1 Program Summary: 4 story, 37,400 sf office building to house corporate and operational services. The building contains offices, support spaces, meeting rooms, and large storage spaces. Program Statement: The program for this project originated as a renovation of an existing warehouse to house offices and storage needs for a housing corporation. Base Flood Elevation requirements precluded that so the site was cleared and the new building designed to meet 00 year flood elevation minimums. Offices, training rooms and storage warehouses were developed as a 4 level solution of narrow width for offices and conference spaces (to maximize daylighting through glazed and fritted corridor walls), and a large volume one story base to house storage and training needs. T01.01 Building Area: (sf) 39,000 Cost per Square Foot: Construction Cost 12,000, Date of Completion: 12/20/2014 The building is oriented directly on a north south axis to allow for maximum curtainwall glazing on the north face, (facing a major interstate) and smaller punched recessed openings on the south façade to minimize solar heat gain through the windows and screen traffic noise from a parallel highway overpass. The rooftop is screened and structured with a 30 degree angled cap to support a future photovoltaic solar array. A white metal skin and roof coating was chosen for maximum heat reflectance with blue tinted glazing. The building is designed to meet sustainability and energy efficiency goals equivalent to a gold rating.
