2 2 INTRODUCTION Established in 1990 the management department was created to assist clients with their property requirements. It now represents the largest department within PPH Commercial supporting the reputation of the region s leading firm of chartered surveyors and commercial property consultants.

4 OUR SERVICES Property Facilities Accounting/Reporting Efficiently manage buildings to improve performance and value of assets Undertake regular inspections to ensure lease compliance and maintain landlord and tenant relations Administer leases to ensure day to day property management duties are taken care of Rent and service charge collection and administration Implementation of property database to monitor important diary events such as rent reviews, lease renewals, maintenance reviews Insurance administration Creating and maintaining good landlord and tenant relations - key to retaining clients investment Facilities management system to attend to tenants day to day, repairing issues from cleaning to security services to property maintenance Continual implementation of statutory legislation places corporate responsibility on property owners to comply. PPH can advise and administer these risks ensuring premises are compliant and retain long term tenants We adopt a contractor compliant scheme to ensure that all our contractors are suitably trained, qualified and abide to health and safety standards We operate a health and safety portal to continually monitor and administer scheduled test dates to provide peace of mind to clients that service schedules and maintenance tests are being undertaken. 6 EXPERIENCE CELSIUS PARC, SCUNTHORPE PRIVATE CLIENT EAST YORKSHIRE PORTFOLIO PRIVATE CLIENT YORKSHIRE PORTFOLIO Description A 40-acre industrial estate, Celsius Parc has undergone comprehensive improvement since acquisition, following many years of neglect when the site fell into administration. The site comprises leasehold and freehold buildings, including cold storage, ambient storage, engineering and distribution units. Our role PPH provide strategic guidance to the property management company responsible for the estate. Description Portfolio management comprising a portfolio of retail, office and industrial trade properties amounting to more than 115,000sq ft with a rental income in excess of 950,000 per annum. Tenants include Screwfix Direct Ltd, Euro Car Parts Ltd, Yorkshire Building Society and Howden Joinery Ltd. Our role In the past five years, PPH has increased rental income by 45%. This has been achieved by delivering a full property management and asset management service. Description With a portfolio management in excess of 60,000sq ft, including retail parades, offices and industrial space worth 7.2million which can generate a rental income in excess of 700,000 per annum. HSBC, WH Brown, Tesco, Vets4Pets and Barnados are just some of the company s tenants.
