So much is said about the internet and what it provides. So much so, that many people almost consider it gospel. The if it is on the internet it must be true philosophy is used by politicians, pundits, advertisers and sales people to promote their philosophy, opinion, bias or calculations. Though much information is available it must be verified for one and the user must then decide just how useful it is. On Page 3 of this Wizard, I have included a table of various websites estimation of the value for a recently sold waterfront property. To see how that same exact property fared with each of the 8 sites, look at the graph s widely different values, each offered with a disclosure somewhere, but probably too small to read. In addition we have included the value of property per the Property Appraiser. That office not only values properties but charges for the value. With the exception of the Property Appraiser, each of these web sites is in business to sell space to advertisers and all based on the premise that their information will be of interest and value to For the Homeowner who needs to know if they are in a position to sell, or even the homeowner who is thinking about selling a property themselves as a FSBO, these web sites or the one or two actually looked at by an owner often greatly influence pricing. Even these I ll buy your home quick places will offer a web based tax or assessed value to justify their low price. What is most evident from this one example is that variances are great, over $300,000 for a $700,000 +/- property, but most distressing is that none of the values were even close. Even averaging the values, which many might think makes sense when you have several would have shortchanged the Seller and the Median value would by even more. By the way the difference is far bigger than any commissions to sell would be. What this tells you is internet data is not sacred and the only way to truly know the value is to know the area, market and then to analyze and add extra value. Call us when you are ready. You've been to Century21.com, you've looked at the available homes and you've starting picturing yourself living in your favorites. But how do you know if it's time to sell your home and make the move? Ask yourself these questions to see where you stand: Do you want to be somewhere else? Why? Answer this pair of questions with the whole year in mind. You aren't alone when you dream of living on the beach during the coldest days of winter. 7 Happy Fall From Craig Beggins Broker As we embark into the 4 th quarter I see a lot of promise for our Real Estate Market. Looking back to the Fall of 2013 there were quite a few series of events that led to a depressed 4 th quarter. Most important to our area was the implementation of the 2012 Biggert-Waters Flood Insurance Act. This poorly executed plan nearly eliminated sales of homes in special flood hazard areas. In addition, many would-be Bay Area home buyers from the midwest and northeast still had not regained the necessary equity to sell their homes and move to our area. The repeal of BW-12 has led to more normal sales of homes in Special Flood Hazard Areas, and the continued improvement of real estate values nationwide should provide a sunny outlook for Q4 sales this year. The New Home builders are taking actions to prepare for a strong selling season as well. Move-In Ready inventory is at the lowest it s been in years and To-Be-Built inventory is in steady demand. What s interesting to me is that it seems that the home builders are steadily increasing prices with each new release of home sites. It s important to understand that these price increases are not simply improving the builder profits; rather they re the result of the need to cover increasing land and labor costs. We re seeing the cost of new inventory in many neighborhoods becoming substantially higher than similar homes sold just a few years ago. There are two ways to look at this information. The first is, Oh well, we missed out, but the other is, Thank goodness home prices are going up again. Can you imagine buying a home when you expect the price to be worth less in the future? Seeing home price gains is good for the market and the economy. What s especially exciting for our area is that our existing home prices are still below replacement cost and with new construction all around us it s pretty clear which way prices will go. So now is a good time to Move up, Move down or simply Move around. Take advantage of today s low fixed mortgage rates and ride out the good times in a home that s more suitable to your current lifestyle while you build equity in a home that you purchased below replacement cost.
