2 Neil Lucas Neil Lucas Partner Direct Line: Mobile: Neil joined HOW as a Partner in February 2017 to oversee a team of planners, specialising in large, urban, mixed-use projects. His invaluable knowledge and expertise will play an important role in the future development of HOW s business in the major centres of the Northern Powerhouse and across the UK. This selected experience was obtained by Neil whilst at DP9 and Drivers Jonas (now Deloitte Real Estate) in London. At DP9, a leading central London planning consultancy, Neil provided planning advice and delivered planning permissions to both private and public sector clients on a range of large high profile projects. His experience includes projects such as Lendlease s 10ha Elephant Park, and Trafalgar Place which won the 2016 Mayor of London s Award for Planning Excellence. Whilst at Drivers Jonas, Neil helped deliver the London 2012 Olympic Velodrome and Grosvenor s Liverpool One. 3 Elephant Park Comprehensive regeneration of the former Heygate Estate to create a new 2bn neighbourhood in Zone 1 Central London. The 9.71 ha site in Elephant and Castle will deliver a phased development of c. 325,000 m 2, including up to 2,469 residential units and c. 33,000 m 2 of additional retail, office, community, and leisure floorspace across 12 development plots, and including 10 tall buildings of up to 31 storeys. 4 Liverpool One Outline planning permission granted for the 17 ha site in Liverpool City Centre, which is partly within a World Heritage Site. The development included over 35 individual buildings and 6 public realm areas, and provides in excess of c. 220,000 m 2 of mixed use development, including c. 149,000 m 2 of retail floorspace. Over 50 separate planning permissions were obtained. The Masterplan was shortlisted for the 2009 Stirling Prize. 5 London Square Bermondsey Planning permission granted for the redevelopment of a former protected industrial estate. The mixed use masterplan comprised c. 18,500 m 2 of offices, 407 residential units, affordable workspace and retail floorspace. The phased development would be made up of six plots designed by three architectural practices, and include a combination of new and refurbished buildings. 6 South Gardens Detailed first phase of wider Elephant Park Masterplan comprising 360 residential homes in 3 plots, a tall building of 16 storeys, a new Energy Centre, and new pocket parks and public realm. 7 Trafalgar Place Detailed planning permission granted for 235 homes with 25% affordable housing on part of the former Heygate Estate. The development comprises four buildings of up to 10 storeys, new streets and a communal residential podium. Shortlisted for the 2016 Stirling Prize. 8 One The Elephant Detailed planning permission granted for 254 new homes in a 37-storey tall building and 4 storey pavilion. 100% private residential development acting as enabling development for a new leisure centre. 9 Chesterfield House Major new residential development in Wembley Town Centre comprising twin towers of 26 and 21 storeys to provide 239 new PRS homes, a new public square, community centre, and retail. 10 West Grove Second phase of wider Elephant Park Masterplan comprising 593 residential homes in 2 plots, c. 4,600 m 2 of new retail floorspace in a new high street and anchor foodstore, tall buildings of 31 and 19 storeys, and a new public square. 11 Skipton House Major mixed use redevelopment comprising six interconnected buildings of up to 40 storeys (147m) to provide 406 residential homes and c. 46,000 m 2 of offices, a new public roof garden, cultural venue and reinstatement of historic street. Off-site affordable housing contribution linked to the Council s direct delivery programme. 12 225 City Road Major mixed use development comprising a 22 storey tower and an 8 storey shoulder building to provide c. 14,000 m 2 of new office space and 100 PRS residential units, alongside affordable workspace and a significant financial contribution to off-site affordable housing. 13 Greenwich Market Detailed planning permission granted on appeal for the regeneration of the historic Greenwich Market located with the Maritime Greenwich World Heritage Site and containing numerous listed buildings. The proposals included a refurbished market and new roof, a 100-bed hotel, shops and new studio units. 18 The Castle Leisure Centre Planning permission granted for a new state of the art c. 6,000 m 2 leisure centre in Elephant and Castle. The development features a 25 metre six-lane swimming pool, learner pool with moveable floor, sauna and steam rooms, a sports hall, fully equipped gym and dedicated spinning studio, two exercise studios plus a crèche and café. 19 School Of Architecture, University Of Greenwich Detailed planning permission for new School of Architecture and Construction within the Maritime Greenwich World Heritage Site and a conservation area. The new development provides c. 16,000 m 2 of new educational space for the Schools of Architecture and Construction, new library, and retail units. It was shortlisted for the 2015 Stirling Prize.
