2 PROJECT DESCRIPTION: The second floor of this home, added to this charming Linden Hills cottage 15 years ago was worth saving, however not much else was salvageable. The first level floor plan was very confining, and the basement was damp and dreary with very low ceilings. Except for the location and the second floor, the existing house was nothing like the open and modern house the new homeowners had dreamed of. The existing first level was a patchwork of small rooms. The stairs to the second floor started in a corner of the living room and the narrow stairs to the basement started in what was once a front porch. Parts of the existing basement didn t even have frost footings, and the rest was a confusing network of cramped spaces and low ceilings. Instead of patching together multiple small fixes that still wouldn t have created the home they wanted, we had a very different and cost-effective solution. We decided to hold up the existing second level of the home while reconstructing the entire first level and basement. Gawkers slowed as they drove by, unaccustomed to seeing the second floor of a house suspended in the air, as excavators dug out for a new basement and framers built new walls. However, by keeping the second floor and rebuilding the rest, we were able to create a home that fits in the neighborhood, has an interior that is modern and spacious and has a new lower level full of potential. The new first floor, while not extremely large, feels spacious because of the open floor plan organized around a new steel staircase. Acting as a focal point and serving multiple functions, the custom steel staircase separates the living room from the kitchen while also allowing for a visual connection through the spaces. The raw steel frame and railing also compliment the exposed structural steel and add to the industrial feel the clients desired. The lower level, although currently unfinished, has the potential to evolve with the homeowners. Designed as a space for a future guest bedroom, full bath and spacious family room, the new basement offers high ceilings, an open floor plan, and a warm and comfortable space. The homeowners now have the house they dreamed of. The interior of this once cramped and confining home is now open and filled with natural light while the exterior retains the scale of the surrounding neighborhood.
