There are many questions about the markets we serve and the markets in general. Real Estate generally moves in cycles, and are we at the top, going up or coming down? When will the next down turn come? Is it a good time to buy or better to sell? What will be the effect of changes in flood insurance rates or policies? Will increased development in the communities enhance or decrease my property values? Should I build up on my lot or cash out? Most importantly how much is my property worth today? Certainly all the new construction in the area inspires questions. Will Madeira Beach be like Sand Key with the approval of another project? How much traffic will be added to the roads with each new development? How many hotel rooms does the community need or want? Will increases in local tourist tax revenue benefit me and if so how? Madeira Beach may well see some of the most dramatic changes along the beaches. We have more old duplexes and cottages along our roads than any community, and many of them have the advantage of close proximity to the beach and the disadvantage of being off the water. Hopefully the City will find a way to allow for better redevelopment of those parcels for shorter term rentals or at least larger properties on the lots so that the need and costs for new development can cover the cost for land.

6 What does it mean if a listing is contingent? From C21 On-Line Shopping for a new home can be a long and draining process, especially when you keep running into terms you don't recognize. Like what does a contingent listing mean? Should your offer be contingent? Let's explore what this standard realty term means. If a home listing has a contingent offer status, it means a buyer has made an offer and the seller has accepted. The sale, however, won't be finalized until certain criteria are met. In this situation, the parties can negotiate whether the home will still available for showings, as the seller may want entertain backup offers until the contingent offer either closes or falls through. These criteria could involve, for example, the following three categories: appraisal, home inspection and mortgage approval. 1. Home inspection: A home inspection gives the buyer the right to have the home inspected by a professional. A thorough inspection will identify certain conditions with the house, and the buyer may request to have those issues addressed before closing. 2. Appraisal: This contingency allows the lender to hire a third party to evaluate the fair-market price of the home. If the appraised value turns out to be less than the sale price, the buyer reserves the right to back out of the offer. 3. Mortgage approval: As a buyer, you can't sign a property sale without showing that you have the money to back up your signature. This contingency protects both the buyer and seller from getting involved in a sale without a proper loan. During this process, the buyer has a certain amount of time to obtain a loan. If the buyer can't find a lender willing to commit, he or she has the right to walk away with the down payment in hand. So a new survey of nearly 120,000 apartment dwellers-the largest-ever survey of apartment residents should provide valuable guidance for landlords on not only what tenants are seeking in their homes, but also how you can provide it to attract and retain them. The National Multifamily Housing Council/Kingsley Associates 2015 Apartment Resident Preferences Survey analyzed data from tenants in 44 markets across the country about their priorities for home features, community amenities and more. Key findings include: Location remains key. While tenants consider many factors during an apartment search, one of the most important concerns location and walkability to shopping, restaurants, bars and mass transit. On-site package acceptance is expected. With the rise of online shopping, it's important to tenants that the management office accepts packages for residents-or provides some type of package lockers. Mobile is a must. Over half (53%) of tenants tested connectivity during their apartment tour, and 98% said good reception is important. Pets need pampering. With 33% of renters owning a pet, amenities geared toward animals are in demand. These include community dog parks and pet-washing stations. Electronic payments are preferred. Writing checks is so old school; 78% of renters prefer paying online, and 63% prefer paying with a credit card.
