Description of The Land: Part of GHPL Lot 2 on Plan SP177201, Parish of Dennis, County of Drury, Shire of Belyando, and the approximate 331 hectares of the Nature Refuge, as shown hachured in PA plan 242 Item 2. The Protected Area (PA) plan for The Land is included in this agreement and is attached to Schedule 1, marked Item 2. Item 3. This Agreement over GHPL land is in perpetuity. In the event of the Land being free-holded or sub-divided, the parties agree that (a) the agreement will remain (b) no further parts of the property be added to the nature refuge area without the mutual agreement of both parties. 12 10 Bygana Station COUNTRY Bygana Station is generally flat Belyando River country interspersed with numerous sand ridges. The country varies from natural Coolibah Floodout country along the Belyando River situated on the Western boundary to developed Gidyea and Brigalow scrub country to the East. Bygana also comprises smaller areas of semi open, scattered Sandlewood and Bauhinia Clay Pans as well as open Mitchell Grass plains. Also small pockets of Melon Hole Gidyea and Brigalow scrub. Main timbers on sand ridges include Bloodwood and Morton Bay Ash, with a Blackwattle influence establishing. Other Loamy soils include predominately Box, Sandlewood and Ironbark. Approximately 7,000 acres of Bygana has been developed, with regrowth in stages. Buffel grass is the dominant grass on Bygana. Others include Forest Mitchell, Spear, Mitchell, Blue and Flinders. Other natural fattening pastures include Blue Bush, Pigweed, Burrs and Salines. A nature refuge with an area of approximately 331 hectares, fenced into 2 paddocks on the Northern (Albinia) boundary is established with conservation covenants. 13 11 Information Memorandum WATER Bygana Station is very well watered by an approximately 40km poly pipe line system servicing 13 x 10,000 gallon poly tanks feeding to rectangular concrete troughs set on mounds with a slight angle for ease of cleaning. The first 5km of the pipeline system from Bygana waterhole is 110mm, with the balance being 75mm. The pipeline system is supplied by 3 major points being Bygana Waterhole in the Belyando River, Smiths Dam & Solar Pump 3 Dam. In addition to the pipeline system there is also other surface water in holes in the Belyando River, Coolans Creek as well as Melon Holes. 16 14 Bygana Station STOCKYARDS The Bygana stockyards are all steel with the majority being portable panel with permanent support posts on sections, incorporating a 7 way pound draft, concreted curved race to a CIA immobiliser, cattle crush with scales leading to a double deck loading ramp on a concrete base. The calf race incorporates a Morrisey calf cradle with Mengie latch. Water is connected to the stockyard servicing troughs and a sprinkler system.
