Following discussions with the owners, it became apparent that it would be beneficial for them to sell the entire property. So we were instructed to undertake some selective marketing and subsequently received an attractive offer from Hyde Housing Association. The sale of the freehold interest included 76 newly converted residential apartments, 69 parking spaces, telephone mast income and a conditional letting of the basement to a national gym operator which we also arranged. The sale was successfully completed in December 2016 at 22,500,000. Our PRS and Management teams were also retained by Hyde to let and manage the property under the very first London Living Rent scheme set out by the Mayor of London. Having previously acquired the site, which was occupied by a tired 1960s office building, for clients The Purelake Group, we had put together long term pre-lettings to Premier Inn for a 106 bedroom hotel and Rose Bruford College for 168 student rooms. Our clients have retained the completed development as a long term investment. This is a great example of how our commercial, investment and development knowledge comes together. Our clients had successfully secured planning permission for a sympathetic extension and conversion to create 8 residential units before instructing us to sell this development opportunity in Peckham. Having consulted our New Homes team and settled on a likely GDV, we agreed a bespoke marketing strategy with the client. Photography was commissioned to enhance our property particulars; which were subsequently circulated throughout our database. Local and national advertising ensured that interest was captured from far and wide, and a host of competitive offers were received. Contracts were exchanged in just 4 days and the sale successfully completed at 2.2m which equates to 51% of GDV. 7

It was apparent a more comprehensive development solution was required and so we set about further acquisition work incorporating neighbouring properties into the site including a church. Following significant consultation with Southwark Council and our PRS team, we are in the process of submitting a planning application for a mixed-use, PRS-led, 19 storey development of a c.15,000 sqft D1 church/community facility and c.25,000 sqft of commercial space at ground, first and second floor with 116 residential units above. CROYDON CR0 We were appointed by Regent Land & Development to manage the planning application of this tired 1960s building in Surrey Street market in the centre of Croydon. We are in the process of submitting a planning application for a new build mixed-use development comprising c.12,500 sqft of commercial space and residential apartments above. Project Details: Mixed-use development of c.12,500 sqft of commercial and c.50 apartments Address: Surrey Street, Croydon CR0 Client: Regent Land & Development PROPOSED SOUTH ELEVATION LEWISHAM SE13 Project details: Mixed-use development of c.7,500 sqft of commercial space and 51 apartments Address: High Street, Lewisham SE13 Client: Cobalt Ltd/Skillcrown Homes Our Planning Management team secured planning permission for the redevelopment of The Group's former headquarters to provide a bespoke staff training suite for and 22 apartments in Lewisham Town Centre in summer The site was subsequently sold to Skillcrown Homes to construct the development. Following the sale, the opportunity arose to acquire the adjacent property, owned by TFC. After structuring a purchase of the property for Skillcrown, we were then appointed to manage the planning application for the combined sites. An application has been submitted for c.7,500 sqft of commercial space and 51 apartments, designed by Yurky Cross Architects. 13

The property offers more than 3,000 sqft of B1 offices just a short walk from London Bridge Station. Our Planning Management team was engaged to submit a planning application for the reinstatement of several original windows, following which the property was sold by auction with apparent potential for conversion to residential use under Permitted Development Rights. BECKENHAM BR3 GREENWICH SE10 A residential apartment block on the outskirts of the town centre acquired for a private investment vehicle. The property offers income and active management potential. In addition to managing a programme of refurbishment works to the individual units and common parts, our planning management team have submitted proposals for the redevelopment of the site to provide 30 apartments and parking facilities. A redundant former public house acquired at public auction on behalf of a private investment fund. The property has the benefit of planning permission for the reinstatement of A4 use, and extension and conversion of the upper parts to provide two 2 bedroom apartments. Our planning management team is working on a proposal for a residential led scheme to be submitted by the end of

A joined-up approach utilising the local market expertise of our Langford Russell office in Bromley helped maximise interest, and a national marketing campaign covered every eventuality. Acquired as a whole by a local businessman, the properties have been retained as a long term investment and refurbishment works have begun. CATFORD SE6 WALTHAMSTOW E17 Acting on behalf of regular clients, Barnardos, our Corporate Asset Services team saw Permitted Development as the angle to maximise value in this particular case. The client had the 3,226 sqft of vacant, tired offices listed at a book value around 600,000. A diligent approach to the marketing resulted in huge interest, and working closely with our client and their solicitor, a legal pack was readied in advance of the bid deadline. This facilitated a prompt exchange of contracts to ensure the momentum of the marketing didn t wane. The result? Sold to a local cash buyer at 1,225,000. Acting on behalf of Deloitte, we concluded the sale of Eros House in Catford to a private investor. This landmark building has occupied the South East London skyline since 1960, and was previously home to Lewisham Council. Now arranged as 9 commercial units and 63 residential apartments, we were instructed to locate a buyer for the unbroken investment.
