We are seeing more new construction in Pinellas County than we have for years, and that includes continued significant condo and apartment development in the downtown St Petersburg area. The beaches are again active and communities like Madeira Beach are looking to make changes. The City of Madeira Beach, according to a recent article in the Times, is looking to change the Charter so that local City officials rather than the residents can choose whether to sell public lands and otherwise dispose of land that may now be a park, and easement or right of way. The article assures us that the new City Center won t be sold. This is a big change from the recent tendency of community populations being in ultimate control of public lands. It may well facilitate the growth of the community, the tax base and needed changes many think are long overdue. It should be a good discussion item for parties and neighborhood gatherings, and everybody should stay informed so that they cannot complain later. According to our local Board of Realtors, sales are staying strong throughout the County. March, year over year 2014 and 2015, sales for traditional home sales are up almost 42% and prices are up almost 11%. Traditional townhomes and condo sales numbers are also up, though not as much at about 29% with prices up almost 5%. Just about the only thing that is down is inventory. While this may encourage some to wait, the fact that interest rates are staying down means there are many more Buyers now in the market looking for homes and we are once again seeing bidding situations for good homes. Per statistics compiled by NOAA, in 2010, 39% of the population lived in counties adjacent to the shorelines. By 2020 that percentage is expected to grow by another 8%.
