. A window provides natural light to the landing at the back of the house during the day. There are 3 ceiling lights, 1 on the landing, 1 outside the bathroom and 1 ceiling light at the bottom of the stairs, so lighting is very good. Stair gates can be provided at the bottom and top of the stairs upon request. It is a condition of booking that dogs are not to be permitted in the bedrooms. Lounge The lounge is accessed from the kitchen and hallway via pine doors with a standard handles. There is a small step down from the kitchen into the lounge. The lounge is carpeted with a hearth rug in front of the fireplace. There is a large 3 3 P a g e
4 seater, fabric covered settee, a single armchair with footstool, 2 wingback chairs and 3 wooden chairs. There is a pine table and nest of small occasional tables. There are 2 cupboards, one with the flat screen TV on top and containing the DVD, video and other games, and other is glass fronted containing books, maps and guide, with a CD/MP3 hi-fi system on top. Instructions for all equipment in the cottage can be found at the back of the Guest Information File. There is a wood-burning stove housed in a sandstone inglenook fireplace for which an initial supply of logs, kindling and firelighters are provided for holidays taken between October April. If further supplies are required they may be bought at nearby Thropton or Rothbury. Lighting in the lounge area is excellent, with a pendant light in the middle of the room and 1 standard lamp and 3 table lamps, as well as lighting in the alcove which can be turned up at a switch to the left (but inside) of the inglenook. Dining Room The dining room can be accessed from the hallway on a level with the lounge or from the kitchen, via 1 small step. There is a 6 x 3 mahogany dining table and 8 high-back leather covered dining chairs. There is a large sideboard, with dining and tea services in the cupboards at each side and spare tablecloths in the drawer in the centre. There are also a tall-boy and china cabinet displaying various interesting items. Lighting in the dining room is excellent, with a pendant light directly above the dining table and 2 table lamps. Kitchen The kitchen is on the ground floor, with a small laundry room adjacent, all on one level. The flooring is high quality vinyl floor tiles. Lighting is very good, provided by several ceiling down-lighters, as well as lights to the side of the AGA alcove. Kitchen appliances and facilities: Electric 45cm stainless steel electric fan assisted oven with 4 ring hob AGA with 2 ovens Large free-standing fridge freezer Microwave Electric kettle Dishwasher 4 slice toaster Food mixer Washing machine and tumble dryer are in the adjacent laundry room Crockery is stored in the pine dresser at below bench height level. Pans and cooking dishes are stored at below bench height level in drawers. Cutlery is stored at waist 4 P a g e
5 height. Mugs are stored at chest level cupboards. The AGA and night storage heaters are usually left on an appropriate setting depending on the season, but can be adjusted manually. The refuse bins are to the side of the kitchen. There is a fortnightly collection system in place for blue bins (recyclable items) and green bins (general household waste), full details are provided in the Guest Information file and also on a chart affixed to the kitchen wall. Store Room The store room is accessed from the kitchen via 1 small step. There are various items kept in the store room including small metal buckets for any hot ash when cleaning out the fire, and spare firelighters, kindling and newspapers. Bedrooms There are 4 bedrooms located on the first floor; there is a small landing with a step up to access the 3 bedrooms at the front of the property and the landing leading to the 1 bedroom at the back of the property and the bathroom. All bedrooms are fully carpeted. There are duvets, and warm quilts or blankets on each bed, and 2 pillow per person; pillows are a mixture of feather and synthetic. The master bedroom (yellow) has a double-size (4 6 wide) antique bedstead, and the mattress is consequently rather high from the ground than a standard bed. There is an antique rocking-chair, as well as a wardrobe with mirror, dressing table with drawers for storage, and bed side cabinets with lamps on each side of the bed, as well as the main, central, light. There is non functioning fireplace in this bedroom. The single bedroom has a small chair, a single divan bed positioned against the wall with a bedside cabinet and lamp to the side as well as the main, central, light. There is also a small wardrobe for storage, and a wall hung mirror. The twin bedroom (pink) has 2 single (3ft wide) divan beds, with a bedside cabinet and lamp in between. There is a small chair, and wall hung mirror, and a large chest of drawers for storage. There is non functioning fireplace in this bedroom. The second double room has a double bed (4 6 wide), chair, wardrobe with mirror, small table, and bed side cabinets with lamps on each side of the bed, as well as the main, central ceiling light. All bedrooms have good colour contrast between floors, walls and furniture. 5 P a g e
6 Bathroom The bathroom is situated on the first floor, adjacent to the bedrooms accessed from a landing area. It comprises an extra large bath with mains shower over, low level WC and stand alone sink. The bath has a glazed shower screen. Natural light is provided by a window and supplemented by a central light and there is an illuminated mirror above the sink. The flooring is high-quality vinyl floor tiles. There is a heated towel rail / radiator, which is set on a timer to be on in the morning and evening. There is a venetian blind provided for privacy. Downstairs Cloakroom The downstairs toilet is situated on a level with the kitchen. Grounds Border House has a small garden at the front with 2 small lawns and flower beds. Outside the kitchen there is a flag-stoned area, with steps up to a small shed (locked) and steep steps up to the large tiered leaned garden to the rear. There are 2 patio areas, and a table and 7 garden chairs are provided, there is also 2 deck chairs and a parasol as well as a stand-alone BBQ (kept in the store room). Dogs 3 dogs are welcome for a small charge of 20 per dog per holiday. Dog treats, and dog towels and an initial supply of toilet bags are provided. Dogs are not permitted in the bedrooms or on any furniture. They must be kept in the kitchen area overnight and are not permitted to be left in the property unattended.
