1 Program Summary: Renovation and facade restoration of a severely modified historic building for residential and retail use. Program Statement: The building was originally constructed circa 1844 as a Livery and Undertaker s establishment. It was here that the body of Jefferson Davis was prepared for lying at Gallier Hall. Over the years, the structure underwent significant architectural and structural changes. Most of its ornate stucco and brick work was removed, its prominent covered gallery was lost, and it gained an unsightly third floor. The original stable openings on the ground floor were infilled and the building suffered extensive settlement and termite damage. The program involved restoring the exterior of the building back to its 1880 s condition while developing the interior as a modern multi-use and residential building. RR Building Area: (sf) 28,000 sf Cost per Square Foot: $240/sf Construction Cost $6,722,000 Date of Completion: 2013 The building is now a series of two-story townhouse-style apartments on the second and third floors with a mix of retail on the ground floor. The design for the apartments is spacious and modern with large terraces and luxurious interiors, yet it still calls attention to the historic nature of the building through exposing original ceiling joists, beams, columns, and exterior brick walls. Salvaging materials from the building itself were used in the renovation such as the wood flooring, stair treads, and decorative wood and steel elements. This renovation, including the ground floor tenant spaces, qualified and received Federal and State Historic Rehabilitation Tax Credits.

2 RR AFTER YEARS OF ALTERATIONS, THE BUILDING NO LONGER BORE ANY RESEMBLANCE TO ITS ORIGINAL DESIGN. BASED ON THE ONLY HISTORIC IMAGE IDENTIFIED (PICTURED BOTTOM LEFT), DESIGNERS RESTORED THE BUILDING S FACADE TO ITS ORIGINAL GLORY. CIRCA

3 RR THE EXTENSIVE EXTERIOR RESTORATION INVOLVED THE DEMOLITION OF THE THIRD FLOOR FACADES ON THE TWO STREET FRONTAGES AND REBUILDING THE MAIN FACADE S ORNATE BRICKWORK. THE THIRD FLOOR HAD BEEN ADDED IN THE EARLY 20TH CENTURY AND WAS COMPOSED OF TERRACOTTA BLOCK. MID-CONSTRUCTION 1982

4 RR AS LOOSE STUCCO WAS REMOVED, IT BECAME APPARENT THAT SOME OF BUILDING S ORIGINAL DETAIL EXISTED BUT WAS HIDDEN BENEATH THE MODERN STUCCO LAYER. EXTENSIVE MASONRY REPAIRS AND TUCK-POINTING WERE PERFORMED ON THE UNDERLYING BRICK STRUCTURE.

5 RR IN ORDER TO RESTORE THE TWO-STORY EXTERIOR, THE THIRD FLOOR FACADE WAS DEMOLISHED AT EACH STREET FRONT. THIS DEDUCTIVE PROCESS CREATED ROOF TERRACES FOR FIVE OF THE NINE APARTMENTS. SUBTRACT + ADD MASSING PORCHES + ENTRIES HISTORIC ELEVATION ORVERLAYED ON EXISTING FINAL MASSING

6 RR THE TERRACES WERE CREATED BY PUSHING THE THIRD FLOOR FACADE BACK ONE STRUCTURAL BAY. A CONCRETE DECK WAS CREATED PRIOR TO DEMOLISHING THE EXTERIOR.

7 RR THE BUILDING REQUIRED EXTENSIVE SHORING, REPLACEMENT OF DETERIORATED STRUCTURAL MEMBERS, AND FLOOR LEVELING. NEW FOUNDATIONS WERE INSTALLED UNDER THE INTERIOR COLUMNS.

8 RR RETAIL, INCLUDING A RESTAURANT AND ART GALLERY, WRAP THE FIRST FLOOR. AN ALLY AT THE BACK OF THE BUILDING IS UTLIZIED BY RETAIL OCCUPANTS AND RESIDENCES. A SEPARATE RESIDENTIAL ENTRANCE WAS CREATED ON THE JULIA STREET SIDE.

9 RR TO CREATE THE SEPARATE RESIDENTIAL ENTRANCE, THE NARROW ALLEY BETWEEN THE TWO BUILDINGS WAS ENVISIONED AS A MODERN ENTRANCE INTENDED TO FRAME THE ENTRY. EXISTING COMPLETED

10 RR A CANOPY EXTENDS OUT OVER THE SIDEWALK FROM THE FRAMED STRUCTURE AND WOOD BEAMS CREATE THE FEELING OF A CEILING FOR THE SPACE REDUCING THE VERTICAL FEELING BETWEEN THE TWO BUILDINGS..

11 RR NINE RESIDENTIAL UNITS ARE LOCATED ON THE SECOND AND THIRD FLOORS. SEVEN UNITS HAVE LIVING AREAS LOCATED ON THE THIRD FLOOR WITH THE MASTER, GUEST BEDROOMS, AND BATHS LOCATED BELOW ON THE SECOND FLOOR.

12 RR THE ORIGINAL 17-FOOT CEILING OF THE HISTORIC EMBALMING ROOM WAS CAREFULLY RESTORED TO CREATE A TWO- STORY LOFT. THE DESIGN ALLOWS THE ENTIRE CEILING TO BE VIEWED FROM ANY VANTAGE POINT.

13 RR DESIGNERS UTILIZED MINIMAL DETAILING IN ORDER TO ALLOW THE HISTORIC STRUCTURE TO PRESIDE. EXTERIOR BRICK AND TERRACOTTA WALLS WERE LEFT EXPOSED WHILE NEWLY REPLACED WINDOWS MIMIC THE ORIGINAL-STEEL WAREHOUSE WINDOWS.
